Fremont HELOC: Use the Equity, Leave the First Mortgage Alone
A Fremont HELOC opens a line of credit against a home Zillow valued at about $1.44 million in September 2026, while the first mortgage you already have keeps its rate and payoff date. That matters here, because many Fremont first loans are high-balance or jumbo balances written when rates were far lower. Mike Fisher prices Fremont lines with us and, when it helps, other lenders out of Simi Valley, with rates from 7.49% APR, variable.

How a Fremont HELOC Works
The line is recorded as a second lien behind your current mortgage. A lender approves a credit limit, and for a 10-year draw period you borrow what you need, pay it back and borrow again, with interest charged only on the amount outstanding. When the draw period closes, whatever you owe is paid off over 20 years. The rate is variable, built from the prime rate plus a margin that stays fixed for the life of the line.
The case for a Fremont HELOC over a new first mortgage is mostly about size. An owner carrying $600,000 or $900,000 at a rate from a few years ago would reprice every one of those dollars with a cash-out refinance. A line leaves that balance, its payment and its schedule untouched and charges today’s rate only on the new money. The full comparison lives in our HELOC vs cash-out refinance guide.
