Rates priced for a Sacramento County address

Sacramento Mortgage Rates Today

These Sacramento mortgage rates are today’s par prices for a Sacramento County home, each shown with its APR. Under the cards: the 15-year against the 30-year at the city’s median price, what a point buys, how three low-down-payment loans compare, and the local details that push one Sacramento quote above another.

Today’s Sacramento Mortgage Rates by Program

Priced for Sacramento County, October 27, 2026

Par pricing for a single-family primary residence in Sacramento County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Sacramento scenario, no credit pull.

What the Cards Assume

Every card is built on the same scenario: an owner-occupied house, a fifth of the price down, a 780 score, escrows and a 30-day lock, at the rate where the lender charges no points and pays no credit. That makes them a fair baseline for comparing Sacramento mortgage rates across days and programs. Your own number will differ, and you can see it by opening any card or entering your scenario in the pricing engine, with no credit pull.

Why Two Sacramento Mortgage Rate Quotes Differ on the Same Day

Because Sacramento County sits at the national baseline, a loan here has no high-balance middle band. Up to $832,750 it prices as conforming, and above that it is jumbo. With a city median near $508,000 in September 2026, that line rarely matters. These do:

  • Loan-to-value. Conventional pricing changes at each 5% step. On a $508,000 home, moving from 5% to 10% down is about $25,400 more cash, and sometimes it lowers both the rate and the mortgage insurance enough to matter.
  • Score. A 680 file and a 780 file get different conventional prices. FHA and VA pricing moves much less with score.
  • Condo units. Midtown, Downtown and the Railyards add condo and loft inventory, and many conventional lenders add a condo adjustment when the down payment is under 25%.
  • Occupancy. A rental prices above a primary home; investors who qualify on rent use a DSCR loan instead.
  • The lender itself. Each lender adds its own margin and overlays, which is why Mike prices the same file at several.

Two numbers frame most rate conversations here. The city median sits about $325,000 below the county’s conforming limit, so loan size rarely moves Sacramento mortgage rates the way it does on the coast. And homes reach a pending sale in roughly three weeks, which means the rate you lock has to survive a quick escrow. Underwriting before the offer is what makes a standard lock period work.

Which Rate Grid Each Sacramento Neighborhood Usually Lands On

Lenders price by loan amount and file, not by ZIP code, but neighborhood prices make the pattern predictable.

Oak Park, Meadowview, Del Paso Heights and North Sacramento

The lower price tier. For scores below the mid-700s, FHA or CalHFA pricing often holds up better than conventional, and SHRA assistance can stack on top.

Tahoe Park and River Park

Mid-century homes at middle prices. On a conventional loan with 5% to 10% down, the mortgage insurance quote matters as much as the rate.

Midtown, Downtown and the Railyards

Condo and loft inventory means the condo adjustment shows up on many conventional quotes unless the buyer puts 25% down, and the building must pass the lender’s review.

Natomas

Rates price like anywhere else in the county, but the required flood policy raises the payment, covered below.

East Sacramento, Land Park and the Riverfront Pocket

Neighborhood medians near $800,000 stay conforming with a normal down payment; the largest homes cross $832,750 and move to jumbo pricing.

A $508,000 House on a 15-Year or a 30-Year

At Sacramento prices a 15-year loan is more within reach than on the coast, for example for a buyer bringing a large down payment from a home sale. The table runs today’s par rates for both terms on the September 2026 median with 20% down. The shorter term costs more each month and far less over the life of the loan. The bottom row shows what each quarter point is worth monthly on the 30-year, the number to keep in mind when you compare lenders.

Paying for a Lower Rate, or Being Paid to Take a Higher One

The ladder takes one loan on that same house and lists five prices around par from today’s county rate sheet. Rows above par cost points; rows below pay a credit you can apply to closing costs, including the city and county transfer tax if your contract puts it on you. The last column shows how many months the lower payment takes to repay the points. If you might move, refinance or pay the loan down within that time, the credit side is usually the better bet.

