Modesto VA Home Loans

A Modesto VA home loan serves a settled veteran market. Stanislaus County has no active military base, so VA demand here comes from veterans who already live in the area, many of them retirees, and veterans moving in from the Bay Area for lower prices. About 7,600 veterans live in the city. With the median sale price near $465,000, a VA loan with no down payment covers most of what is for sale.

Who Uses a Modesto VA Home Loan Without a Base Nearby

The Census Bureau counts 7,639 veterans living in Modesto. Active defense sites in the wider region include Travis Air Force Base in Fairfield, in Solano County, and the Defense Distribution Center San Joaquin in the Tracy and Lathrop area. The former Castle Air Force Base in Atwater is now the Castle Commerce Center. Locally, veterans use the VA’s Modesto outpatient clinic, part of the VA Palo Alto Health Care System.

That makes Modesto less a market of short tours. A file here might be a veteran buying a first or last home, a retiree moving to something smaller or larger, or a veteran trading a Bay Area house for more space at a lower price. Each of those uses entitlement in a different way.

Full Entitlement at Modesto Prices

With full entitlement, meaning you have never used the benefit or the earlier home was sold and its VA loan paid off, there is no VA loan limit at all. VA backs a quarter of the loan, and the size is up to the lender, based on what your income, debts, credit and savings support and capped at the price or appraisal, whichever is lower. At Modesto’s August 2026 median of about $465,000, and even in Northeast Modesto, where Redfin’s three-month median was about $528,000, the loan amount rarely approaches the $832,750 county limit anyway. Documented, continuing income counts toward qualifying, and for a Modesto veteran that can include retirement pay.

A 24-day market is quick for a VA buyer, because the VA appraisal and the Certificate of Eligibility both take time. The answer is sequencing: eligibility and income documents first, then touring. With the citywide median well under the county limit, the loan amount itself is rarely the hurdle.

The 30.2-minute mean commute reflects, in part, residents who drive toward the Tri-Valley and Bay Area for work. Veterans still employed there can qualify on that income for a Modesto home they will live in.

Modesto Neighborhoods for VA Buyers

Northeast Modesto and Village One

Newer, larger homes north and east of Dry Creek and the master-planned Village One community. With full entitlement, a zero-down purchase at the area’s roughly $528,000 median works if income supports it.

Northwest Modesto

Tract homes from the 1970s through the 2000s at mid-market prices, in the city’s family market.

The College Area

Established mid-century homes on tree-lined streets near Modesto Junior College West.

La Loma and Graceada Park

Historic homes near Dry Creek. Older houses can draw condition items on the VA appraisal, so inspect with that in mind.

Airport District

Lower-priced older homes near the Tuolumne River, where a flood zone check comes before the offer.

Keeping the Bay Area House and Buying in Modesto

Some veterans moving to Modesto would rather rent out the house they own closer to the Bay than sell it. If that house has a VA loan, part of your entitlement stays with it, and the amount left for a Modesto purchase is figured from the Stanislaus County limit. Take a quarter of $832,750, which is $208,188, and subtract what the Bay Area loan already uses. Lenders usually want the remaining guaranty plus any down payment to equal 25% of the new loan. A large Bay Area VA loan can tie up a lot of entitlement, so the table runs two levels of use against a $465,000 Modesto purchase.

Entitlement already in useRemaining guarantyLargest loan with $0 downDown payment on $465,000
None (full entitlement)FullNo VA limit$0
$100,000$108,188$432,750$8,063
$150,000$58,188$232,750$58,063

Remaining guaranty = 25% of the 2026 Stanislaus County one-unit limit ($832,750) minus entitlement in use. The one-unit limit applies even to two- to four-unit purchases.

A shortfall means a down payment of 25% of the gap, not a closed door. Selling the old home and paying off its VA loan restores your full entitlement. You must intend to live in the Modesto house; if it is meant only as a rental, a Modesto DSCR loan is the right tool. Mike orders your Certificate of Eligibility on day one, so you work from the actual figure.

