Clovis HELOC: Stay in the District, Upgrade the House
Families who worked to buy inside the Clovis Unified boundary often prefer not to move again, so a Clovis HELOC is often how the house grows instead: a pool, solar, a backyard casita, a remodel. Zillow valued the typical Clovis home at about $514,000 in September 2026. The line sits behind your first mortgage, which keeps its rate, and you pay interest only on what you draw. Mike Fisher prices the line with us and, when it helps, with other lenders from Simi Valley; rates from 7.49% APR, variable.

How a Clovis HELOC Works
Think of the line as a second mortgage you only use when you need it. The lender sets a maximum from your home’s value and current balance; during the 10-year draw you can pull funds by transfer, pay them down and use them again, with interest charged only on the outstanding amount. Once the draw ends, the balance repays over 20 years. Pricing is variable: the prime rate plus a margin, adjusting as prime changes.
Owners choose a line over a cash-out refinance because a refinance replaces the whole first mortgage at today’s rate. If you bought in Loma Vista or Northwest Clovis with a loan in the 3% range, refinancing to fund a $60,000 pool means repricing the entire balance. A line prices only the new money. That works behind conventional, FHA and VA first mortgages alike, subject to the lender’s rules; the HELOC vs cash-out refinance guide has the general version, and Fresno County figures follow.
