San Jose HELOC: Tap the Equity, Leave the First Loan Alone

A San Jose HELOC lets you borrow against a home Zillow valued at about $1.35 million in September 2026 without touching the first mortgage you already have. If that loan carries a rate from a few years ago, it stays exactly as it is. Alameda Mortgage lends directly and can also broker, so from Simi Valley Mike Fisher compares our line with other lenders’, with rates from 7.49% APR, variable.

How a San Jose HELOC Keeps Your First Loan in Place

Owners here tend to hold two valuable things at once: a large amount of equity and a first mortgage rate they will not see again soon. A cash-out refinance trades away the second to reach the first, because it pays off the old loan and rewrites the whole balance at today’s rate. A home equity line of credit is a separate second lien. The first mortgage keeps its rate, term and payment. You draw on the line during a 10-year draw period, pay interest on what you have used, and repay over 20 years after that. The cost of that flexibility is a variable rate, set from the prime rate plus a margin, so the payment changes when prime does.

An owner who bought in the 2010s or earlier and has paid the loan down since may be sitting on several hundred thousand dollars of borrowing room. The statewide HELOC vs cash-out refinance guide covers the general trade-offs; the San Jose HELOC numbers are below.

San Jose HELOC or Cash-Out Refinance on a 2.875% Loan

Take an owner with $520,000 left at 2.875% who needs $175,000. The left column keeps that loan and opens a line for the new money; the right column refinances the entire $695,000 at today’s Santa Clara County par rate. The table compares first-year interest only. In later years the line’s rate moves with prime and you decide how quickly to pay it back, but the first-year gap tells you most of what you need to know.

$175,000 cash, $520,000 first mortgage at 2.88%Keep it, add a HELOCCash-out refinance
Rate2.88% on $520,000, 7.49% APR variable on $175,0007.125% (7.192% APR) on $695,000
Monthly interest, first year$2,338$4,127

Refinance at today’s par 30-year fixed for Santa Clara County (780 credit, 30-day lock); a cash-out refinance usually prices higher. Interest only, for comparison. HELOC rate is variable.

How Large a Line a $1.35 Million Home Supports

Here is the arithmetic on a home at $1,355,000, about the city’s typical value, with $520,000 still owed on the first mortgage. The columns show the line you could open at three combined loan-to-value levels and how much equity would remain. The bottom rows show interest-only payments during the draw on two amounts, and what each becomes once repayment begins. A lower combined loan-to-value tends to earn a better margin.

Illustration at the San Jose typical home value (Zillow, Sep 2026). HELOC rates are variable, based on the prime rate plus a margin, and can change after closing. 7.49% APR is the starting rate as of October 2026 for qualified borrowers with strong credit and lower combined loan-to-value; your rate may be higher. Maximum APR 18%. Fees to open the line range from $0 to $1,500. No annual fee. Property insurance is required, and flood insurance where applicable. Subject to credit approval and property valuation.

Values dipped slightly in 2026. Zillow’s index was down half a percent over the year, and Redfin’s median sale price fell 5.0%. That matters for a line because the lender sizes it from today’s value, so an owner who last checked at the peak should expect a slightly smaller number. The Census median, which reflects what owners said their homes were worth across 2020 to 2024, sits below today’s typical value, which tells you most of the equity was built before this year.

Single-family owners hold most of it. With a house median near $1.57 million against a condo median of $729,000, a typical house owner has far more room under the combined loan-to-value cap than a condo owner with the same balance.

What San Jose Owners Borrow Against Their Homes For

Tract Houses at Fifty to Seventy Years Old

Most of San Jose was built on former orchard land as single-family tracts between the 1950s and the 1980s. Blossom Valley and Seven Trees are 1950s to 1970s subdivisions; Evergreen and Berryessa added homes from the 1970s on. Houses that age reach the same list sooner or later: a roof, windows, an electrical panel sized for a different era, plumbing, heating, and kitchens and baths last redone decades ago. Those jobs rarely come in at the first bid. A line lets you draw as invoices arrive instead of borrowing the whole budget on day one.

A Backyard Unit While Rents Climb

State law allows accessory dwelling units on most single-family lots, and San Jose owners use them for adult children, parents or a long-term tenant. Apartment List’s October 2026 report put the median one-bedroom rent at $2,745, with overall rents up 7.6% in a year, far faster than home prices. We have not verified San Jose’s own ADU permit programs or pre-approved plans, so start with the city’s planning department. A line suits construction because the builder bills in stages, and ADUs are exempt from the city’s Apartment Rent Ordinance, although state rent rules may still apply.

Eichler Homes

San Jose has five Eichler tracts built from 1951 to 1962, including the 218-home Fairglen Additions in Willow Glen, listed on the National Register of Historic Places in 2019. Their flat roofs, glass walls and radiant floor heat call for specialized work. Our West San Jose HELOC page covers west-side Eichler and ranch remodels in more detail.