The Funding Fee, and the Veterans Who Skip It

VA replaces monthly mortgage insurance with a one-time funding fee, usually financed. On a purchase with under 5% down it is 2.15% for first use and 3.3% for later use; 5% down cuts it to 1.5% and 10% down to 1.25%, for any use, under the schedule in effect since April 7, 2023. Some buyers pay nothing. No fee is charged if you draw VA disability compensation for a service-connected condition, or would but take retirement or active-duty pay instead. Surviving spouses on Dependency and Indemnity Compensation are exempt too, as are service members holding a pre-discharge proposed or memorandum rating issued before closing and active-duty Purple Heart recipients who document it by closing.

What a Modesto VA Home Loan Requires

  • Certificate of Eligibility: confirms your service qualifies and shows any entitlement in use.
  • Occupancy: the Modesto home must become your primary residence.
  • Income: wages, retirement pay and disability compensation can count when documented and continuing.
  • Credit and residual income: set by each lender; VA itself has no published minimum score.
  • VA appraisal: value plus condition, which matters on older central homes.
  • Funding fee: one time, usually financed, waived for exempt veterans.

Practical Points for a Modesto VA Purchase

Modesto homes sold in a median of 24 days in August 2026, so have the Certificate of Eligibility, income documents and any disability award letter in hand before you start touring. The VA appraisal reviews the home’s condition as well as its value, which can matter on older houses near downtown or in South Modesto. If the address is near the Tuolumne River or Dry Creek, check the FEMA flood map, because required flood insurance becomes part of the payment. Insurance generally is shifting in California: at least 11 homeowners insurers have committed to grow under the state’s Sustainable Insurance Strategy, USAA among them, with its expansion for military families due in January 2027.

VA Loan Questions From Modesto Veterans

How large a VA loan can I get in Stanislaus County?

With full entitlement, as large as your income, credit and assets support; VA sets no ceiling. With an older VA loan still open, the county figure comes in: a quarter of the $832,750 Stanislaus limit, $208,188, less the entitlement in use, sets your zero-down range.

I still have a VA loan on a Bay Area home. How much can I borrow in Modesto?

Subtract the entitlement your current loan uses from $208,188 and multiply by four. With $100,000 in use, that is about $432,750 with nothing down, a little under the Modesto median; on a $465,000 home you would put down about $8,063, 25% of the difference. Selling and paying off the old loan restores full entitlement.

Do retired veterans in Modesto pay the VA funding fee?

It depends on disability compensation, not retirement. A retiree receiving VA compensation for a service-connected disability, or eligible for it but receiving retirement pay instead, is exempt. Otherwise the fee applies: 2.15% on a first-use purchase with under 5% down, or 3.3% on later use, falling to 1.25% with 10% down.

Is there a military base near Modesto?

Not in Stanislaus County. Active defense sites in the wider region include Travis Air Force Base in Fairfield and the Defense Distribution Center San Joaquin in the Tracy and Lathrop area, and the former Castle Air Force Base in Atwater is now a commerce center. Veterans in Modesto use the VA’s Modesto outpatient clinic, part of the VA Palo Alto Health Care System.

What credit score do I need for a Modesto VA home loan?

VA does not set one; lenders do, and their minimums differ. Because Alameda Mortgage is a direct lender that can also broker, Mike can place a file with a lender whose VA overlay fits your score. Lenders also look at residual income, which is the money left over each month after the house payment and other debts.

Can I use a Modesto VA home loan on a duplex?

Yes, if you live in one unit. The partial-entitlement math still uses the one-unit Stanislaus County limit of $832,750, and any unit you rent out must be registered under the city’s Rental Housing Safety Program.

Will I pay PMI on a Modesto VA loan?

No. Whatever you put down, a VA loan adds no monthly insurance charge. Its cost is the one-time funding fee, which disability compensation recipients skip. At the Modesto median, dropping that monthly line is usually what puts VA’s payment under FHA or a small-down conventional loan.
