San Jose VA Home Loans

A San Jose VA home loan can let a veteran buy a house here without a six-figure down payment. About 20,660 veterans live in the city and there is no major active-duty base, but a borrower with full entitlement has no VA loan limit at all, even where the typical single-family home costs more than the county’s conforming limit.

A Veteran Market Without a Base

Census figures count about 20,660 veterans in San Jose, a small share of a city of nearly a million people, and there is no large active-duty installation within the city. Close by in Mountain View is Moffett Federal Airfield, home of the California Air National Guard’s 129th Rescue Wing. Travis Air Force Base and the Naval Postgraduate School in Monterey are each roughly 70 miles or more away. VA borrowers here include veterans working in the valley’s civilian economy, Guard and Reserve members, and military families who stayed after a tour elsewhere in the state.

Without a base town’s steady flow of orders, the central question for a local VA buyer is price, and prices here sit where the loan limit matters.

San Jose VA Home Loans With Full Entitlement

If you have never used your VA home loan benefit, or you used it and the loan was paid off when you sold, you have full entitlement. VA then guarantees 25% of the loan with no county limit, and the lender decides how much you can borrow from your income, debts, credit and assets. The loan cannot exceed the lower of the price or the appraised value, but no rule caps it at $1,249,125.

That matters more here than almost anywhere. A conventional buyer at the $1,568,888 single-family median needs about $320,000 down just to stay conforming, or a jumbo loan with jumbo reserve rules. A veteran with full entitlement and the income to carry the payment can finance the whole price, with no monthly mortgage insurance. The deciding factor is the payment, not a VA cap.

Two numbers frame most conversations with veteran buyers here. The house median sits above the county limit, so full entitlement is worth a great deal, and the condo median sits far below it, so even a veteran with entitlement tied up elsewhere can often buy a condo with nothing down.

Prices eased about 5% over the year to September 2026 by Redfin’s measure, but homes still sold slightly over list. A VA offer competes best when the file is fully underwritten and the appraisal gap plan is settled before you bid.

Neighborhoods Where Veteran Buyers Are Looking

Values are Zillow typical values for September 2026 or Redfin medians with the month noted.

Condo and Townhome Corridors

Downtown, North San Jose and Berryessa hold much of the city’s attached housing, with downtown near $949,000. Any of them can be a first VA purchase, provided the project is VA-approved.

Evergreen and Berryessa Houses

East-side tract homes at about $1.34 million (Redfin, September 2026) and $1.39 million (July 2026). Full entitlement covers either with nothing down if the payment fits.

Seven Trees, Edenvale and East San Jose

About $1.0 million to $1.06 million, the city’s more entry-level single-family areas, and the most realistic houses for a veteran using partial entitlement.

Blossom Valley and Cambrian

About $1.54 million (Redfin, June 2026) in Blossom Valley, and higher in Cambrian on dated 2025 figures. Above the county limit, so this takes full entitlement, or a down payment if part of your entitlement is in use.

Still Own a VA-Financed Home? The County Limit Returns

Keep a house bought with a VA loan, perhaps one you now rent out from an earlier assignment, and part of your entitlement stays attached to it. For the next purchase, VA works from 25% of the county’s one-unit conforming limit, which in Santa Clara County for 2026 is $312,281, and subtracts what the existing loan uses. Lenders generally want the remaining entitlement plus any down payment to cover 25% of the new loan. The table runs a $1,350,000 purchase, close to the city’s typical value.

Entitlement already in useRemaining guarantyLargest loan with $0 downDown payment on $1,350,000
None (full entitlement)FullNo VA limit$0
$75,000$237,281$949,125$100,219
$150,000$162,281$649,125$175,219

Remaining guaranty = 25% of the 2026 Santa Clara County one-unit limit ($1,249,125) minus entitlement in use. VA uses the one-unit figure for two- to four-unit homes too.

