Santa Rosa HELOC: Tap Equity, Leave the First Loan Alone
A Santa Rosa HELOC opens a line of credit against a home Zillow valued at about $700,000 in January 2026, while the first mortgage you already have keeps its rate and payoff date. Owners here draw for the work fire country keeps adding to the list: a hardened roof, defensible space, the last phase of a rebuild, a backyard ADU. From Simi Valley, Mike Fisher prices your line with us and, when it helps, against other wholesale lenders, with rates from 7.49% APR, variable.

How a Santa Rosa HELOC Works
A home equity line of credit is a second mortgage that works like a credit line. The lender sets a limit based on your value and what you owe, and for a 10-year draw period you take money out when you need it, pay it back and draw again. Interest runs only on the balance you carry. When the draw period closes, the remaining balance repays over 20 years. The rate is variable: an index, the prime rate, plus a margin set when you open the line.
What the line does not do is disturb your first mortgage. A cash-out refinance retires that loan and writes a larger one at today’s rate, which is a poor trade for an owner sitting on a 3% loan. For some Santa Rosa owners the first mortgage is also the loan that finally replaced a rebuild construction loan, and nobody wants to redo it. The line sits behind it instead. Our HELOC vs cash-out refinance guide covers the general case; the Sonoma County figures are below.
