Sacramento County, a direct lender with the option to broker
Sacramento Mortgage Broker
A Sacramento mortgage broker earns its keep here less on loan size and more on fit. The city’s median sale price was about $508,000 in September 2026, far below the county’s $832,750 conforming limit, so the question is rarely whether a loan is jumbo. It is which program, which lender’s rules and which local costs suit your file. Alameda Mortgage is a direct lender with the option to broker, so Mike Fisher compares those answers across our own programs and other wholesale lenders, working from Simi Valley with a Sacramento appraiser and escrow company on the ground.

A Sacramento Mortgage Broker for State Workers and Bay Area Movers
Two groups shape a lot of Sacramento purchase files in 2026. The first is state government. The State Controller counted 89,582 active state employees in Sacramento County in March 2025, and a four-day return-to-office order took effect on July 1, 2026. For a worker who had been remote from farther out, the commute is now a daily cost, and a home closer to the Capitol starts to make sense. State pay stubs are easy to document, which suits conventional, FHA and CalHFA loans alike.
The second group comes from the Bay Area. Redfin ranked Sacramento the most-searched relocation destination in the country in its February to April 2025 data, with San Francisco among the top origins. Those buyers may arrive with sale proceeds, and the same budget can mean a larger down payment or a 1920s house in Land Park instead of a condo. Lining up that sale with the next purchase is a lending question, and a Sacramento mortgage broker with several lenders has more ways to solve it.
Sacramento County uses the national baseline limit for 2026: $832,750 for one unit, with no high-balance band. A loan is conforming up to that number and jumbo above it, and most buyers borrow well under the line.

Why Use a Mortgage Broker in Sacramento Instead of a Bank
A bank or credit union quotes its own rate sheet and its own overlays. Alameda Mortgage lends directly, and Mike can also send the same Sacramento scenario to other wholesale lenders: one may price FHA well at a 640 score, another may approve a Midtown condo that a third will not touch. You see each option with its APR, points or credit and cash to close, then choose. None of that depends on a Sacramento office, and we do not claim one.
| A retail bank | Alameda Mortgage, direct lender that can also broker | |
|---|---|---|
| Rate sheets compared | The bank’s own | Ours plus other wholesale lenders, same scenario, same day |
| FHA at a mid-600s score | One set of overlays decides | Placed with a lender whose overlays fit |
| Midtown or Railyards condo | One HOA review standard | Lenders with different condo rules |
| SHRA or CalHFA assistance | Only if that bank participates | Matched to a participating lender first |
| Self-employed income | Two years of tax returns | Returns, or bank statement and non-QM options |
General comparison. Banks and lenders vary, and every loan is subject to credit approval.
Sacramento Real Estate Market Insights
Sources: Redfin (September 2026), Zillow Home Value Index (September 30, 2026), U.S. Census Bureau ACS 2020-2024, California Department of Finance E-1.
Redfin’s median measures what closed in a month and rose 3.3% from September 2025; Zillow’s index tracks the whole housing stock and slipped 0.6%. Together they describe a roughly flat market where homes sell near asking price in under a month. At 99.9% of list, sellers compare the strength of each approval, so a pre-approval that has already been through income and asset review carries real weight.
Sacramento Neighborhoods and the Home Loans That Suit Them
East Sacramento and Land Park
Redfin medians of about $799,000 in East Sacramento (September 2026) and $807,000 in Land Park (August 2026). Purchases near those figures stay conforming with a normal down payment; the larger Fab 40s and Land Park houses cross into jumbo.
Curtis Park and Oak Park
Curtis Park mixes revival-style homes with newer infill at Crocker Village in the upper-middle tier. Oak Park, south of Broadway, has long been entry-level and is changing as remodelers and investors buy in.
Midtown, Downtown and the Railyards
Victorians, converted flats, condos and lofts near the state offices. The building is reviewed along with you, so send the project name early.
Natomas
1990s to 2020s master-planned tracts near the airport, subject to the flood insurance rule below.
Pocket, Greenhaven, Tahoe Park and River Park
Mid-century and 1960s to 1980s single-family homes at middle prices, with riverfront Pocket lots at the high end. Conventional loans with 5% to 10% down fit many purchases here.
Del Paso Heights, North Sacramento and Meadowview
The lower price tier, where FHA or a CalHFA first mortgage paired with SHRA assistance can be a good fit.

