Stanislaus County, a direct lender that can also broker

Modesto Mortgage Broker

Hiring a Modesto mortgage broker makes the most sense in a market that moves this fast. Homes sold in a median of 24 days in August 2026, at about 99% of the asking price, and Redfin’s median sale price was up 5.3% from a year earlier to about $465,000. The loan has to be ready before the offer. Mike Fisher works from Simi Valley, pricing each Modesto purchase or refinance with Alameda Mortgage, a direct lender, and against other wholesale lenders when that helps, while a Stanislaus County appraiser and local escrow handle the on-site work.

Your Modesto Mortgage Broker in a 24-Day Market

Redfin’s August 2026 numbers describe a brisk market: a 24-day median time on market, three days quicker than a year before, sales up about 10%, and homes closing at roughly 99% of list. A well-priced Modesto listing will not wait while you shop for a lender. Get the loan priced and underwritten, with income and assets verified, before you tour seriously. Then your offer can carry a short loan contingency without much risk.

Stanislaus County sits at the national baseline of $832,750 for a one-unit conforming loan in 2026, with no high-balance tier. With the city median near $465,000, nearly every purchase is standard conforming, so lenders compete on rate, fees and how they read your income rather than on loan size. A Modesto mortgage broker puts those differences in front of you on one page.

Today’s Modesto Mortgage Rates for Stanislaus County

Priced for Stanislaus County, October 27, 2026

Par pricing for a single-family primary residence in Stanislaus County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Modesto scenario, no credit pull.

Direct Lender With Options or Bank for a Modesto Purchase?

A bank lends its own money on its own terms, so you see one rate and one set of rules. Mike prices your Modesto scenario with us and, when it helps, with other wholesale lenders, and compares the results the same day, with the APR, points or credit and cash to close for each. In a city where offers move in days, that means one pre-approval that can be placed with whichever lender fits best, not a fresh application every time a bank says no. Alameda Mortgage has no Modesto office; Mike lends here from Simi Valley.

Sources: Redfin Modesto housing market (August 2026), Zillow Home Value Index and rent data (September 30, 2026), U.S. Census Bureau ACS 2020-2024.

The two big price measures tell slightly different stories. Redfin’s median of what actually sold rose 5.3%, while Zillow’s index of the whole housing stock was nearly flat at about $440,000. Read together, prices are firm rather than soaring, and the homes that sold this summer may have skewed a bit higher in price. Zillow’s median time to a pending sale was 21 days, consistent with Redfin.

Housing Market Outlook for Modesto

We do not forecast prices. The sourced direction is quicker sales, rising sales volume and modest rent growth of 1.7%. For a buyer, that points to keeping your approval current and your down payment documented, because the next good listing is unlikely to sit for a month.

Modesto Neighborhoods, From Starter Homes to Estates

Northeast Modesto

The city’s upper tier, with newer, larger homes north and east of Dry Creek. Redfin’s median there was about $528,000 for the three months to August 2026, still far below the conforming limit, so 10% down conventional fits easily and jumbo is rare.

Village One

A master-planned community from the 1990s and 2000s, popular with families in the mid to upper range. Check the tax bill for district charges, which lenders add to your payment.

The College Area and Sherwood Forest

Established mid-century homes on tree-lined streets near Modesto Junior College West, a natural fit for conventional or FHA buyers moving up from renting.

La Loma and Graceada Park

Some of the oldest upper-middle housing in the city, historic homes near Dry Creek. Older systems make the inspection and insurance quote worth getting early.

Northwest Modesto

Tract homes from the 1970s through the 2000s and the core of the mid-price family market, where FHA and 3% to 5% down conventional loans compete.

The Airport District, South Modesto and the West Side

Older, lower-priced homes and the usual starting point for first-time buyers and investors. Low-lying streets near the Tuolumne River are where to check the flood map first.

Del Rio

The country club area just north of the city is part of the Modesto market but unincorporated, and its estate homes are one of the few places a local loan can become jumbo.

Programs Your Modesto Mortgage Broker Can Price

  • Conventional from 3% down, to $832,750 for one unit.
  • FHA at 3.5% down, up to the $545,100 Stanislaus County limit.
  • VA with nothing down for eligible veterans, including those relocating from the Bay Area.
  • Jumbo for the occasional northeast or Del Rio estate home.
  • Non-QM and bank statement loans for owners of farm, ag-service and contracting businesses.
  • DSCR loans that qualify a rental on its own rent.
  • HELOCs and fixed seconds behind a low first mortgage.
  • Refinances, rate-and-term or cash-out.

