San Jose DSCR Loans for Rental Property
A San Jose DSCR loan qualifies a rental on its rent rather than your tax returns, and the timing is better than it was: rents rose about 7.6% in the year to September 2026 while the median sale price slipped 5%. That shift helps the math, though it still does not make a typical purchase carry itself, and which city rules apply depends on the building’s age and size.

Why 2026 Rents Favor a San Jose DSCR Loan
Apartment List’s October 2026 report put San Jose’s median rent at $2,745 for a one-bedroom and $3,257 for a two-bedroom, with the overall median of $3,154 up 7.6% from a year earlier and 10.4% between January and September alone. It calls San Jose the second most expensive large U.S. city for rent. Zillow’s average listing across all rental types was $3,399 on October 15, 2026. The Census Bureau’s 2020-2024 median gross rent of $2,669 is lower because it includes long-standing leases.
Prices went the other way, with Redfin’s September 2026 median sale price down 5.0%. That combination narrows the gap between what a property rents for and what it costs to carry, which is exactly the gap a debt service coverage ratio measures.
A DSCR lender divides the monthly rent by the full payment: principal, interest, property tax, insurance and HOA dues. At 1.00 the rent covers it exactly. Most programs want 1.00 or better and price best above about 1.20; some accept 0.75 to 1.00 with more down or a higher rate. These loans are for investment property only.
The Ratio on a $729,000 Condo
The calculator starts with the September 2026 condo and townhome median of $729,000 and Apartment List’s median two-bedroom rent of $3,257, with 25% down and an estimated HOA payment. Swap in the listing you are actually looking at.

Example only. The rate is an illustration built from today’s Santa Clara County 30-year par rate plus one point, not a DSCR quote; real DSCR pricing depends on the ratio, credit, loan size, prepayment terms and property type. Taxes are estimated at 1.15% of price, insurance at 0.35%, and HOA dues at $450 a month.
The likely result is a ratio below 1.00. Even with rents rising, a median-priced condo here does not carry itself at 25% down. Investors who buy anyway can do one of four things. They put 30% to 40% down so the payment shrinks. They look at lower-priced property, such as smaller units or the east side. They buy two to four units, setting several rents against one loan. Or they accept a lower ratio, and a higher rate, because they are buying for the long term and can cover the monthly shortfall. Each is a legitimate plan; the calculator shows which one your deal needs.