Property Taxes, Insurance and Transfer Tax in Sacramento
Sacramento is one of the California cities with its own transfer tax: 0.275% of the price, or $2.75 per $1,000, collected by the County Clerk-Recorder when the deed records. With the county’s $1.10 per $1,000 the total is $3.85 per $1,000, about $1,397 to the city and $559 to the county on a $508,000 sale. Who pays is negotiated.
Property tax starts at 1% under Proposition 13; Sacramento County’s 2025-26 rate book shows City of Sacramento tax rate areas from about 1.046% to 1.247% of assessed value. In newer areas such as Natomas, check the bill for Mello-Roos or district charges. The estimate below excludes flood insurance.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Flood Insurance in Natomas and Other Sacramento Zones
FEMA remapped the Natomas Basin to Zone A99 on June 16, 2015, after it had been Zone AE from December 2008. A99 means levee work is underway but unfinished, so the basin is still a Special Flood Hazard Area and conventional, FHA and VA loans there require flood insurance. The premium counts in your debt-to-income ratio. Other parts of the city carry Zone A, AE, AH or AO designations, since Sacramento sits where two rivers meet, so check the map before you offer.
First-Time Buyer Help in Sacramento
SHRA posted its 2026 program sheets in June 2026. Its PLHA program lends 20% of the price, $10,000 to $50,000, deferred at 1% simple interest, for first-time buyers at or below 80% of area median income ($105,100 for four). CalHome offers up to $40,000 at 3% in qualified census tracts. The Mortgage Credit Certificate is closed because funds ran out. CalHFA’s MyHome adds up to 3.5% with a CalHFA FHA first, and Dream For All runs by drawing. Rounds change, so Mike confirms status first.
Refinancing and Home Equity in Sacramento
Long-time owners in the central neighborhoods often hold a low first-mortgage rate and a lot of equity. A Sacramento HELOC or fixed-rate second usually beats a cash-out refinance for them, with lines from 7.49% APR, variable. A rate-and-term refinance wins when rates drop enough or FHA insurance can come off. Test both on the mortgage calculator.
Investment Property Financing in Sacramento
About 48% of occupied homes are rented, and Zillow’s average rent was $2,045 in September 2026. A Sacramento DSCR loan qualifies on that rent and can close in an LLC. The city’s Tenant Protection Program caps increases on covered pre-1995 apartments at 5% plus CPI, a maximum of 8.6% from July 1, 2026.
Sacramento Housing Market Outlook
We do not forecast prices. The September 2026 data shows steady values, homes selling three days faster than a year earlier and rents up 1.2%. Buy on the payment you can carry today.

Sacramento Home Loan Questions, Answered
How much is the Sacramento transfer tax on a home sale?
The city charges $2.75 per $1,000 on top of the county’s $1.10, for $3.85 per $1,000, roughly $1,956 on a $508,000 home. The County Clerk-Recorder collects it at recording, and the contract decides who pays.
Do I need flood insurance to buy in Natomas?
On a federally backed loan, yes. Natomas is FEMA Zone A99, a Special Flood Hazard Area with unfinished levee work, so conventional, FHA and VA lenders require a policy. Get a quote during inspections, because the premium counts in your payment.
Is a Sacramento home over $800,000 a jumbo loan?
Not necessarily. Jumbo depends on the loan amount. With 20% down, a purchase up to about $1,040,938 still fits under the $832,750 county limit.
Why use a Sacramento mortgage broker if I work for the state?
State pay is easy to document, so the variable is pricing and program fit. A Sacramento mortgage broker compares conventional, FHA and CalHFA options with SHRA help across several lenders, so you see the real payment before choosing a home near the office.
Can I use SHRA down payment help through a broker?
Yes, when the lender on the file participates. PLHA offers 20% of the price up to $50,000 for first-time buyers at or below 80% of area median income. Mike confirms participation and remaining funds first.
Does shopping several lenders mean several credit pulls?
No. Pricing starts with no credit check, one report goes with the application, and mortgage inquiries in a short window generally score as one.
Can you close a Sacramento loan from Simi Valley?
Yes. Alameda Mortgage Corp is licensed statewide. Loans run by phone, email and e-signature with a Sacramento County appraiser and local escrow, and Mike stays your contact through funding.
