Fresno VA Home Loans
A Fresno VA home loan lets an eligible buyer purchase with nothing down and no monthly mortgage insurance. About 17,500 veterans live in Fresno, and the city also draws Navy households from NAS Lemoore and members of the Air National Guard’s 144th Fighter Wing. With a median sale price near $405,000, that covers most of the market with room to spare. The fine print that matters here is entitlement, the funding fee and what happens when you keep one VA home and buy another.

Who Uses a Fresno VA Home Loan
Census figures count 17,505 veterans living in the City of Fresno. The city is also home to the Fresno VA Medical Center, part of the VA Central California Health Care System. Naval Air Station Lemoore in Kings County is the Navy’s West Coast strike fighter base, home of the Pacific Strike Fighter Wing, and some of its sailors, civilian employees and retirees choose to live in Fresno for the amenities of a larger city. At Fresno Yosemite International Airport, the California Air National Guard’s 144th Fighter Wing adds Guard members and their families.
Those groups use the benefit in different ways. A veteran settled in Fresno may buy once and stay. A sailor on orders may buy, then keep the house as a rental after a transfer. A Guard member may be using the benefit for the first time years after qualifying. Mike pulls the Certificate of Eligibility at the start so the plan is built on your real entitlement, not a guess.
Most of Fresno Fits a Zero-Down VA Loan
If you have never used the benefit, or you used it and the home was sold and the loan paid off, you have full entitlement, and full entitlement means no VA loan limit. VA guarantees a quarter of the loan, and the lender sets the size from your income, debts, credit and assets, up to the lower of the price or the appraised value. On a Fresno VA home loan the limit is rarely the constraint anyway: the August 2026 median was about $405,000, against a county conforming limit of $832,750. Lenders can count documented housing allowance as income for active-duty borrowers, which helps on a payment this size.

A median six weeks on the market suits a buyer working around orders or a Guard drill schedule: there is usually time to inspect, appraise and close without a bidding war, and sellers may be open to paying some closing costs, which VA allows within its limits on seller concessions.
The modest price level also puts a zero-down Fresno VA home loan within reach on a single income or with housing allowance, and the gap to the county limit leaves room for a second VA purchase later on remaining entitlement.
Fresno Neighborhoods VA Buyers Look At
Northwest Fresno
Tract homes from the 1980s through the 2000s in the Herndon and Bullard area, the mid-price family market and a natural fit for a zero-down purchase. Highway access is worth checking for anyone driving toward Lemoore.
Southeast Fresno
Older and newer tracts at entry to mid-level prices, with lower payments that leave room for a sailor or airman still building savings.
Woodward Park
Newer, larger homes in north Fresno’s upper tier. Veterans with full entitlement can buy here with nothing down if income supports the payment, since no VA cap applies.
Tower District and Fig Garden
Older homes with character. The VA appraisal checks condition as well as value, so older roofs and systems can become repair items before closing.
Sunnyside
Older, settled streets near the Sunnyside Country Club. Parts of the area are unincorporated county islands, which does not change VA eligibility but does decide which agency handles permits.

Buying Again While the First VA Home Stays a Rental
Keep a VA-financed house and buy another, and part of your entitlement stays tied to the first loan. The remaining guaranty starts from 25% of the county’s one-unit conforming limit. In Fresno County for 2026, that is 25% of $832,750, or $208,188, minus the entitlement already charged. Lenders generally want that remaining guaranty, plus any down payment, to cover 25% of the new loan. Because Fresno prices are modest, a buyer with some entitlement in use can still buy at the median with nothing down. The table runs two cases against a $405,000 purchase.
| Entitlement already in use | Remaining guaranty | Largest loan with $0 down | Down payment on $405,000 |
|---|---|---|---|
| None (full entitlement) | Full | No VA limit | $0 |
| $75,000 | $133,188 | $532,750 | $0 |
| $125,000 | $83,188 | $332,750 | $18,063 |
Remaining guaranty = 25% of the 2026 Fresno County one-unit limit ($832,750) minus entitlement in use. The one-unit limit applies even to two- to four-unit purchases.
Where the numbers fall short, a down payment covers the gap. Selling the earlier home and paying off its VA loan restores full entitlement. Because VA loans are only for homes you will occupy, a house bought purely to rent needs a different loan, such as a Fresno DSCR loan.
The Funding Fee on a $400,000 Purchase
Instead of monthly mortgage insurance, VA charges a one-time funding fee, normally added to the loan. With less than 5% down it is 2.15% on first use and 3.3% after that; 5% down lowers it to 1.5%, and 10% down to 1.25%, for any use. These rates took effect April 7, 2023. Veterans who receive VA compensation for a service-connected disability pay no fee, and neither do those eligible for compensation who receive retirement or active-duty pay instead, surviving spouses receiving Dependency and Indemnity Compensation, service members with a proposed or memorandum rating issued before closing, and active-duty members who show a Purple Heart on or before closing.
| $400,000 purchase | Loan before the fee | First VA loan | Later VA loans |
|---|---|---|---|
| No down payment | $400,000 | 2.15%: $8,600 | 3.30%: $13,200 |
| 5% to 9.99% down | $380,000 | 1.50%: $5,700 | 1.50%: $5,700 |
| 10% or more down | $360,000 | 1.25%: $4,500 | 1.25%: $4,500 |