Keeping an Inherited House in the Family

Under Proposition 19, a child who inherits a parent’s home and moves in can keep the parent’s assessed value, up to an indexed $1,044,586 for transfers from February 16, 2025 to February 15, 2027, with value above that added to the base. When siblings share the inheritance, the one who moves in often needs cash to buy out the others, and a line on the home is one way to do it without disturbing a low-rate mortgage the parent left behind. If the heirs rent the house out instead, it is reassessed to market value.

Foothill Fire and Flood Preparation

First Street climate data shown on Redfin rates the foothill neighborhoods of Silver Creek and Evergreen at moderate wildfire risk and about 76% of Blossom Valley properties at extreme 30-year flood risk. Owners there draw for drainage, roofing and vent upgrades. CAL FIRE released updated local fire hazard severity zone maps between February 10 and March 24, 2025; we have not confirmed which San Jose addresses are mapped, so check yours.

Qualifying for a Home Equity Line of Credit in San Jose

  • Equity: combined loan-to-value up to 90% on qualifying primary homes, with lines from $50,000 to $800,000.
  • Credit: each lender sets its own minimum, and the margin improves as the score rises.
  • Income: W-2s and pay stubs, tax returns, or bank statements for the self-employed. Both the first mortgage and the line must fit your debt-to-income ratio, and lenders differ on how they count RSU and bonus income.
  • Valuation: an automated value where the lender allows it, or a Santa Clara County appraiser.
  • Insurance: a homeowners policy in force, flood coverage where the property requires it, and earthquake coverage worth pricing, since the city sits between the San Andreas, Hayward and Calaveras faults.

Bank Statement Lines for Self-Employed San Jose Owners

Founders, contractors and consultants whose tax returns understate what they earn can apply for a bank statement HELOC, which qualifies on 12 or 24 months of deposits. Expect a slightly higher margin or a lower maximum combined loan-to-value than a fully documented line. If the equity is in a rental, including a small apartment building, see the investment property HELOC.

How HELOC Rates Are Set in San Jose

Every line Mike arranges is variable: the prime rate plus a margin that stays fixed for the life of the line. When prime moves, the rate moves with it. Rates start from 7.49% APR, variable, for strong files at lower combined loan-to-value, and the margin rises with higher CLTV, lower scores, smaller lines or non-owner occupancy. During the draw most lines are interest-only, so the balance falls only if you pay extra. Because Mike can price the line with us and with other lenders, the same file can see noticeably different margins from one lender to the next.

Other Ways to Reach Your Home Equity

For a single fixed cost, such as a signed ADU construction contract, a closed-end second mortgage gives you a fixed rate and payment while still leaving the first loan alone. If you already have a line and its draw period is ending, refinancing the existing HELOC resets it. A cash-out refinance still wins when your first mortgage rate is already close to today’s market. San Jose HELOC: Questions People Ask

How much can I borrow with a San Jose HELOC?

Up to 90% of the home’s value minus your first mortgage balance, with lines from $50,000 to $800,000. On a $1,355,000 San Jose home with $520,000 owed, that is a line of up to $699,500. Your credit, income and the valuation set the final number, and borrowing at a lower combined loan-to-value usually prices better.

Can I use a HELOC to buy out my siblings on an inherited San Jose home?

Often, yes, once you hold title and live in the home. Proposition 19 lets a child who moves into an inherited family home keep the parent’s assessed value up to an indexed $1,044,586 for transfers through February 15, 2027. A line on the house can fund the buyout without refinancing any low-rate loan already on it. Talk to an estate attorney about title first.

Is a San Jose HELOC rate fixed or variable?

Variable. The rate is the prime rate plus a margin, so it changes when prime changes. The starting rate of 7.49% APR, variable, goes to strong files borrowing at lower combined loan-to-value. If you prefer a payment that never changes, a closed-end second mortgage is the fixed-rate alternative that also leaves the first mortgage in place.

Does a backyard unit paid for with a HELOC fall under San Jose rent control?

Not under the city’s Apartment Rent Ordinance, which exempts ADUs along with single-family homes, condos and duplexes. State law, AB 1482, may still cap increases depending on the property and its owner. Plan the line around long-term rent you can document, and check current city rules on what your lot allows before you commit to a design.

Can I open a line on a San Jose condo or townhome?

Usually. The lender reviews the unit’s value and your equity along with the association’s master insurance. With a condo median of $729,000 in September 2026, the line is often smaller than on a house, and some lenders cap condo CLTV lower, so comparing more than one helps.

When can I draw on a new line of credit?

On a line secured by your primary home, federal law gives you until midnight of the third business day after signing to cancel, and funds are released once that window closes. Lines on rentals and second homes have no rescission period and can usually be drawn right after signing.

Can you close a San Jose HELOC from Simi Valley?

Yes. Alameda Mortgage is licensed statewide, and a San Jose line moves by phone, email and e-signature: an automated value or a Santa Clara County appraiser, then a mobile notary at your home. The first quote uses a soft credit check, so you see terms before any hard inquiry.
