Bakersfield VA Home Loans

A Bakersfield VA home loan serves a large military community: about 13,000 veterans live in the city, and Kern County holds two major military test installations, Edwards Air Force Base and Naval Air Weapons Station China Lake. With a citywide median sale price near $420,000, a VA loan with full entitlement buys a typical Bakersfield home with nothing down and without monthly mortgage insurance. The details below cover the funding fee and what changes when an earlier VA loan is still open.

Bakersfield VA Home Loans Near Two Test Installations

Kern County’s military presence is built around testing rather than a fleet or a division. Edwards Air Force Base, in east Kern near Rosamond, is home to the 412th Test Wing and focuses on flight test. Naval Air Weapons Station China Lake, at Ridgecrest, is a Navy weapons research installation. Around both sit defense contractors and a large civilian workforce, and Naval Air Station Lemoore is across the county line in Kings County to the northwest.

Bakersfield draws from all of it. Military retirees and defense civilians often choose the city for larger homes at prices far below the coast, and the Census Bureau counts 12,982 veterans living here. Some buyers are on active duty, some are close to retirement and deciding where to settle, and others are veterans who have used the benefit before. The loan works the same way for each, but the entitlement math does not, so that is where most of this page goes.

A slower, steadier market suits VA buyers. Sellers who see homes sitting for a month or more may be more willing to accept a zero-down offer and to negotiate repairs or closing costs, which VA allows the seller to help with. A military family renting near the average of $1,901 a month can compare that figure directly with a VA payment, which carries no monthly mortgage insurance.

Full Entitlement: What Zero Down Buys in Bakersfield

Full entitlement belongs to anyone who has not used the benefit, or who used it and later sold the home and repaid the loan. With it, VA sets no loan limit. VA backs a quarter of the loan; how much you can borrow is decided by the lender from your income, debts, credit and assets, capped at the price or the appraisal, whichever is lower. In Bakersfield that reaches a long way. Redfin’s September 2026 citywide median was about $419,800; Northwest Bakersfield, including Rosedale and Riverlakes, was about $455,000 in August, and Southwest Bakersfield about $391,000. All of those are zero-down purchases for a qualified borrower with full entitlement.

No down payment also means no monthly mortgage insurance, at any price. Without that monthly charge, a VA payment generally beats FHA or 5% down conventional on the same Bakersfield house. Lenders can count documented housing allowance as qualifying income, and you must plan to occupy the home as your primary residence.

Where Veterans and Defense Families Buy in Bakersfield

Rosedale and Riverlakes

Newer northwest tracts and larger lots at a Redfin median of about $455,000. Zero down with full entitlement covers most homes here, and the newer construction tends to clear the VA appraisal with few repair items.

Seven Oaks and Tevis Ranch

Southwest neighborhoods ranging from established tracts to the Seven Oaks golf community. Higher-priced homes still work with full entitlement because VA sets no cap; the lender decides how much your income supports.

Panorama and Northeast Bakersfield

Bluff-top and hillside homes with views over the Kern River at mixed prices. Check the insurance quote early on bluff-edge homes, since the premium counts in the qualifying payment.

East Bakersfield

The lowest price tier, with older, modest homes. A VA appraisal checks the home against minimum property requirements, so older houses can come back with repair conditions to resolve before closing.

Today’s Bakersfield VA Home Loan Rates

Priced for Kern County, October 27, 2026

Par pricing for a single-family primary residence in Kern County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Bakersfield scenario, no credit pull.

The VA Funding Fee on a Median-Priced Home

Instead of monthly mortgage insurance, VA charges a one-time funding fee, normally financed into the loan. The rate depends on your down payment and whether you have used the benefit before: 2.15% on a first use with less than 5% down, 3.3% on later uses, 1.5% with 5% down and 1.25% with 10% down. Those rates took effect April 7, 2023, and VA still lists them as current.

Some borrowers pay nothing. The fee does not apply if you receive compensation for a service-connected disability, or qualify for it but draw retirement or active-duty pay instead. It is also waived for a surviving spouse on Dependency and Indemnity Compensation, for a service member holding a proposed or memorandum rating from a pre-discharge claim dated before closing, and for an active-duty member with evidence of a Purple Heart by closing day. If a rating comes through later with an effective date before your closing, you may be refunded.

Partial Entitlement Using the Kern County Limit

If a home elsewhere, perhaps one from an earlier assignment that you now rent out, still carries a VA loan, some of your entitlement is still committed to it. For the next purchase, what is left equals one quarter of the county’s one-unit conforming limit, less the entitlement already charged. In Kern County for 2026, 25% of $832,750 is $208,188. Most lenders then look for that remaining amount, plus whatever you put down, to equal at least a quarter of the new loan. Because Bakersfield prices are modest, partial entitlement can still stretch far enough. The table checks two cases against a $455,000 purchase, close to the Northwest Bakersfield median.

