Willow Glen, Cambrian, Rose Garden and West Valley
West San Jose Mortgage Broker for the City’s Jumbo Side
A West San Jose mortgage broker rarely gets to quote a plain conforming loan on a house. Redfin’s 2026 medians ran from about $1.66 million in Cambrian to $1.82 million in Willow Glen, $2.25 million in West Valley and $2.55 million in Rose Garden, every one above the price where a 20% down loan passes the $1,249,125 Santa Clara County limit. Alameda Mortgage is a direct lender with the option to broker, so Mike Fisher prices those jumbo files with us and, when it helps, against other wholesale lenders from Simi Valley, with a county appraiser and local escrow.

West San Jose Mortgage Broker Work Starts at Jumbo
Santa Clara County’s 2026 one-unit limit is $1,249,125. Divide that by 0.80 and you get about $1,561,000, the highest price a buyer can pay with 20% down and stay conforming. Every west-side single-family median we track is above it:
- Cambrian, about $1.66 million: a 20% down loan of roughly $1.33 million.
- Willow Glen, about $1.82 million: roughly $1.46 million, some $210,000 over the limit.
- West Valley, about $2.25 million: roughly $1.80 million.
- Rose Garden, about $2.55 million: roughly $2.04 million.
So the decision on the west side is rarely conforming or jumbo. It is which jumbo lender, with what down payment, reserve rule and treatment of stock pay. A Willow Glen buyer who wanted to stay conforming would need about $575,000 down, nearly a third of the price. For the citywide picture, including the condo market east of downtown, see our San Jose mortgage broker page; this one covers only the west side.

A Broker or a Single Bank for a West Side Jumbo
Jumbo loans are where lenders disagree most, because each one writes its own rules instead of following Fannie Mae or Freddie Mac. One lender might ask for 12 months of reserves on a $1.8 million loan where another asks for six; one may count a year of RSU income where another wants two. Mike prices the same west-side file with us and against other wholesale lenders and shows you rate with APR, reserves, points or credit and cash to close for each. There is no San Jose office behind this, and we do not claim one.

