Fresno County, a direct lender that can also broker
Fresno Mortgage Broker
A Fresno mortgage broker should be able to tell you two things before anything else: where your loan sits against the county limit, and which lender treats your file best. Fresno’s median sale price was about $405,000 in August 2026 (Redfin), less than half of the county’s $832,750 conforming limit, and the typical home took 44 days to sell. Alameda Mortgage is a direct lender with the option to broker: from Simi Valley, Mike Fisher prices each Fresno file with us and, when it helps, against other wholesale lenders, then closes it through a Fresno County appraiser and a local escrow company.

A Fresno Mortgage Broker With Room Under the Loan Limit
Fresno County uses the national baseline for 2026: one-unit conforming loans up to $832,750. There is no high-balance tier here, so a loan is either standard conforming or jumbo, and with the city median near $405,000, nearly every purchase sits well inside the conforming side. Zillow’s typical home value was about $385,000 at the end of September 2026, and the Census Bureau’s 2020-2024 survey had owners valuing their homes at a median of $374,800.
What that means for shopping is that lenders compete on the details rather than the loan band: the rate and points on a modest loan, how they treat a 660 score, whether they will take overtime or seasonal pay, and what they charge to close. Those differences are real from one lender to the next, and they are the reason a Fresno mortgage broker sends the same scenario to several of them instead of one.

Why a Fresno Buyer Might Choose a Broker Over a Bank
A bank or credit union can only offer the loans on its own rate sheet, with its own rules about credit, income and property type. Alameda Mortgage lends directly, and Mike can also take one Fresno application to other wholesale lenders and lay their rate, APR, points and cash to close side by side with ours. One may be easier on a 640 score, another may average seasonal packing-house income more favorably. You pick. Alameda Mortgage has no Fresno office and does not claim one; Mike works the file from Simi Valley.
| A retail bank | Alameda Mortgage, direct lender that can also broker | |
|---|---|---|
| Who prices the loan | One institution and its own rate sheet | Our own programs plus other wholesale lenders, compared on the same day |
| Seasonal, overtime or shift income | One averaging method | Lenders that differ in how they count a two-year history |
| Credit in the 600s | Approved or declined on one set of overlays | FHA and conventional lenders with different score floors |
| Local down payment assistance | Only if that bank participates | Matched to a lender that takes part in the program |
| Self-employed or farm-business income | Tax returns, usually nothing else | Tax returns, or bank statement programs when returns understate income |
| If the first lender says no | Start again elsewhere | The file moves to the next lender that fits |
A general comparison only; practices vary by institution, and every loan needs credit approval.
Fresno Housing Market Insights, Late 2026
Sources: Redfin Fresno housing market (August 2026), Zillow Home Value Index and rent data (September 30, 2026), U.S. Census Bureau ACS 2020-2024, California Department of Finance E-1 estimates.
Redfin’s August 2026 figures show Fresno homes taking a median of 44 days to sell, with the median sale price down 2.6%. Zillow’s value index was up only 0.6% for the year to September, and its median time to a pending sale was shorter, at 19 days, so well-priced listings still move. Buyers can usually inspect and negotiate repairs without a bidding war.
Rents moved the other way, up 3.9% to $1,945. Renters weighing a purchase can send Mike a target price and see the full payment next to their rent.
What the Recent Numbers Point To
We do not publish forecasts. The data shows prices leveling off, homes sitting a little longer than a year ago and rents still climbing, which favors buyers whose financing is settled, since sellers facing a longer wait may be more open to repair credits.
Fresno Neighborhoods and Their Usual Loan Programs
These notes describe the housing and the loan that usually fits, not neighborhood prices.
Woodward Park
Newer, larger single-family homes in north Fresno near the San Joaquin River bluffs, in the city’s upper price tier. Conventional financing with 10% to 20% down fits many purchases here.
Copper River Ranch
A gated, master-planned community with a golf course and some of the highest-priced homes in the city. This is the most likely place in Fresno for a loan to pass $832,750 and become jumbo.
Fig Garden, Old Fig Garden and Van Ness Extension
Large lots, mature trees and older estate-style homes at the top of the local market. Much of Old Fig Garden is an unincorporated county island, which changes which assistance programs apply even though the mailing address says Fresno.
Tower District
Pre-war bungalows and period homes near the Tower Theatre, with a mix of renters and first-time buyers. An FHA appraisal may flag peeling paint or roof items.
Sunnyside
Established homes around the Sunnyside Country Club in southeast Fresno. Parts of it are county islands, so confirm the jurisdiction from the parcel before choosing between city and county help.
Northwest Fresno and the Herndon and Bullard Area
Tract homes from the 1980s through the 2000s and the core of the mid-price family market. Conventional and FHA both work; credit score and mortgage insurance cost usually decide.
Southeast, Southwest and Downtown Fresno
Southeast Fresno mixes older and newer tracts at entry to mid-level prices. Southwest Fresno has lower-priced older homes and is a focus of city reinvestment. Downtown is a small owner market, mostly rentals and new mixed-use projects near the planned high-speed rail station.
Loan Programs a Fresno Mortgage Broker Can Shop for You
- Conventional loans from 3% down, up to $832,750 for one unit.
- FHA loans with 3.5% down and a 580 score, up to the $541,287 county limit.
- VA home loans with no down payment for eligible veterans and service members.
- Jumbo loans for the few north Fresno homes that need more than the conforming limit.
- Non-QM and bank statement loans for growers, contractors and owners whose returns understate their income.
- DSCR investor loans that qualify a rental on its rent instead of your pay stubs.
- HELOCs and fixed-rate second mortgages that leave a low first mortgage in place.
- Refinance loans, rate-and-term or cash-out.
First-Time Buyer Help: City Limits or County Island?
Fresno has an unusual map. Much of Old Fig Garden, parts of Sunnyside and pockets such as Mayfair, Calwa and Tarpey Village are unincorporated county islands surrounded by the city, so a Fresno mailing address does not settle which government’s programs apply.
- City of Fresno Mortgage Assistance Program: up to $100,000 as a 0% deferred, forgivable second for low-income first-time buyers inside city limits. It opened in October 2025; 2026 funding was not confirmed, so call 559-621-8300 first.
- Fresno County Homebuyer Assistance Program: a 0% deferred loan for buyers at or below 80% of area median income in unincorporated areas, partner cities and county islands such as Fig Garden and Sunnyside. Existing homes only.
- OpenHome: up to $10,000 for qualifying Fresno and Madera area renters, open from August 17, 2026 until its grant runs out.
- CalHFA: MyHome assistance pairs with CalHFA first mortgages statewide; the 2026 Dream For All application window closed March 16, 2026.
Funding rounds change, so Mike confirms each program’s status and the lender’s participation when you apply.
Fresno Property Tax, Insurance and Transfer Tax
Fresno property tax starts at the 1% Proposition 13 base on your purchase price, then adds voter-approved bonds. In the newer north and southeast Fresno subdivisions, look at the current tax bill for a community facilities district or a landscape and lighting assessment, because lenders count any special charge in your monthly payment. The figures below use this site’s standard estimates and do not include those charges.
No separate City of Fresno transfer tax turned up in our research, so a sale pays the county documentary transfer tax of $1.10 per $1,000 of value, about $446 on a $405,000 home. Who pays it is part of the purchase contract, and escrow confirms the figure.
An older roof or wiring can change what an insurer will write, so get a quote during the inspection period. Flood risk is local, near the San Joaquin River bluffs and some creek areas, so check the FEMA map for the address.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Refinancing or Tapping Equity in Fresno
Owners who locked a first mortgage well below today’s rates rarely want to give it up. A Fresno HELOC or a fixed-rate second sits behind the existing loan, so a roof, an HVAC system or a garage conversion gets funded without repricing the whole balance. Lines start from 7.49% APR, variable. A rate-and-term refinance still wins when the new rate is clearly lower or when 20% equity lets you drop FHA mortgage insurance. Your Fresno mortgage broker can price both paths on the same day, and the mortgage calculator lets you test the payment first.
Financing a Fresno Rental Property
About half of Fresno homes are renter-occupied, with Fresno State, hospital, farm and logistics workers among the tenants. Zillow’s average rent of $1,945 in September 2026 includes single-family rentals; the Census median gross rent for 2020-2024 was $1,421. Investors can buy conventionally on their own income or use a Fresno DSCR loan that qualifies on the property’s rent and can close in an LLC.
Fresno has no local rent control, so AB 1482 is the rent cap for covered units, and the city’s Rental Housing Improvement Act runs a registration and inspection program focused on habitability. Short-term rentals need a city permit held by the owner, with 12% transient occupancy tax plus a 2% tourism assessment. A small multifamily you live in is the gentler start: conforming limits rise to $1,066,250 for two units in Fresno County.

