Hayward HELOC: Tap Equity Without Refinancing
A Hayward HELOC lets you borrow against a home worth around $830,000 while the first mortgage, and its rate, stay exactly as they are. Owners here use lines for seismic work along the Hayward Fault, backyard ADUs and updates to modest tract houses, drawing only as bills arrive. Mike Fisher prices the line with us and, when it helps, against other lenders from Simi Valley; rates from 7.49% APR, variable.

Hayward HELOC Basics: Draw, Repay, Variable Rate
A HELOC is a revolving credit line secured by your house and recorded behind the first mortgage. You get an approved limit, and through a 10-year draw period you take money out, pay it down and take it out again, owing interest only on the current balance. Once the draw period ends, the remaining balance amortizes over 20 years. The rate is variable: prime plus a margin, adjusting whenever prime changes.
For a Hayward owner with a first mortgage locked in years ago, the appeal is simple. A cash-out refinance would trade that rate for today’s on the full balance. A Hayward HELOC leaves the existing loan alone and applies the current rate to the new money only. For a retrofit or an ADU that gets billed in phases, you also avoid paying interest on funds you have not used yet. More background is in our HELOC vs cash-out refinance guide.