The down payment in the last column is a quarter of the amount above the zero-down maximum, far less cash than a conventional loan would need. Selling the old home and paying off its VA loan restores full entitlement. If you would rather keep the rental, a HELOC on the home you live in now, before you move, is one way to fund that down payment. Mike pulls your Certificate of Eligibility at the start so these numbers are exact.

The Funding Fee on a $1.1 Million Purchase

VA replaces monthly mortgage insurance with a one-time funding fee, normally financed into the loan. With less than 5% down it is 2.15% on first use and 3.3% after that; 5% down lowers it to 1.5%, and 10% down to 1.25%, first use or not. Those rates have applied since April 7, 2023. The fee is waived if you receive VA compensation for a service-connected disability or are eligible for it but receive retirement or active-duty pay instead, for surviving spouses receiving Dependency and Indemnity Compensation, for service members with a proposed or memorandum rating issued before closing, and for active-duty members who show a Purple Heart on or before closing. At these prices the exemption can be worth tens of thousands of dollars.

One purchase priced three ways at a 700 score with today’s Santa Clara County rates: conventional with 5% down, FHA with 3.5% down and VA with nothing down. At this price the VA payment often comes out lowest, partly on rate and mostly because there is no monthly mortgage insurance.

VA Requirements: Condos, Appraisals and Moving In

  • Condo approval: a condo, or a townhome held as a condominium, needs a VA-approved project, so check the complex early.
  • Appraisal: the VA appraisal caps the loan. With homes selling at about 101.1% of list, a value below your price means the gap comes from your cash.
  • Occupancy: VA requires that you plan to make the home your residence. A pure rental needs a different product, such as a DSCR loan.
  • Income: documented housing allowance can count for service members, which helps Guard and Reserve members on orders.

Because Alameda Mortgage works by phone, email and e-signature from Simi Valley, with a Santa Clara County appraiser and local escrow, a loan can move forward while you are on drill weekends or away on duty. The statewide VA loan guide covers program basics, and the San Jose mortgage rates page shows every program side by side.

San Jose VA Home Loans: Questions People Ask

Is there a VA loan limit in San Jose?

Not with full entitlement. VA sets no loan limit for borrowers with full entitlement, so the lender sets the amount from your income, credit and assets. If some entitlement is still in use on another VA loan, the 2026 Santa Clara County limit of $1,249,125 is used to calculate how much you can borrow with no down payment.

Can I buy a $1.5 million house with a San Jose VA home loan and no money down?

Yes, if you have full entitlement and your income supports the payment. There is no VA cap at that price with full entitlement, though the loan cannot exceed the appraised value. The first-use funding fee of 2.15% is added to the loan unless you are exempt, and there is no monthly mortgage insurance.

How much can I borrow with partial entitlement in Santa Clara County?

Start with 25% of $1,249,125, or $312,281, and subtract the entitlement your current VA loan uses. With $75,000 in use, the largest no-down loan is about $949,125. Above that, you put down 25% of the difference. You still must intend to live in the new home.

Can I use a VA loan on a San Jose condo?

Yes, if the condominium project is VA-approved. Townhomes owned as condos follow the same rule. The September 2026 San Jose condo and townhome median was $729,000, well within reach for many VA buyers, but an unapproved complex rules VA out for that unit, so ask Mike to check the project before you make an offer.

Do VA loans have mortgage insurance?

No. A VA loan has no monthly mortgage insurance at any down payment. Instead there is a one-time funding fee, usually financed, which is waived for veterans receiving VA disability compensation and several other groups. On a large loan, skipping monthly insurance is a big part of why VA payments compare well with FHA and low-down conventional loans.

Can Guard members at Moffett use a San Jose VA home loan?

Yes, once eligibility is established through qualifying service; the Certificate of Eligibility confirms it. Members of the 129th Rescue Wing and other Guard and Reserve units buy the same way as veterans, and documented allowances can count as income under the lender’s rules.

What happens if the VA appraisal comes in low?

The loan is limited to the lower of the price or the appraised value. You can renegotiate the price, pay the difference in cash, or ask for a reconsideration of value with better comparable sales. In a market selling slightly over list, plan for this before you write the offer.