Fresno Home Loan Questions, Answered
How is a Fresno mortgage broker different from a bank?
Alameda Mortgage is a direct lender that can also broker, so one application gets you our own programs and, if they fit better, other wholesale lenders’, compared on the same day, while a bank can only offer its own programs. It helps most with seasonal income, scores in the 600s and self-employed borrowers.
Is there a high-balance loan tier in Fresno County?
No. Fresno County’s 2026 one-unit conforming limit is $832,750, the same as the national baseline, so there is no high-balance band between conforming and jumbo. Above it, a loan is jumbo, and with a median near $405,000 few Fresno buyers come close.
Does the City of Fresno charge a transfer tax?
No separate city transfer tax was found, so Fresno sales pay the county documentary transfer tax of $1.10 per $1,000 of value. On a $405,000 home that is about $446. The contract decides who pays it.
My house is in Old Fig Garden. Is that the City of Fresno?
Much of Old Fig Garden is an unincorporated county island, even with a Fresno address. That matters for assistance programs: the City’s Mortgage Assistance Program covers homes inside city limits, while the County’s Homebuyer Assistance Program lists county islands such as Fig Garden and Sunnyside. The parcel record or your escrow officer can confirm the jurisdiction.
How long do Fresno homes take to sell right now?
Redfin’s median was 44 days in August 2026, five days longer than a year before, with the median sale price down 2.6%. Zillow’s days-to-pending figure was shorter, at 19 days, so attractive listings still go quickly.
Will a Fresno mortgage broker pull my credit several times?
No. Pricing starts without a credit check. When you apply, one credit report goes with the file to the lenders being compared, and mortgage inquiries made within a short shopping window generally count as a single inquiry for scoring.
Can you close a Fresno loan from Simi Valley?
Yes. The company’s California license covers every county, so a Fresno file moves by phone, email and e-signature. A Fresno County appraiser values the home, a local escrow company closes it, and Mike stays your contact through funding.
