Bank statement HELOC for self-employed Californians

A bank statement HELOC lets business owners and 1099 earners borrow against their home using bank deposits instead of tax returns. Keep your first mortgage, and let your real cash flow do the qualifying.

  • 12 or 24 months of business or personal statements
  • No tax returns, no W-2s, no transcripts
  • Lines from $50,000 to $800,000, variable rate
  • Mike checks which method shows the most income

Estimate only, not an offer of credit. Business deposits use an illustrative 50% expense factor; lenders set it by business type and a CPA letter can change it. Lines on bank statement income are estimated at up to 80% combined loan-to-value. HELOC rates are variable.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line of credit for self-employed borrowers that is qualified on the money flowing into your bank accounts instead of the income on your tax returns. You open a revolving line against your home’s equity, draw what you need during the 10-year draw period, and pay interest only on the balance you use. Your first mortgage is not touched.

It is still a fully underwritten loan. The lender checks credit, values the home and reviews your statements line by line. What changes is how income is proven: deposits and a business history instead of Schedule C, K-1s and IRS transcripts.

Why Tax Returns Get in the Way

If you run a business in California, your accountant’s job is to lower your taxable income. Vehicle costs, depreciation, home office, equipment and retirement contributions all come off the top, and the number left on your Schedule C or K-1 can be a fraction of what the business actually brings in. A standard HELOC underwriter reads that net number and sizes the line to it, or declines it.

A line qualified on bank statements looks at deposits instead. The money that lands in your accounts month after month is a more honest picture of what you can afford, and it lets you borrow against your equity on the strength of that cash flow rather than the number you worked hard to minimize.

How Lenders Calculate Income From Deposits

Lenders review 12 or 24 months of complete statements. Transfers between your own accounts, refunds, loan proceeds and other one-time items are removed, and what remains is averaged into a monthly figure.

Business bank statements

Business deposits are gross revenue, so the lender applies an expense factor to estimate profit. The factor depends on the type of business; a service business with few costs is treated differently from a contractor buying materials. If your real expenses run lower than the standard factor, a letter from your CPA or tax preparer stating your expense ratio can raise the income used.

Example: average business deposits of $38,000 a month × (100% − a 50% expense factor) = $19,000 of qualifying monthly income.

Personal bank statements

If the business pays you into a personal account, qualifying deposits usually count in full with no expense factor. Owners who pay themselves a steady draw often qualify more simply this way.

Illustrative qualifying income from deposits
Average monthly depositsBusiness account (50% factor)Personal account
$20,000$10,000/mo$20,000/mo
$38,000$19,000/mo$38,000/mo
$60,000$30,000/mo$60,000/mo

That qualifying income is then compared with your monthly debts, including the payment on the new line, the same way any loan is.

12-Month vs 24-Month Bank Statements

When 12 months works better

If the business has grown, the most recent year shows higher deposits, and a 12-month average leaves the slower year out. It is also less paperwork to gather.

When 24 months works better

If the last year was slower, or the business is seasonal, two years can smooth out a dip. Some lenders also price 24-month files a little better. Mike runs both versions when you send statements and uses whichever gives you the stronger file.

Bank Statement HELOC Requirements in California

  • Time in business: usually two years, shown by a business license, CPA or tax preparer letter, or state filing.
  • Statements: 12 or 24 consecutive months, every page, for each account you want counted.
  • Credit: minimums tend to run higher than on a fully documented line; better credit also means better pricing.
  • Equity: the combined loan-to-value on bank statement lines can be lower than our standard 90% ceiling.
  • Debt-to-income: your qualifying income must cover the new line plus existing debts.
  • The home: a one- to four-unit property, valued by appraisal or an automated valuation depending on the line size.
  • Insurance: homeowners coverage, plus flood insurance where the home sits in a flood zone.

If your tax returns already show enough income, a standard California HELOC will usually price better, and Mike will tell you so. The bank statement route is for when the returns hold you back.

How Much Can You Borrow?

The line is sized by your home’s value and what you owe. Take a home worth $900,000 with a $380,000 first mortgage: at 80% combined loan-to-value, total borrowing can reach $720,000, which leaves room for a line of about $340,000. Your qualifying income then has to support the payment. Lines run $50,000 to $800,000; Mike confirms the limits for a bank statement line on your scenario before you apply.

Bank Statement HELOC Rates

Like every HELOC, a bank statement line has a variable rate set at the prime rate plus a margin, and it moves when prime moves. Our standard lines start at 7.49% APR for strong credit and lower combined loan-to-value; bank statement lines usually price above that starting rate. The margin you get depends on credit, how much of the home’s value you borrow against, the line size and whether the home is your residence or a rental. Because Alameda Mortgage is a direct lender that can also broker, Mike can compare other lenders’ bank statement HELOC pricing for the same file instead of quoting just one.

Prefer a payment that never changes? A fixed-rate second mortgage uses the same bank statement documentation and pays out the full amount at closing.

Self-Employed Californians We Help

Contractors and the trades

Materials, trucks and tools flow through the business, so deposits are high and taxable income is low. Business statements with a CPA expense letter often tell the real story.

Real estate agents and other commission earners

Income arrives in uneven chunks. Averaging 12 or 24 months of deposits evens out the busy and slow seasons.