West San Jose Real Estate Market Insights
Sources: Redfin neighborhood pages for Willow Glen, Cambrian, West Valley and Rose Garden (June to August 2026), MLSListings (September 2026), Apartment List (October 2026). No single west-side median is published.
The west side does not move as one market. West Valley, toward Saratoga and Cupertino, was still selling in about 12 days at 104% of list in June 2026. Cambrian cooled hard, with its median down about 11% and homes going for roughly 98.7% of list. Willow Glen sat in between: prices up slightly but days on market stretched from 15 to 22.
For financing, that spread changes tactics. A West Valley offer needs an underwritten approval and a lender ready for a quick appraisal; a Cambrian buyer may have time to negotiate credits and compare more jumbo quotes before locking.
West Side Neighborhoods and How They Finance
Willow Glen
Southwest of downtown, with Lincoln Avenue as its main street and Craftsman and period homes on tree-lined blocks. At about $1.82 million it is jumbo for nearly every buyer. First Street data on Redfin rates about 34% of Willow Glen properties at severe 30-year flood risk, so price flood insurance early; a lender requires it in a mapped flood zone.
Fairglen and the Willow Glen Eichler Tracts
Willow Glen holds three Eichler tracts with more than 300 homes combined, including the 218-home Fairglen Additions, built from 1959 to 1961 and listed on the National Register of Historic Places in June 2019. An agent source reported an original Fairglen Drive Eichler needing work selling for about $1.90 million in 2025. Expect inspectors to focus on radiant slab heat, flat roofs and glazing. The Fairhaven, or Mossbrook, tract near Campbell is another west-side Eichler pocket.
Rose Garden
Early 20th-century homes around the Municipal Rose Garden, at a Redfin median of about $2.55 million on a small sample. With the median above $2.3 million, many sales here owe Measure E, so it belongs in the cash-to-close math.
Cambrian
Mid-century ranch homes and some Eichlers near Campbell and Los Gatos, at about $1.66 million in August 2026. It is the closest the west side gets to the conforming line: with about 25% down, a buyer can sometimes stay at the county limit.
West Valley
Redfin’s West Valley area runs toward Saratoga and Cupertino, with single-family homes in highly rated school districts and a June 2026 median near $2.25 million on 131 sales. Firmly jumbo, and close enough to $2.3 million that some sales owe Measure E and others do not.
Santana Row, Valley Fair and the Winchester Corridor
Condos and townhomes over shops on Stevens Creek Boulevard, plus apartments and older houses near Winchester. Redfin showed only two Santana Row sales, so we use the citywide $729,000 condo median as the guide. This is where conventional, FHA and high-balance loans still apply.
Loans Our West San Jose Mortgage Broker Arranges
- Jumbo loans above $1,249,125, fixed and adjustable, for most west-side houses.
- High-balance conventional loans for condos, townhomes and buyers with large down payments.
- FHA loans up to the $1,249,125 county limit, mainly for condos.
- VA loans, with no loan limit for veterans holding full entitlement.
- Bank statement and non-QM loans for founders and consultants.
- DSCR loans sized on what a west-side rental earns.
- HELOCs and fixed seconds, plus refinances.
First-Time Buyer Help on the West Side
Housing Trust Silicon Valley’s Homebuyer Empowerment Loan Program offers up to 10% of the price, at most $80,000, with no payments or interest, repaid with a share of appreciation. Household income can reach 140% of area median ($273,280 for four), but the price cap is $800,000, so on the west side it fits condos and townhomes, not houses. The program page does not say whether funds are open, so we confirm before you count on it.
Property Taxes, Insurance and Measure E in West San Jose
Proposition 13 sets the base at 1% of the price, with voter-approved bonds and direct charges added on top. Ask for the parcel’s tax bill before you offer.
San Jose charges a city conveyance tax of $3.30 per $1,000 plus the county’s $1.10, customarily paid by the seller. Measure E adds 0.75% of the full price on sales from $2,300,000.01 to $5 million, and the threshold is indexed every five years. A $2.55 million Rose Garden sale would owe about $19,125 in Measure E, while a $2.25 million West Valley sale owes none.
Willow Glen’s flood exposure can add a separate flood policy to the payment you qualify on.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Refinancing and Home Equity on the West Side
For an owner holding a jumbo first mortgage from years with much lower rates, replacing it with a cash-out refinance would reprice a seven-figure balance, so a West San Jose HELOC is usually the cheaper route for an Eichler restoration or an addition; lines start from 7.49% APR, variable. A refinance fits when an adjustable jumbo is near its reset or rates have clearly dropped below yours.
Investment Property Financing in West San Jose
San Jose’s Apartment Rent Ordinance covers buildings of three or more units built and occupied before September 7, 1979, limiting increases to 5% a year. Single-family homes, condos, duplexes and ADUs are exempt, though state AB 1482 may apply. The Tenant Protection Ordinance adds just-cause rules for multifamily buildings and no-fault relocation payments, $10,353 for a two-bedroom. Investors buying in an LLC can use a DSCR loan, underwritten on the lease rather than personal income.
West San Jose Housing Market Outlook
We do not forecast. Citywide, Zillow’s index slipped 0.5% in the year to September 2026 while rents rose 7.6%. On the west side the direction depends on the street: up slightly in Willow Glen, down in Cambrian and West Valley, sharply up in Rose Garden on thin sales. The loan matters more than timing.
Why Choose Alameda Mortgage as Your West San Jose Mortgage Broker
Mike works the file himself, which matters on jumbo loans where small guideline differences decide the approval. He sorts out reserves, RSU history and Measure E before you write an offer. As your West San Jose mortgage broker he uses a Santa Clara County appraiser and local escrow, with documents signed electronically or with a notary.

West San Jose Home Loan Questions
Is every West San Jose house purchase a jumbo loan?
Nearly. With 20% down, the loan passes the $1,249,125 county limit once the price tops about $1,561,000, and the 2026 medians for Cambrian, Willow Glen, West Valley and Rose Garden all sit above that. A large down payment or a condo can keep the loan conforming.
When does Measure E apply to a west side sale?
On sales above $2,300,000, Measure E charges 0.75% of the entire price up to $5 million, with higher rates above that. It sits on top of the city’s $3.30 and the county’s $1.10 per $1,000. Rose Garden and many West Valley sales are in range.
Can I finance a Fairglen or other Willow Glen Eichler?
Yes. Lenders treat an Eichler as a single-family home, and the appraiser compares it with nearby mid-century sales. Inspect the radiant heat, roof and glazing closely, since those findings can affect the price, insurance and repair budget.
Do I need flood insurance in Willow Glen?
Only if the parcel is in a FEMA flood zone, when the lender requires it. First Street rates about 34% of Willow Glen properties at severe 30-year flood risk, so many buyers get a quote either way during the inspection period.
Does the San Jose rent ordinance cover a west side house I rent out?
No. The Apartment Rent Ordinance covers only pre-September 1979 buildings with three or more units. Single-family homes, condos and ADUs are exempt from it, though state AB 1482 may still cap increases.
What does a West San Jose mortgage broker do that a bank does not?
A broker compares jumbo guidelines and pricing from multiple wholesale lenders on one application, so reserves, RSU treatment and down payment rules can be matched to you. A bank offers only its own portfolio rules; Alameda lends directly and can broker the loan elsewhere when that fits better.
You are in Simi Valley. Can you close a west side loan?
Yes. Our California license covers the whole state, and west-side loans run by phone, email and e-signature, with a Santa Clara County appraiser and local escrow and title.
