DSCR loans for California investors
Qualify for a rental property loan on what the property earns, not on your tax returns. A debt service coverage ratio loan compares the rent with the full payment, and that is the core of the approval.
What the debt service coverage ratio is
The debt service coverage ratio, or DSCR, measures whether a property pays for itself. Divide the monthly rent by the full monthly payment: principal, interest, property taxes, insurance and any HOA dues. A ratio of 1.0 means the rent exactly covers the payment. Above 1.0 the property produces extra cash; below 1.0 you are adding money each month.
The formula, worked through
DSCR = monthly rent ÷ monthly payment (PITIA)
Say a Ventura County condo rents for $4,200 a month, and the full payment on the loan you want is $3,650. $4,200 ÷ $3,650 = 1.15. That clears the 1.0 threshold most lenders use, and the rent is what qualifies the loan. Your personal income never enters the calculation.
On a purchase, the rent figure usually comes from the appraiser’s market rent schedule. On a refinance, lenders can use the current lease.
What a good DSCR is
- 1.25 and above: strong coverage and generally the best pricing.
- 1.0 to 1.25: the rent covers the payment; this is where most approvals land.
- Below 1.0: some lenders still approve with a larger down payment, higher credit and more reserves.
In much of coastal California, rents run lower relative to prices than in other states, so getting to 1.0 sometimes takes a larger down payment or an interest-only option. We run the numbers on a specific property before you commit to it.
Why investors choose DSCR loans
- No tax returns or pay stubs. Ideal when depreciation and write-offs shrink your reported income.
- Scale beyond conventional limits. Conventional loans cap how many financed properties you can hold; DSCR programs are far more flexible.
- LLC vesting. Close in your entity’s name with a personal guarantee.
- One to four units, condos and many short-term rentals.
- Purchase, rate-and-term or cash-out refinance.
What lenders look at
DSCR loans are underwritten on the property and on you as an investor. Expect a credit score requirement starting in the mid-600s, a down payment that typically starts around 20% to 25% on a purchase, and cash reserves of several months of payments. First-time investors can qualify with many programs, though terms may be tighter than for experienced landlords.
California details to plan for
Rental rules in California vary by city: statewide rent caps apply to many older buildings, and some cities limit or license short-term rentals. Insurance costs have also risen in wildfire-exposed areas, and that premium is part of the payment the ratio is measured against. We factor those into the ratio up front, so the deal works on paper and in practice.
Interest-only and prepayment terms
Many DSCR programs offer an interest-only period, which lowers the payment the ratio is measured against and can help a property in a high-price, moderate-rent area qualify. Most DSCR loans also carry a prepayment penalty for the first few years, commonly on a declining scale. A longer penalty usually earns a lower rate. If you may sell or refinance soon, we can price a shorter penalty or none at all so the loan fits your plan.
Steps to a DSCR loan
- Share the property, the expected or current rent and your target down payment.
- We estimate the ratio using real tax, insurance and HOA figures for that address.
- Pick the structure: fixed or adjustable, interest-only or fully amortizing, and the prepayment term.
- Appraisal with a rent schedule confirms value and market rent, and the loan closes in your name or your LLC’s.
DSCR or a conventional investment loan?
If your tax returns show strong income and you own only a few financed properties, a conventional investment loan may price lower than DSCR. If depreciation and write-offs make your returns look thin, you are self-employed, or you are building past the number of financed properties conventional allows, DSCR is usually the better path. Questions people ask
What DSCR do I need to qualify?
Many programs want a ratio of 1.0 or higher, meaning the rent covers the full payment. Some lenders go below 1.0 with a larger down payment and stronger credit, and ratios of 1.2 or more usually earn better pricing.
Do DSCR loans check my personal income?
No tax returns, W-2s or pay stubs. The lender looks at the property’s rent, your credit, your down payment and your reserves.
Can I close in an LLC?
Yes. Most DSCR lenders allow you to take title in an LLC or other entity, with a personal guarantee.
Do short-term rentals qualify?
Many lenders accept short-term rental income, using either a rental history or a market projection. Local short-term rental rules vary widely across California cities, so we confirm the property can legally be rented that way.
Can I use a DSCR loan to pull cash out of a rental?
Yes, DSCR cash-out refinances are common. If you have a low rate on the rental already, an investment property HELOC may cost less because it leaves that rate in place.
