Oakland HELOC: Fund the Old-House Projects, Keep Your Rate
An Oakland HELOC turns equity in a Craftsman, a Victorian or a rebuilt hills home into a line you draw from as the work gets billed, while the low-rate first mortgage stays exactly where it is. Owners told the Census their homes were worth a median of $929,900 in 2020 to 2024. Alameda Mortgage lends directly and can also broker, so from Simi Valley Mike Fisher prices the line with us and other lenders, with rates from 7.49% APR, variable.

How an Oakland HELOC Works
A home equity line of credit is a second mortgage with a credit limit instead of a lump sum. For the first 10 years you can borrow, pay back and borrow again, and interest is charged only on what is outstanding. When the draw period closes, whatever you still owe is paid off over 20 years. The rate is variable, built from the prime rate plus a margin that the lender sets when the line opens.
The point of the structure is the first loan it leaves untouched. Many Oakland owners bought or refinanced when rates were near 3%. Pulling cash through a refinance would reset that entire balance to today’s rate; an Oakland HELOC charges the current rate only on the dollars you draw. It also fits the way older houses get fixed, in stages, with surprises once walls and floors come open. The HELOC vs cash-out refinance guide covers the trade-offs in general; the figures below are local.