Entertainment industry freelancers

Across Los Angeles and Ventura County, crew, editors, writers and performers are often paid on 1099s by several production companies a year. Personal statements can capture all of it in one place.

Medical, dental and professional practice owners

Practice owners often take large depreciation on equipment and buildouts. Deposits show the revenue that the deductions hide.

Restaurant, retail and service business owners

Card processing deposits make a clear monthly record. Seasonal businesses usually do better with the 24-month average.

Consultants, gig and rideshare earners

If you work for yourself through platforms or direct clients, consistent deposits into one account can qualify even when your Schedule C income looks thin.

Ways Business Owners Use the Line

  • Remodels and ADUs without pulling cash out of the business.
  • Working capital for payroll gaps, inventory or a new contract, paid back as receivables come in.
  • Equipment or vehicles without tying up the business’s own cash.
  • Paying off higher-rate debt such as business credit cards or merchant cash advances.
  • A down payment on a rental, then a DSCR loan that qualifies on the property’s rent.
  • A standing reserve that costs nothing until you draw on it.

Personal or Business Statements?

If you pay yourself from the business into a personal account, personal statements can be simpler: lenders generally count qualifying deposits at face value, with no expense factor. If business revenue lands in a business account and you draw irregularly, business statements usually show more income even after the expense factor. Some owners qualify best with a CPA-prepared expense ratio rather than the lender’s standard factor. We look at your actual accounts and run the method that gives you the strongest result.

What to Have Ready

  • 12 or 24 months of complete bank statements, every page, for the accounts you want counted.
  • Proof the business exists: a business license, CPA or tax preparer letter, or state filing, usually showing two years in business.
  • Your current mortgage statement, homeowners insurance and property tax bill.
  • Identification and permission for a credit check when you are ready to apply.

Common Reasons a File Needs More Work

  • Large one-time deposits, such as a property sale or a loan, need to be explained and are usually excluded.
  • Commingled accounts, where business and personal money flow through one account, may need a letter from your CPA.
  • Declining deposits over the period can lower the income used, so timing your application can matter.
  • NSF or overdraft activity on the statements is reviewed closely.

None of these are deal breakers on their own. Telling us about them up front lets Mike place the file with a lender whose rules fit.

Keep Your Low First Mortgage

Many self-employed owners refinanced into their current first mortgage when rates were near their lows, often with a full-documentation loan they could not qualify for today. A cash-out refinance would mean qualifying all over again and giving up that rate on the entire balance. A line qualified on deposits avoids both: the first mortgage stays put, and only the new borrowing is underwritten on your deposits. The HELOC vs cash-out refinance page walks through the math, and if you already have a line that is maxed out or reaching the end of its draw period, see refinancing a HELOC.

Buying instead of borrowing against a home you own? A bank statement mortgage works the same way for a purchase.

How It Works With Us, Step by Step

  1. Run your numbers. Use the estimator at the top of this page or call. No credit pull to start.
  2. Send statements. Mike reviews 12 and 24 months, business and personal, and picks the method that shows the most income.
  3. Compare lenders. He prices your file with us and, when it helps, with other wholesale lenders that offer bank statement lines, and sends the rate, line and costs.
  4. Apply and value the home. Credit is pulled, and the home is valued by appraisal or an automated valuation.
  5. Sign and draw. On your primary home, the line opens after the three-business-day right to cancel.

Questions people ask

What is a bank statement HELOC?

A bank statement HELOC is a home equity line of credit where the lender figures your income from 12 or 24 months of bank deposits instead of tax returns and W-2s. It is built for self-employed borrowers whose write-offs make their taxable income look smaller than what the business really earns. Your first mortgage stays in place.

Can I get a HELOC without tax returns?

Yes, with a bank statement HELOC. Instead of tax returns, the lender calculates your income from personal or business bank deposits. It is still fully underwritten, with a credit check and a valuation of the home, so it is not a no-documentation loan.

How is my income calculated from bank statements?

For business accounts, the lender averages your deposits and applies an expense factor, or uses a figure your CPA provides, to estimate what the business earns. Personal account deposits are usually counted in full after removing transfers between your own accounts and one-time deposits.

Do I need to be self-employed for two years?

Most programs want two years in business, verified with a business license, a CPA letter or similar. Some accept a shorter history if you worked in the same line of work before going out on your own. Tell Mike your history up front and he will match the file to a lender whose rules fit.

Is a bank statement HELOC rate higher than a regular HELOC?

Usually somewhat higher than a fully documented line, depending on credit and combined loan-to-value. For many owners the trade is worth it because their tax returns would not qualify them for the line they need. Like every HELOC, the rate is variable.

Should I use 12 or 24 months of statements?

If your deposits have grown, 12 months usually shows more income because it leaves out the slower year. If the last year was slower, 24 months can smooth it out. Some lenders price the two differently. Mike runs both when you send statements and uses the one that works best.

Will the line affect my first mortgage?

No. The line is a separate second lien. Your first mortgage keeps its rate, balance and payment, which is the main reason self-employed owners choose a line over a cash-out refinance that would have to be requalified from scratch.

Can I use the line for my business?

Yes. Many owners keep a line open as working capital or to buy equipment, then pay it down when receivables come in. Talk to your tax professional about how the interest is treated.

Can I open a line like this on a rental?

Some lenders allow it on one- to four-unit rentals at a lower combined loan-to-value. See the investment property HELOC page for how rental lines work.