Three Ways to Buy at $425,000 With Little Down

Oak Park, Meadowview and North Sacramento are among the city’s entry-level areas, and Tahoe Park is a mid-priced first-time buyer area. This prices one $425,000 house for a 700-score buyer as a 5% down conventional loan, a 3.5% down FHA loan and a no-money-down VA loan. On loans this size, mortgage insurance matters as much as Sacramento mortgage rates do. If you are a first-time buyer under 80% of area median income, SHRA’s PLHA program can add a deferred loan of up to $50,000, and its 2026 program sheet listed it as open in June 2026; funding rounds change, so confirm before you count on it.

Loan Programs Behind the Cards and What Each Needs

  • Conventional: from 3% down for eligible first-time buyers, priced heavily on score and loan-to-value; mortgage insurance can be removed at 20% equity.
  • FHA: 3.5% down at a 580 score or 10% down from 500 to 579, up to the $764,750 county limit, with a 1.75% upfront premium and monthly MIP.
  • VA: no down payment and no monthly mortgage insurance for eligible veterans, with a funding fee unless exempt.
  • Jumbo: above $832,750, commonly about 700 credit or higher, 10% to 20% down and 6 to 12 months of reserves.
  • DSCR: investor loans qualified on rent, usually 20% to 25% down; not shown on the cards.

Flood Insurance Is a Payment Cost, Not a Rate Cost

A Natomas buyer and an East Sacramento buyer with the same file get the same rate. What differs is the payment. Natomas is mapped FEMA Zone A99, and owners with federally backed mortgages there must carry flood insurance until the levee project is complete. That premium is added to principal, interest, taxes and homeowners insurance when the lender figures your debt-to-income ratio, so it can shrink how much you qualify for. Get a flood quote early and compare total payments, not just rates.

Locking When Homes Sell in 25 Days

Sacramento homes went under contract in a median of 25 days in September 2026, three days faster than a year earlier, and sold at 99.9% of list. A 30-day lock fits most purchases once the loan is underwritten before the offer. Condo projects that need an HOA questionnaire, or a sale and purchase timed together for a Bay Area move, may call for 45 days. Mike will tell you what your file needs; the lock decision is yours.

Fixed Rates and Prime Are Separate Stories

Fixed mortgage rates track the bond market and inflation expectations, so they can move before or after the Federal Reserve acts, or hardly at all. Home equity lines move with the prime rate. If you already own and want cash rather than a new first mortgage, the Sacramento HELOC page covers that side, with rates from 7.49% APR, variable.

Rate Questions From Sacramento Buyers

Is there a high-balance loan tier in Sacramento County?

No. Sacramento County’s 2026 one-unit limit is $832,750, the same as the national baseline, so a loan is either conforming or jumbo. That keeps pricing simpler, and with a city median near $508,000 a loan at the median is comfortably conforming.

Why does my quote differ from the Sacramento mortgage rates on the cards?

The cards assume a house you will occupy, 20% down, 780 credit and a 30-day lock. Each departure, such as a condo, a smaller down payment or a rental, moves the price. Run your own scenario in the pricing engine, or send it to Mike, to see your actual rate and APR.

Does flood insurance in Natomas change my mortgage rate?

No, the rate is priced the same. Flood insurance changes the payment. Because Natomas is FEMA Zone A99, federally backed loans there require a flood policy, and the premium counts in your debt-to-income ratio, which can lower the amount you qualify for.

Should a Bay Area seller buying in Sacramento pick a 15-year loan?

It depends on cash flow and plans. With a large down payment the 15-year payment on a Sacramento home can be manageable and saves a great deal of interest. Others prefer the lower 30-year payment and pay extra when they can. The comparison above shows both.

Does SHRA down payment help change my rate?

The assistance itself is a separate deferred loan, so the first mortgage is priced on its own terms. What changes is the lender list: only participating lenders can close with SHRA or CalHFA help, and Mike compares rates among those.

Can a lender credit pay the Sacramento transfer tax?

A lender credit can go toward allowable closing costs, which can include transfer tax the contract assigns to the buyer. Inside city limits that is $2.75 per $1,000 plus the county’s $1.10. Choosing a slightly higher rate is the trade.

Do these rates apply outside the Sacramento city limits?

Yes, anywhere in Sacramento County. Lenders price by county, so the same rate sheet and the same $832,750 limit apply. The 0.275% city transfer tax applies only inside the City of Sacramento. Mike lends throughout California from Simi Valley.