First-Time Buyers: No City Program to Lean On

We could not confirm a City of Modesto down payment assistance program for 2026, and Stanislaus County’s program serves unincorporated areas and partner cities such as Ceres, Riverbank and Oakdale, not Modesto. Buyers here can start with CalHFA’s MyHome assistance on a CalHFA first mortgage, an FHA loan at 3.5% down, or conventional at 3% to 5% down. Dream For All’s 2026 window closed March 16. Funding rounds change during the year, so Mike checks what is open when you apply.

Modesto Taxes, Insurance and the County Transfer Tax

Property tax begins with the 1% Proposition 13 base on the purchase price, plus voter-approved debt. Newer northeast subdivisions, Village One among them, may carry community facilities district or landscape and lighting charges. Ask for the current bill before you write the offer; the estimate below does not include them.

No separate City of Modesto transfer tax turned up in our research, so the only one is Stanislaus County’s: $1.10 for each $1,000 of value, roughly $512 at $465,000.

The Tuolumne River runs along the south edge of the city and Dry Creek runs through it, so look up the address on FEMA’s flood map during the inspection period. A designated flood zone means required flood insurance, and that premium joins your qualifying payment.

Property tax, estimated at 1.15% of price$5,348/yr
Homeowners insurance, estimated at 0.30% of price$1,395/yr
Monthly escrow on a $465,000 home$562/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

Modesto Refinance and Home Equity Options

Prices up 5.3% on Redfin’s measure have added equity for many owners. If your first mortgage carries a rate you want to keep, a Modesto HELOC draws on that equity without replacing the loan, from 7.49% APR, variable. A rate-and-term refinance fits when the new rate is lower or when you want to remove FHA mortgage insurance. Test either on the mortgage calculator.

Coming From the Bay Area, or Still Working There

Many residents drive I-205 and I-580 toward the Tri-Valley, and the Census put the mean commute at 30.2 minutes. If your equity is in a Bay Area house, a line opened on it before you list, or a sale that closes first, can fund the Modesto down payment. Owners 55 and older can carry their Prop 13 base to a replacement home under Proposition 19, in full when the new home costs no more than the old one.

Buying a Rental in Modesto

About 41% of homes are renter-occupied, and Zillow’s average rent was $2,022 in September 2026. Investors can buy on their own income or with a Modesto DSCR loan that qualifies on rent. Every rental must be registered under the city’s Rental Housing Safety Program, with annual self-certification and periodic inspections at $100 per unit; the city inspected 2,554 properties in 2025. No local rent control ordinance was found, so AB 1482 is the presumed cap. A two-unit home you live in can borrow up to $1,066,250 conforming.

What to Expect From Your Modesto Mortgage Broker

One person handles the file from first quote to funding. Mike prices it with us and other lenders, underwrites the pre-approval before you shop, and keeps your agent informed so a 24-day market does not catch you short. As a Modesto mortgage broker working remotely, he uses e-signature, a Stanislaus County appraiser and a local escrow and title company.

Modesto Home Loan Questions

Why work with a Modesto mortgage broker instead of my bank?

A bank offers only its own rate and rules, while Alameda Mortgage lends directly and can also place one application with other wholesale lenders. In Modesto that helps when income includes overtime or seasonal pay, when timing a Bay Area sale, or when a quick close matters to win the house.

How fast are Modesto homes selling?

Quickly. Redfin’s median was 24 days on market in August 2026, three days faster than a year earlier, with homes selling at about 99% of list and sales up roughly 10%. A fully underwritten pre-approval lets you write a confident offer the day a home lists.

Is there a City of Modesto down payment assistance program?

None could be confirmed for 2026. Stanislaus County’s first-time buyer help covers unincorporated areas and the cities of Ceres, Hughson, Newman, Oakdale, Patterson, Riverbank and Waterford, but not Modesto. CalHFA’s statewide programs, such as MyHome, remain available to qualifying buyers.

Does Modesto have a city transfer tax?

Not that we found. A Modesto sale pays only Stanislaus County’s documentary transfer tax, $1.10 per $1,000 of value, or about $512 at $465,000. The parties agree who covers it, and escrow itemizes it at closing.

I am selling in the Bay Area and buying in Modesto. Can I keep my property tax base?

If you are 55 or older, severely disabled or a disaster victim, Proposition 19 lets you move your Prop 13 base year value to a replacement primary home anywhere in California, within two years of selling, up to three times. Confirm with the Stanislaus County Assessor.

Do I need flood insurance in Modesto?

Only if the lender finds the home in a FEMA flood zone. Low-lying land near the Tuolumne River and along Dry Creek is the main concern, so check the specific address during the inspection period and get a quote before removing contingencies.

Can a Simi Valley lender handle a Modesto purchase?

Yes. Alameda Mortgage Corp is licensed throughout California, and Modesto loans run by phone, email and e-signature, with a Stanislaus County appraiser and local escrow and title. We do not have a Modesto office.
