Fairfield HELOC: A Line Behind the Loan You Want to Keep
A Fairfield HELOC is a credit line secured by your house that leaves your first mortgage untouched, whether that is a zero-down VA loan from a Travis assignment or a conventional loan at a rate you will not see again. Zillow put the typical Fairfield value at about $598,000 in September 2026. You draw what a project needs and pay interest only on the balance. Rates from 7.49% APR, variable, from Alameda Mortgage, a direct lender that can also broker, with Mike Fisher comparing other lenders from Simi Valley.

How a Fairfield HELOC Works
The lender approves a credit limit secured by your home, recorded as a second lien behind the first mortgage. For the first 10 years you can borrow, repay and borrow again, and the minimum payment is usually interest on what you have drawn. After the draw period, whatever is left amortizes over 20 years. The rate is variable, tied to the prime rate plus a margin, so it changes when prime does.
If you bought with a VA loan, note that VA does not make home equity lines, but a private lender can place a HELOC behind a VA first mortgage, and the VA loan, its rate and its terms stay exactly as they were. The line is not a VA loan, so it does not use entitlement. Compare that with a cash-out refinance, which pays off the first mortgage and reprices every dollar; our HELOC vs cash-out refinance guide lays out the difference, and the Solano County figures follow.
