Sacramento Jumbo Loans and Jumbo Mortgage Rates
A Sacramento jumbo loan is any loan over $832,750 in Sacramento County, and in a city with a $508,000 median that is a small slice of the market. It shows up mostly in two places, the larger homes of East Sacramento’s Fab 40s and Land Park, and often a bigger down payment avoids it altogether. Here is where the line falls, today’s Sacramento jumbo mortgage rates, and what a jumbo lender will ask for when you cross it.

Where a Sacramento Jumbo Loan Begins, With No Middle Band
Some California counties have a high-balance tier between the national baseline and their own higher limit. Sacramento County does not. Its 2026 one-unit limit is the baseline itself, $832,750, so the jump is direct: a dollar over that and the loan is jumbo, priced and underwritten by each lender under its own rules rather than Fannie Mae’s or Freddie Mac’s.
Because jumbo turns on the loan amount, the purchase price alone does not tell you much. At 20% down, a home up to $1,040,938 still finances as conforming; at 10% down the line falls near $925,277. A home at the top-tier neighborhood medians, about $799,000 to $807,000, stays under the limit at any down payment. The jumbo loans belong to the bigger houses on those streets.

Upper-Tier Sacramento Market Insights
Sources: Redfin city, county and neighborhood housing markets (August and September 2026); FHFA 2026 conforming loan limits.
The top-tier medians sit about $25,000 to $35,000 under the limit, so a home at those medians is conforming at any down payment; in East Sacramento and Land Park the down payment decides the band only on the larger homes priced above the limit. Across the rest of the city, where the median is near $508,000, a jumbo is rare. That makes the Sacramento jumbo loan market small and lender appetite uneven, which is a good reason to compare several.
Neighborhoods Where Sacramento Homes Cross the Limit
East Sacramento and the Fab 40s
Older, tree-lined streets east of downtown. The larger Fab 40s homes, priced above the conforming limit, are a main source of Sacramento jumbo loans.
Land Park
1920s to 1940s homes near William Land Park. Most sales near the $807,000 median stay conforming; the top-tier homes reach jumbo.
Curtis Park
Older bungalows and revival-style houses plus newer infill at Crocker Village, in the upper-middle tier, with an occasional large home over the line.
Riverfront Pocket
1960s to 1980s homes along the Sacramento River, where riverfront lots form the high end and some purchases need jumbo financing.
Five Prices Against the Sacramento Jumbo Loan Line
The table starts at the Land Park median and climbs through prices that larger East Sacramento and Land Park homes can reach, all at 20% down. The second row lands exactly on the limit and still prices as conforming. The higher prices are round illustrations above the limit, not published neighborhood medians.

Bay Area Equity and the Conforming Option
Sacramento topped Redfin’s national list of relocation searches for February through April 2025, and San Francisco was one of the leading places those searches came from. A buyer who sells a Bay Area home can have more cash than a typical Sacramento down payment requires. Before assuming a jumbo, price the same house with enough down to bring the loan to $832,750 or below. Sometimes the conforming loan is clearly cheaper; sometimes jumbo pricing is competitive enough that keeping cash in reserve wins. Mike prices both with us and, when it helps, with other lenders so the choice is based on today’s numbers. If you need to buy before your Bay Area sale closes, tell him early, because the timing changes which lenders fit.
Sacramento Jumbo Loan Requirements
Since Fannie Mae and Freddie Mac will not buy loans above the limit, a jumbo stays with the lender or goes to a private investor, and the rules are written to protect that holder. Across the market, though every lender sets its own overlays:
- Down payment: commonly 10% to 20%; some lenders allow 5% to 10%, and 20% often earns better pricing.
- Credit: about 700 at minimum at most lenders, 740 or higher at some, and a few accept 680 with a higher rate.
- Reserves: six months to a year of payments, in funds you can reach, after closing.
- Debt-to-income: usually 43% or lower.
- Documentation: full documentation, with two years of tax returns and a profit and loss statement for self-employed borrowers.
Business owners whose returns understate income can look at a non-QM loan qualified on bank statements. The jumbo loan guide explains the product in general.
Taxes, Insurance and Transfer Tax at $1.2 Million
Jumbo lenders qualify you on the whole payment. Property tax in the City of Sacramento starts at the 1% Proposition 13 base, and with voter-approved debt the county’s 2025-26 rate book shows city tax rate areas from about 1.046% to 1.247% of assessed value. At closing, the City of Sacramento’s 0.275% transfer tax plus the county’s $1.10 per $1,000 comes to about $4,620 on a $1,200,000 sale, split however the contract says. The estimate below uses this site’s standard tax and insurance assumptions.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Older Large Homes and the Appraisal
The houses that need jumbo financing in Sacramento are often older: East Sacramento and Land Park were built out from the 1920s to the 1940s. Appraisers have fewer truly comparable sales at the top of a small submarket, and an expanded or heavily remodeled period house can be hard to compare. Some jumbo lenders ask for a second appraisal or a desk review on larger loans. Build that into your contingency period, and send any remodel permits and plans with the file.
Structures Other Than One Big First Mortgage
A conforming first at or below $832,750 combined with a closed-end second mortgage can work when jumbo reserve or credit rules do not fit. An adjustable-rate jumbo with a fixed first period is another route for a buyer who expects a job change or a sale within several years. The right structure depends on how long you will keep the house and on that week’s pricing.
Already Own Above the Line?
If you hold a large first mortgage in East Sacramento or Land Park at a low rate, refinancing to take cash would reprice the whole balance. A Sacramento HELOC of up to $800,000 leaves the first in place, with rates from 7.49% APR, variable. For conforming purchases elsewhere in the city, start with the Sacramento mortgage broker page.

Jumbo Questions From Sacramento Buyers
When does a Sacramento mortgage become a jumbo loan?
When the loan is above $832,750, the 2026 one-unit limit for Sacramento County. There is no high-balance tier in between. With 20% down that means a purchase price above about $1,040,938, so most homes even in East Sacramento and Land Park finance as conforming with a normal down payment.
Which neighborhoods need a Sacramento jumbo loan?
Mostly the larger homes in East Sacramento, especially the Fab 40s, and Land Park, whose medians ran about $799,000 and $807,000 in late summer 2026 (Redfin). Some upper-end Curtis Park and riverfront Pocket homes can too. Elsewhere jumbo is uncommon.
Should I put more down to avoid a jumbo loan?
Price it both ways. Bringing the loan to $832,750 or below moves it under conforming rules, which can lower the rate or ease reserves. On other days jumbo pricing is competitive and keeping cash makes more sense.
How much in reserves does a jumbo lender want?
Plan on 6 to 12 months of the complete house payment left in accessible accounts after closing. Bigger loans and more financed properties push lenders toward the top of that range.
Are Sacramento jumbo mortgage rates higher than conforming rates?
Not always. Jumbo pricing is set lender by lender and some days runs close to conforming, other days above it. The cards above show both at today’s county par, each with its APR.
Is the Sacramento transfer tax higher on a jumbo purchase?
The rate is the same; the dollars grow with price. The city charges 0.275% and the county $1.10 per $1,000, so a $1.2 million sale pays about $4,620 in total. The contract decides who pays it.
Can a duplex in Sacramento stay conforming above $832,750?
Yes. Conforming limits rise with units: $1,066,250 for two units and $1,601,750 for four in 2026.