One Fresno House, Three Loan Types
Here is a $400,000 purchase at a 700 score with conventional at 5% down, FHA at 3.5% down and VA at nothing down, using today’s Fresno County pricing. VA often prices near or below the other two, and since nothing is added each month for mortgage insurance, its payment edge can exceed what the rates alone suggest.

Fresno VA Home Loan Requirements
- Eligibility: a Certificate of Eligibility based on your service record, including Guard and Reserve service.
- Occupancy: you must intend to live in the home as your primary residence.
- Income and credit: the lender sets the credit standard and checks residual income and debt-to-income; documented housing allowance, retirement pay and disability compensation can count.
- Appraisal: a VA appraisal that reviews value and the home’s condition.
- Funding fee: charged once and usually financed, unless you are exempt.
- No mortgage insurance: nothing is added monthly, whatever you put down.
Guard Schedules, Lemoore Orders and Closing Remotely
A drill weekend, a deployment or a move from another duty station does not have to stall a loan. Mike runs the loan from Simi Valley over phone, email and e-signature, so the file keeps moving while you are away, with a Fresno County appraiser and a local escrow company handling the in-person steps. Send your orders, leave and earnings statement and any retirement or disability award letters early. If you are deciding between Fresno and a smaller town closer to Lemoore, the entitlement math is the same anywhere in Fresno County; a home in Kings County uses that county’s limit.

Insurance belongs in the budget too. Statewide, more insurers are writing again under California’s Sustainable Insurance Strategy, and USAA plans to expand coverage for military families from January 2027. VA Loan Questions From Fresno Buyers
Does Fresno County cap the size of a VA loan?
No cap applies if your entitlement is intact; the lender decides the amount from your income, credit and assets. The county number matters only when an earlier VA loan is still open, in which case the $832,750 Fresno County limit for 2026 sets how far your remaining entitlement stretches without a down payment.
I am stationed at NAS Lemoore. Can I buy in Fresno with a VA loan?
Yes. There is no rule tying a VA purchase to the base; what VA requires is that the house becomes your primary residence. Some Lemoore sailors, civilians and retirees choose Fresno for its city amenities. Lenders can count documented housing allowance as income, and Mike can run the file remotely if you are deployed or moving in on orders.
How much can I borrow with no money down if I already have a VA loan?
In Fresno County the starting guaranty is $208,188, 25% of the $832,750 limit. Subtract the entitlement your current loan uses and multiply by four. With $75,000 in use, that is about $532,750. Above that amount, you put down 25% of the difference. You must still intend to live in the new home.
Do I pay the VA funding fee if I have a disability rating?
No. Veterans receiving VA compensation for a service-connected disability are exempt, as are veterans eligible for that compensation who receive retirement or active-duty pay instead. Surviving spouses on DIC, service members with a proposed or memorandum rating before closing and active-duty Purple Heart recipients are also exempt. A later award dated before closing can lead to a refund.
Is there a minimum credit score for a Fresno VA home loan?
VA does not publish one; each lender sets its own. That is a practical reason to use a direct lender that can also broker, because a score one lender will not take may fit another’s VA program. Lenders also look at residual income, the money left each month after the housing payment and debts.
Is there monthly mortgage insurance on a VA loan?
No. A VA loan adds no monthly mortgage insurance at any down payment. Its cost is the one-time funding fee, which disabled veterans receiving compensation do not pay. On a Fresno purchase, that missing monthly charge is often what gives VA the lowest payment of the three programs.
Does housing allowance count as income?
Yes. Lenders can count documented housing allowance as income for active-duty borrowers, which helps sailors from NAS Lemoore who choose to live in Fresno. Bring your leave and earnings statement so the allowance can be verified.
Do Air National Guard members qualify for VA loans?
Guard and Reserve members can qualify based on their service record, and members of the 144th Fighter Wing are among Fresno’s potential VA buyers. Eligibility depends on the type and length of service, so the first step is the Certificate of Eligibility. Mike can request it for you and tell you where your entitlement stands before you shop.