$100,000$108,188$432,750$5,563
$150,000$58,188$232,750$55,563

Calculated as one quarter of the 2026 Kern County one-unit limit ($832,750) less entitlement already charged. VA uses the one-unit figure for two- to four-unit homes as well.

When a down payment is needed, it can come from savings, from the sale of the other home, or from a line of credit on a home you live in. Selling and paying off the earlier VA loan restores full entitlement. Mike orders your Certificate of Eligibility at the start so the figure is exact.

Notes for Military and Civilian Buyers

Mike handles the loan from Simi Valley over phone, email and electronic signature, so a file can move while you are on temporary duty or still at another station, with a Kern County appraiser and local escrow handling the parts that need someone in person. Send orders or retirement paperwork and recent leave and earnings statements early. If the plan is to buy a house purely to rent out, a Bakersfield VA home loan is the wrong tool because of the occupancy rule; a Bakersfield DSCR loan is built for that.

Budget for insurance carefully. Kern County is seismically active, and earthquake coverage is a separate policy worth pricing. Homes near the Kern River corridor should be checked against the flood map. On the brighter side, several insurers have committed to grow in California under the state’s Sustainable Insurance Strategy, and USAA plans to expand coverage for military families beginning in January 2027. The VA loan guide covers the program in full, and the Bakersfield mortgage rates page shows today’s other programs.

VA Loan Requirements for Kern County Buyers

  • Eligibility. A Certificate of Eligibility based on service, which Mike can request for you at the start.
  • Occupancy. You must intend to live in the home as your primary residence; a pure rental does not qualify.
  • Credit. VA sets no minimum score, but lenders do, and their floors differ, which is one reason to compare several.
  • Income. Steady, documented income, with VA’s residual income test on top of the debt-to-income ratio. Housing allowance can count.
  • Property. The VA appraisal checks value and minimum property requirements.
  • Funding fee. Paid at closing or financed, unless you are exempt.

A Bakersfield VA home loan can also be used for a two- to four-unit building if you live in one unit, and the rent from the others may help you qualify under the lender’s rules.

Steps From Eligibility to Keys

  1. Confirm eligibilityMike orders your Certificate of Eligibility and checks whether any entitlement is still tied up in another loan.
  2. Pre-approvalLeave and earnings statements, retirement or civilian pay records and bank statements are reviewed before you shop.
  3. Offer and contractWrite a zero-down offer with confidence, and ask the seller for help with closing costs where it makes sense.
  4. VA appraisalA VA-assigned appraiser values the home and notes any minimum property requirement items to clear.
  5. Close remotelySign electronically or with a mobile notary, even while on temporary duty, and escrow records the loan.

Bakersfield VA Home Loan Questions From Service Members

Is there a VA loan limit in Bakersfield?

Only if part of your entitlement is in use. With full entitlement VA imposes no cap, and the size of the loan comes down to what your income, credit and assets support. When an earlier VA loan is still open, Kern County’s 2026 limit of $832,750 becomes the yardstick for how much you can borrow with no down payment.

I work at Edwards or China Lake. Can I use a VA loan in Bakersfield?

Yes, as long as you intend to live in the home as your primary residence. VA places no rule on which town you buy in or how close it is to the installation. Whether the commute works for you is your call. The same Kern County limit applies to the entitlement math in Bakersfield, Ridgecrest or Rosamond.

Can I keep my current VA home as a rental and buy in Bakersfield?

Usually, yes. Your remaining Kern County guaranty is $208,188 less whatever the current loan uses. If that is $100,000, you can borrow up to about $432,750 with nothing down, enough for much of Bakersfield; past that point the down payment is a quarter of the excess. The new home has to be where you live.

How much is the VA funding fee on a $420,000 Bakersfield home?

With no down payment it is 2.15% on a first use, about $9,030, or 3.3% on a later use, about $13,860. Putting 5% down lowers it to 1.5%, and 10% down to 1.25%. It is usually financed, and veterans with VA disability compensation, along with certain other borrowers, are exempt.

Can a surviving spouse use a Bakersfield VA home loan?

Some surviving spouses are eligible for the VA home loan benefit, and those receiving Dependency and Indemnity Compensation are also exempt from the funding fee. Eligibility depends on the circumstances of the service member’s death and other rules, so the first step is requesting a Certificate of Eligibility, which Mike can help with.

Can the seller pay my closing costs on a VA purchase?

VA allows sellers to contribute toward a buyer’s closing costs, within VA’s rules. In a market where Bakersfield homes took a median of 39 days to sell in September 2026, sellers may be open to that request. Your agent negotiates it in the offer, and Mike makes sure the amount fits the lender’s guidelines.

Do VA loans in Bakersfield require mortgage insurance?

No, at any down payment. VA replaces mortgage insurance with the one-time funding fee, which veterans on disability compensation do not pay. That is why, at Bakersfield prices, the VA payment usually lands below FHA or 5% down conventional on the same house.