The gap between the $2,669 Census figure and the $3,154 current median is the story of a regulated, long-tenured rental stock: tenants who have stayed put pay far less than new leases. When you buy an occupied building, the lender sizes the loan on the leases in place, so the older the tenancies, the more the in-place rent matters.
Demand comes largely from tech workers and San Jose State students. We could not verify a current rental vacancy rate, so ask the listing agent for the building’s own history.
Where San Jose Investors Are Buying Rentals
Zillow typical values for September 2026. Ratios depend on the specific rent and price, so treat these as starting points.
Downtown and Near San Jose State
Condos and older homes near SAP Center and the university, at a typical value of about $949,000. San Jose State students and tech workers add demand, but HOA dues weigh on the ratio, so get the association budget early.
East San Jose
Older, smaller houses and many multifamily buildings at about $1.0 million. Check each building’s age, since older apartment buildings of three or more units can fall under the rent ordinance.
Buena Vista and Burbank
Pre-war and post-war homes and apartments west of downtown, at about $769,000 in Buena Vista and $1.12 million in Burbank. The lower entry price in Buena Vista helps the ratio.
North San Jose and Berryessa
Condos and townhomes near the Berryessa BART station and along the transit corridors. Condos and townhomes are outside the city’s apartment ordinance whatever their age, though AB 1482 may apply.
Seven Trees and Edenvale
1950s and 1960s tract homes and townhomes at about $1.05 million, single-family rentals where state AB 1482, not the city’s apartment ordinance, is the rule to check.
The Apartment Rent Ordinance: Older Buildings, Slower Rents
San Jose’s Apartment Rent Ordinance covers apartments in buildings of three or more units that were built and occupied before September 7, 1979. Rent can rise once every 12 months, by up to 5%. Owners can petition for capital improvement pass-throughs, capped at 3% of the monthly rent, or for a fair return. The rent roll you buy is the rent roll you will mostly keep, so underwrite with the current leases, not with what a vacant unit would list for.
Single-family homes, condos, townhomes, duplexes, ADUs and units first rented after September 7, 1979 are exempt from the ordinance. California’s AB 1482 still caps increases at 5% plus regional CPI or 10%, whichever is lower, over any 12 months, unless the property has its own exemption, such as a home built in the last 15 years or a single-family home or condo owned by an individual who gave tenants the required written notice. AB 1482 runs until January 1, 2030.
Just Cause, Relocation Pay and the Ellis Act Ordinance
The city’s Tenant Protection Ordinance applies just-cause eviction rules to multifamily dwellings, guesthouses and unpermitted units, with 13 allowed causes, and landlords must file termination notices with the city within 3 days. For no-fault causes 9 through 13, relocation benefits are $6,925 for a studio, $8,400 for a one-bedroom, $10,353 for a two-bedroom and $12,414 for a three-bedroom. Withdrawing a building under San Jose’s Ellis Act Ordinance requires 120 days’ notice, up to a year for seniors over 62, disabled or seriously ill tenants and families with school-age children, plus a relocation escrow and a 10-year right to return. Plan the loan around keeping tenants, not replacing them.
Short-Term Rentals: Confirm Before You Count Them
We could not verify San Jose’s current short-term rental rules or permit requirements, so check with the city before you buy with nightly income in mind. Many DSCR programs allow short-term rentals, but rules for counting Airbnb or VRBO income vary widely, and long-term market rent is the basis most lenders accept.
San Jose DSCR Loan Terms and Requirements
Expect to put 20% to 25% down on a purchase, more if the ratio is under 1.00 or your score is lower. Credit floors usually fall around 620 to 660, with better pricing above 700. Lenders commonly want three to six months of payments in reserves after closing, and more if you own several financed properties. A prepayment penalty is common and often steps down from 5% in the first year to 1% in the fifth; taking one usually lowers the rate. Most programs let you close in an LLC, with members signing personal guarantees. Because DSCR is a non-QM product, terms vary widely from lender to lender, which is why Mike shops them.
Living in One of the Units? Use a Different Loan
If you will occupy part of a duplex or small building, you are not a DSCR borrower. An owner-occupied purchase can use FHA with 3.5% down or a conventional loan, and the conforming limit for a two-unit property in Santa Clara County is $1,599,375 this year. Owners with equity in an existing San Jose rental can draw an investment property HELOC for the next down payment and leave that rental’s loan in place.

San Jose DSCR Loans: Questions People Ask
Does San Jose rent control apply to a condo I rent out?
Not the city’s Apartment Rent Ordinance, which exempts condos, townhomes, single-family homes, duplexes, ADUs and units first rented after September 7, 1979. State AB 1482 may still cap increases at 5% plus regional CPI or 10%, whichever is lower, unless an exemption applies, such as individual ownership with the required written notice to the tenant.
Which San Jose buildings fall under the Apartment Rent Ordinance?
Apartments in buildings with three or more units that were built and occupied before September 7, 1979. Those units can take one increase of up to 5% every 12 months, with petitions available for capital improvements, capped at 3% of monthly rent, or a fair return. Check the building’s age before you price an older fourplex.
What relocation payments do San Jose landlords owe?
Under the Tenant Protection Ordinance, no-fault causes 9 through 13 require relocation benefits of $6,925 for a studio, $8,400 for a one-bedroom, $10,353 for a two-bedroom and $12,414 for a three-bedroom. Notices must be filed with the city within 3 days. Withdrawals under the Ellis Act Ordinance carry their own notice periods, relocation escrow and right to return.
Can I use short-term rental income on a San Jose DSCR loan?
Possibly, but we have not verified San Jose’s current short-term rental rules, so confirm them with the city first. Some DSCR programs count Airbnb or VRBO income, with rules that vary by lender. Most accept long-term market rent, so qualifying on a standard lease is the safer plan when you are deciding how much to put down.
What ratio do lenders want on a San Jose rental?
A DSCR of 1.00, where rent equals the full payment, is the common minimum, and about 1.20 or higher usually earns the best pricing. Some programs go down to 0.75 with more down or a higher rate. At the September 2026 condo median of $729,000 and a $3,257 two-bedroom rent, a buyer at those figures needs more than 25% down to reach 1.00.
Can a San Jose DSCR loan close in an LLC?
Yes, most programs allow LLC vesting, with the members signing personal guarantees. Lenders review the operating agreement and the entity’s good standing, so have those documents ready before escrow opens.
How much down does a San Jose DSCR loan need?
Usually 20% to 25% on a purchase. Ratios under 1.00 or lower scores push toward 25% or more, and at local prices a median condo can need well over 30% down to reach a ratio of 1.00.
