Modesto Jumbo Loans: Jumbo Mortgage Rates and Limits
A Modesto jumbo loan is the exception rather than the rule. The county’s $832,750 conforming limit is roughly 1.8 times the city’s $465,000 median sale price, so a jumbo only comes into play on large custom and estate homes, mostly in Northeast Modesto and in the Del Rio country club area just outside the city. Here is where the line falls, and how buyers at that level can stay under it.

How Rare a Modesto Jumbo Loan Is
Redfin put Modesto’s median sale price at about $465,000 in August 2026, and Northeast Modesto, the city’s upper tier, at about $528,000 for the three months to August. Both are far below Stanislaus County’s 2026 one-unit limit of $832,750. Jumbo is defined by the loan amount, not the price, so even a home that costs more than the limit can stay conforming with enough down: at 20% down, the conforming ceiling is a $1,040,938 purchase.
There is also no high-balance band to think about. That tier exists only where a county’s limit sits above the national baseline, and Stanislaus County uses the baseline itself. A loan up to $832,750 is standard conforming; one dollar more and it is jumbo, priced under each lender’s own rules.

Top-of-Market Numbers in Modesto

Even the city’s upper tier, Northeast Modesto, has a median under two-thirds of the county limit, so the homes that need a Modesto jumbo loan are individual estates rather than whole neighborhoods. Del Rio figures were not gathered separately for this page, so the pocket is described by its housing, not by a price.
Del Rio and the Custom-Home Edge of Northeast Modesto
The homes that need jumbo financing in the Modesto market are mostly large custom or estate properties. In Northeast Modesto, north and east of Dry Creek, the newer and larger homes give the city its upper tier, and a few at the top cross the limit. Del Rio, the country club estate area just north of the city limits, is the clearest jumbo pocket in the Modesto market, but it is unincorporated, so it is a Modesto-area purchase rather than a City of Modesto one. Both sit in Stanislaus County and use the same loan limit.
The table prices four illustrative purchases at 20% down. The first stays conforming, the second lands exactly on the limit, and the last two are jumbo.

Escrow Costs on a $1.2 Million Modesto-Area Home
A jumbo lender adds property tax, insurance and any special assessment to the payment it qualifies, so these lines can matter as much as the rate. Stanislaus County starts at the 1% Proposition 13 base plus voter-approved debt; newer northeast subdivisions may carry district charges, so check the tax bill. With no separate Modesto city transfer tax found, the county’s $1.10 per $1,000 comes to about $1,320 at this price.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Bay Area Equity and the Larger Down Payment
A buyer moving from the Bay Area for lower prices may arrive with equity from a home they sold. That equity is the simplest way to avoid a jumbo. Each step up in down payment raises the conforming ceiling:
- 20% down: conforming up to a $1,040,938 purchase.
- 25% down: up to about $1,110,333.
- 30% down: up to about $1,189,643.
Before you put every dollar into the house, price it the other way too. A jumbo with 20% down can sometimes price close to conforming for a strong borrower, and keeping cash in reserve has its own value. Owners 55 and older selling a Bay Area home should also look at Proposition 19, which lets them carry their Prop 13 base year value to a replacement home anywhere in California within two years of selling.
Other Ways to Finance a Large Modesto Home
- A conforming first plus a second. A first mortgage at or below $832,750 with a closed-end second mortgage can beat jumbo pricing or reserve rules.
- An adjustable-rate jumbo. Can suit a buyer who expects to sell or refinance within the fixed period, with the risk that the rate adjusts later.
- Non-QM for business owners. When tax returns understate income, a bank statement loan can reach jumbo sizes, usually at a higher rate and with more down.
- Two to four units. Higher multi-unit limits, up to $1,601,750 for four units, keep an owner-occupied building conforming.
Modesto Jumbo Loan Requirements, Lender by Lender
Jumbo loans are held by the lender or sold to private investors, so each lender writes its own guidelines. Typical market terms: a down payment between 10% and 20%, a few lenders going lower and 20% usually pricing best; a credit score of about 700 or higher, with some lenders wanting 740 and a few accepting 680 at a higher rate; 6 to 12 months of payments in liquid reserves after closing; debt-to-income of 43% or lower; and complete paperwork, with two years of tax returns plus a profit and loss statement if you are self-employed. Large homes on big lots also deserve a careful insurance quote, and if the property is near Dry Creek or the Tuolumne River, check the FEMA flood map, since a required flood policy goes into the payment the lender qualifies. Questions on Modesto Jumbo Financing
When does a Modesto mortgage become a jumbo loan?
When the loan amount, not the price, is above $832,750, the 2026 one-unit conforming limit for Stanislaus County. With 20% down that means a purchase price above $1,040,938. With a city median near $465,000 and Northeast Modesto near $528,000, very few Modesto purchases get there.
Is there a high-balance conforming loan in Modesto?
No. High-balance loans exist only in counties whose conforming limit is above the national baseline. Stanislaus County sits right at the $832,750 baseline in 2026, which means loans are either standard conforming or jumbo. The same applies in Turlock, Ceres and the rest of the county.
Is Del Rio part of Modesto for loan purposes?
Del Rio is unincorporated, just north of the Modesto city limits, but it is in Stanislaus County, so it uses the same $832,750 conforming limit and the same county rate sheet. Its country club estate homes are among the few in the Modesto market that may need jumbo financing.
What reserves does a Modesto jumbo loan need?
Commonly six to twelve months of full payments in liquid funds after closing, though each lender sets its own figure and more financed properties mean more reserves. Equity from a Bay Area sale can cover both the down payment and the reserves.
Are Modesto jumbo mortgage rates always higher than conforming?
No. Jumbo pricing varies by lender, and for strong borrowers it can come close to conforming on a given day. The cards above show today’s Stanislaus County jumbo and conforming rates with their APRs, which is the fairest place to start the comparison.
How much should I put down to avoid a jumbo in Modesto?
Divide the conforming limit by the price to find the share you can borrow. On a $1,100,000 home, borrowing $832,750 means about 24% down. Whether that beats a jumbo with less down turns on that day’s rate sheet and the cushion you want to keep, so price both.
