FHA financing, Santa Clara County 2026

San Jose FHA Loans

A San Jose FHA loan can reach the county’s 2026 limit of $1,249,125, the FHA ceiling for high-cost areas. That sounds generous until you set it beside a single-family median of $1,568,888. The honest picture: here, FHA is mainly a way to buy a condo or townhome with 3.5% down, plus a limited set of houses on the east and south sides.

San Jose FHA Loans Are Mostly Condo Loans

With the minimum 3.5% down, the county limit supports a purchase up to about $1,294,000. MLSListings put the September 2026 single-family median at $1,568,888, well past that, and neighborhoods such as Willow Glen, Cambrian and Almaden Valley sit higher still. No amount of FHA flexibility closes that gap.

Condos and townhomes are a different story. Their September 2026 median was $729,000, and they took about 27 days to sell against roughly 14 for houses, which leaves time to get a property inspected, appraised and approved. With 3.5% down on $729,000, the down payment is about $25,500, and FHA’s score rules are forgiving: 580 and up qualifies for 3.5% down, and 500 to 579 needs 10%.

If your budget sits above the condo market but below the house median, compare FHA with conventional financing at 5% to 10% down, which is often cheaper at good credit scores.

Rent is part of the math for a first-time buyer. Apartment List counted a 7.6% rise over the year, with a two-bedroom at $3,257 a month, and roughly 44% of the city’s homes are rented. Principal and interest on a median condo with a low down payment runs well above that rent before HOA dues and taxes, so compare the full monthly cost with what you pay now.

The condo market also moves at a pace that suits a San Jose FHA loan. About four weeks on market leaves room for the FHA appraisal and the project check, where a house selling in two weeks often does not.

Approve the Building Before You Fall for the Unit

An FHA loan on a condo needs the whole project to be FHA-approved, or the individual unit to qualify for a single-unit approval. Townhomes held as condominiums count as condos for this purpose. Learning this after an offer is accepted is the expensive way to learn it. Send Mike the building or complex name before you tour seriously, and he will check its status and what the association will need to provide. HOA dues count in your debt-to-income ratio, so dues on a downtown high-rise and on an older Berryessa townhome complex can change how much loan you qualify for at the same price.

The Mortgage Insurance Step Near the Median Condo

FHA charges an upfront premium of 1.75% of the base loan, normally financed into the loan, plus an annual premium paid monthly. On a 30-year loan, the annual rate is 0.55% with the minimum down when the base loan is $726,200 or less, and 0.75% above it. At 3.5% down, that step falls at a price of about $752,500. The condo median of $729,000 lands just below it, so a median-priced unit gets the lower premium; a $760,000 townhome does not. With 10% or more down, the annual premium ends after 11 years; with less, it stays for the life of the loan.

Neighborhoods Where an FHA Purchase Still Pencils Out

Zillow typical values for September 2026. Above roughly $752,500 at 3.5% down, the base loan crosses into the higher 0.75% premium.

Downtown, North San Jose and Berryessa Condos

Much of the city’s condo and townhome stock sits here and along the transit corridors, with downtown at a typical value of about $949,000. Project approval, not price, is usually the deciding factor.

Buena Vista

About $769,000, small pre-war and post-war homes and apartments west of downtown, and one of the few places a house fits near the lower premium step.

East San Jose

About $1.0 million, older and smaller houses that make up the city’s more entry-level single-family market. FHA appraisers check health and safety items that come up in older houses: peeling paint, a failing roof, missing handrails or exposed wiring.

Seven Trees, Edenvale and Burbank

About $1.05 million to $1.06 million for the south-central 1950s and 1960s tracts, and about $1.12 million in Burbank near the I-280 and I-880 interchange. A $1.05 million house at 3.5% down pays the 0.75% annual premium, about $633 a month at the start.

FHA or 5% Down Conventional at $729,000

At high scores, conventional with 5% down often beats FHA because private mortgage insurance is cheap and can be removed later. At lower scores, conventional pricing and PMI both rise while FHA barely moves. This runs today’s Santa Clara County rates on the median condo at a 660 score.

