Fresno County home loans, Clovis Unified boundary

Clovis Mortgage Broker

Many people who call a Clovis mortgage broker are buying into the Clovis Unified School District, and they are paying for it: Redfin’s August 2026 median sale price was about $489,000, against roughly $405,000 in Fresno next door. That median sits just under the $541,287 Fresno County FHA limit, so the newer homes many families want can price FHA out. Alameda Mortgage is a direct lender that can also broker, so from Simi Valley Mike Fisher compares FHA, low down payment conventional and VA with our own programs and, when it helps, other wholesale lenders’.

A Clovis Mortgage Broker for a School-Driven Market

Clovis Unified is the 11th largest school district in California, with 47 comprehensive and 9 specialty schools, and it is the main reason buyers pay a premium to live here. Ownership runs high: 65.4% of Clovis homes are owner-occupied, compared with 50.1% in Fresno, and the Census median owner value is $482,700 against Fresno’s $374,800.

The housing is mostly single-family and mostly newer. There is a small historic core around Old Town, a ring of 1970s to 1990s tracts in central Clovis, and a large share of 2000s to 2020s master-planned subdivisions in the northwest, north and southeast growth areas such as Loma Vista and Harlan Ranch. Condos are rare. That mix shapes the loan choice more than anything else, because a new tract home and an Old Town bungalow at the same price can need different programs.

Clovis is holding value better than its neighbor. Redfin’s median rose 2.9% over the year while Fresno’s fell 2.6%, and sales volume jumped 24%. Redfin rates the market very competitive even though the median listing took about 43 days to sell, a sign that buyers move quickly on well-priced homes inside the district and leave the rest to sit.

For a Clovis mortgage broker, the limit picture is simple: nearly every Clovis sale fits under the $832,750 conforming limit, which is the national baseline here with no high-balance band. The constraint is FHA: at 3.5% down, the $541,287 county limit stops at a price of about $560,000.

Why Use a Mortgage Broker in Clovis Instead of a Bank

New-construction buyers here usually meet the builder’s preferred lender first, often with a closing credit or rate buydown attached. Sometimes that offer is the best one; sometimes the incentive is smaller than the pricing gap. Mike prices the same file with us and, when it helps, against other wholesale lenders so you can lay the builder package next to real alternatives.

The FHA Ceiling and the Clovis Median

Below is a $489,000 purchase, the August median, priced three ways at a 700 score. FHA fits comfortably here. Move up to a $625,000 Southeast Clovis home and FHA is off the table at 3.5% down, which is where a 3% to 5% down conventional loan, or a VA loan with full entitlement and no county cap, takes over.

About 5,800 veterans live in Clovis, and NAS Lemoore, the 144th Fighter Wing at Fresno Yosemite International Airport and the Fresno VA Medical Center are all within the region. For them VA is often the path into Harlan Ranch and Northwest Clovis homes that FHA buyers cannot reach. Our Fresno VA home loan guide covers the county figures.

Clovis Neighborhoods and the Loans That Fit Them

Medians are Redfin three-month figures from mid to late 2026 unless noted; a Clovis mortgage broker reads them as loan bands, not appraisals.

Harlan Ranch

The master-planned southeast community with parks and trails is the top tier, at a median near $870,000, up 24%, with sales from about $400,000 to $1.59 million. Most purchases are conventional; the largest homes cross into jumbo above $832,750.

Northwest Clovis

Newer, larger homes toward the Fresno line and the Woodward Park area, at about $650,000. Above the FHA ceiling, so expect conventional at 5% to 20% down or VA.

Southeast Clovis

Newer subdivisions east and south of the core, around $625,000, with sales from $500,000 to $1.2 million. Check each tract’s tax bill for special district charges.

Loma Vista

The large southeast growth area of newer tract homes had a median near $483,000, with three and four bedroom homes from about $369,000 to $720,000 in August 2026. This is where FHA and builder financing compete most often.

North Clovis

Established and new homes at a median near $468,000, plus a few estate sales above $2 million that need jumbo or non-QM financing.

Old Town, the Clovis High Area and European Park

The historic core near the rodeo grounds has older bungalows and ranch homes, and the 1970s to 1990s neighborhoods around Clovis High and European Park are mid-price family streets. Older systems can raise FHA appraisal repair items, so inspect early.

Copper River Ranch

This gated golf community is inside Fresno city limits but in the Clovis Unified area, and it is one of the region’s top price tiers. City-specific programs follow the city line, not the school boundary.

