Fresno HELOC: A Line of Credit Beside Your First Mortgage
A Fresno HELOC lets you use the equity in a home worth about $385,000 without touching the first mortgage you already have. If that loan carries a rate in the 3% range, keeping it is usually the point. You draw what you need as you need it and pay interest only on the balance. Alameda Mortgage is a direct lender with the option to broker, so Mike Fisher compares our line with other lenders’ from Simi Valley, with rates from 7.49% APR, variable.

How a Fresno HELOC Works Behind Your First Loan
A cash-out refinance pays off your current loan and writes a bigger one at today’s rate. On a Fresno house, the cash you want is often a modest share of the balance, so repricing the whole loan to get it is an expensive trade. A HELOC is a second lien instead. Your first mortgage keeps its rate, term and payment, and the line sits behind it with a 10-year draw period during which you borrow, repay and borrow again, paying interest only on what you have drawn. After the draw ends, the balance repays over 20 years. The rate is variable: it equals the prime rate plus a margin and resets when prime changes.
Fresno owners tend to have a good starting position. Long-time owners in central and northwest Fresno often owe far less than their home is worth today, and a Fresno HELOC turns that gap into credit you can tap for years. The full trade-off is laid out in our HELOC vs cash-out refinance guide; the local numbers follow below.