What FHA Asks of a Santa Clara County Buyer

  • Score and down payment: 3.5% down at 580 or higher, 10% down from 500 to 579; many lenders set a higher floor.
  • Occupancy: the home must be your primary residence, including a two- to four-unit building where you live in one unit.
  • Loan size: the base loan cannot exceed the county limit for the unit count.
  • Condos: FHA project approval or a single-unit approval.
  • Condition: the appraiser flags safety and soundness repairs, which you and the seller negotiate.
  • Scoring from 2027: lenders may use FICO 10T or VantageScore 4.0 alongside Classic FICO for case numbers assigned on or after January 1, 2027.

Down Payment Help for Santa Clara County Buyers

  • Homebuyer Empowerment Loan Program (HELP), Housing Trust Silicon Valley: status not published. For first-time buyers of a primary residence in Santa Clara County with household income at or below 140% of area median income (for example $273,280 for a family of four). It lends up to 10% of the price, a maximum of $80,000, with no payments or interest; you repay it with a matching share of appreciation when you sell, refinance or reach maturity. The price cap is $800,000, buyers need 3% down and an eight-hour HUD-certified class, and the first mortgage must be a 30-year fixed. Call 408-703-3837 ext. 301 or email homebuyer@housingtrustsv.org before you plan around it.
  • CalHFA MyHome Assistance Program: listed as current. A deferred junior loan of up to 3.5% of the price when paired with a CalHFA FHA first mortgage, for first-time buyers within CalHFA income limits. CalHFA’s Zero Interest Program pairs with its CalPLUS FHA loan, and MyAccess with its CalPLUS Access FHA loan.
  • CalHFA Dream For All: closed for 2026. It pairs with a conventional first, not FHA, and its 2026 portal closed on March 16.

San Jose FHA Loan Limits for Duplexes to Fourplexes

FHA will finance a duplex, triplex or fourplex with 3.5% down if you live in one of the units, and the rent from the others can help you qualify.

One local wrinkle: in a building of three or more units built and occupied before September 7, 1979, the apartments fall under the Apartment Rent Ordinance, which allows one increase of up to 5% every 12 months, so underwrite with the current leases. Veterans should also price a San Jose VA loan, which has no monthly mortgage insurance; today’s options sit side by side on the San Jose mortgage rates page, and the FHA loan guide covers the basics.

San Jose FHA Loans: Questions People Ask

Can I buy a San Jose house with an FHA loan?

Sometimes. The 2026 Santa Clara County limit of $1,249,125 supports a price up to about $1,294,000 with 3.5% down. That reaches typical homes in Buena Vista, East San Jose, Seven Trees, Edenvale and Burbank, per Zillow’s September 2026 values, but not the citywide single-family median of $1,568,888. In practice, FHA fits San Jose condos and townhomes most easily.

Does my San Jose condo need FHA approval?

Yes. FHA requires the condominium project to be on its approved list, or the unit to qualify for a single-unit approval. Check before you make an offer, because an unapproved building can rule out FHA no matter how strong your file is. Townhomes owned as condominiums follow the same rule. Mike can look up a project’s status from its name or address.

Is the Housing Trust Silicon Valley HELP loan open in 2026?

The program page does not say. HELP offers up to 10% of the price, capped at $80,000, to first-time buyers at or below 140% of area median income, with an $800,000 price limit. Contact Housing Trust Silicon Valley at 408-703-3837 ext. 301 or homebuyer@housingtrustsv.org to confirm funding before you count on it.

How much is FHA mortgage insurance on a $729,000 San Jose condo?

With 3.5% down the base loan is $703,485, under the $726,200 mark, so the annual premium is 0.55%, about $322 a month to start. The 1.75% upfront premium, about $12,311, is normally added to the loan. With less than 10% down the annual premium lasts for the life of the loan.

What credit score does a San Jose FHA loan need?

FHA allows 3.5% down at 580 and above, and 10% down from 500 to 579. Individual lenders often set higher minimums, which is a reason to shop more than one. HUD will also let lenders use FICO 10T or VantageScore 4.0 for case numbers assigned on or after January 1, 2027, with the same score thresholds.

Can I use FHA on a San Jose duplex?

Yes, if you live in one unit. The 2026 county FHA limit for two units is $1,599,375, and four units go up to $2,402,625. Rent from the other units can count toward qualifying under the lender’s rules, and duplexes are outside the city’s Apartment Rent Ordinance.

How long do I pay FHA mortgage insurance?

With 10% or more down, the annual premium stops after 11 years. With less down it lasts for the life of the loan, so the usual way out is refinancing into a conventional loan once you reach about 20% equity. The upfront premium is a one-time charge, usually financed.