Home Loan Programs Our Clovis Mortgage Broker Arranges

First-Time Buyer Help: A Mobile-Home-Only City Loan and CalHFA

The City of Clovis First-Time Homebuyer program is limited by its state funding to mobile homes. It lends the lesser of 40% of the price or $200,000 at a below-market rate, with no payments for up to 30 years, to buyers who have not owned in three years, put at least 1% down and fall under 2026-2027 income limits ($54,400 for one person, $77,700 for four). It was open first come, first served; the city housing office is at 559-324-2060. Fresno County’s Homebuyer Assistance Program is listed as current, but we could not confirm that Clovis addresses qualify. For site-built homes, CalHFA’s MyHome Assistance, up to 3.5% of the price with a CalHFA FHA first, is listed as current, and Dream For All runs yearly drawings. Mike checks status when you apply.

Property Taxes, Insurance and Transfer Tax in Clovis

Fresno County bills start at 1% of the price plus voter-approved bonds, including Clovis Unified facility bonds. Newer master-planned tracts are where Community Facilities District or landscape and lighting taxes are most likely, and the amount varies by tract, so read the seller’s disclosure and current bill before you commit.

Clovis has no city transfer tax that we found, so a sale pays only the county’s $1.10 per $1,000, about $538 at $489,000.

Insurance is easier here than in coastal and foothill markets. Clovis is on the valley floor with generally low wildfire exposure, though the eastern foothill edge carries more, and flood risk is localized near canals and drainage basins.

Property tax, estimated at 1.15% of price$5,624/yr
Homeowners insurance, estimated at 0.30% of price$1,467/yr
Monthly escrow on a $489,000 home$591/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

Refinancing and Home Equity in Clovis

FHA buyers from the last few years can often drop mortgage insurance with a conventional refinance once equity reaches 20%. Owners with a low first rate who want a pool, solar or a backyard casita usually do better with a Clovis HELOC, from 7.49% APR, variable, which leaves the first loan alone.

Investment Property Financing in Clovis

About 35% of Clovis homes are rented, and rents run higher than Fresno’s because of newer stock and families renting into the district, along with Clovis Community College and Fresno State students and healthcare workers. There is no local rent control or rent board; AB 1482 applies to covered units, and many newer single-family rentals are exempt, either because the home is less than 15 years old or because the owner gave the required notice.

Short-term rentals are allowed as a home occupation, according to a summary of the municipal code, with a Home Occupation Permit ($150 small, $271 large), a business tax certificate and a 12% transient occupancy tax the host remits. Lenders still prefer long-term rent when they qualify the property. A DSCR loan qualifies on rent, and our Fresno DSCR loan page compares the two cities.

Clovis Housing Market Outlook

We do not publish forecasts. Measured facts point to steady demand: a 2.9% rise in the Redfin median, a 1.0% rise in Zillow’s index, 24% more sales and rents up 1.7% over the year, while Fresno softened. Days on market crept up by five, which gives buyers a little more room to ask for repairs or seller credits on resales.

Mortgage Broker in Clovis: Buyer Questions

Why work with a Clovis mortgage broker instead of the builder’s lender?

The builder’s lender may offer a credit or buydown, but you only see one price. Alameda Mortgage lends directly and can also broker, pricing the same loan with us and against other wholesale lenders so you can compare the whole package, including APR and cash to close, before you commit to either.

What is the highest price I can buy in Clovis with FHA?

The 2026 Fresno County FHA limit is $541,287 for one unit, which supports a price of about $560,000 at 3.5% down. The Clovis median is under that, but many Harlan Ranch, Northwest and Southeast Clovis homes are above it.

Do newer Clovis neighborhoods have Mello-Roos?

Newer master-planned tracts are the likeliest places for Community Facilities District or landscape and lighting taxes, and amounts vary by tract. They count in your qualifying payment, so send the address and Mike will use the actual bill.

Does the City of Clovis offer down payment help?

Its first-time buyer loan is currently limited to mobile homes, up to the lesser of 40% of the price or $200,000, for buyers under the income limits. For other homes, CalHFA programs are the main option.

Is Copper River Ranch in Clovis?

It sits inside Fresno city limits but in the Clovis Unified area. School boundary and city line differ, so city programs and some rules follow the Fresno address.

Can I rent a Clovis home as a short-term rental?

A code summary says yes, as a home occupation with a permit, a business tax certificate and the 12% occupancy tax. Lenders usually underwrite on long-term rent, so run both numbers.

How does a Simi Valley broker close a Clovis loan?

Alameda Mortgage Corp lends throughout California. Your Clovis mortgage broker works by phone, email and e-signature with a local appraiser and Fresno County escrow, and Mike is your contact through funding.
