Fresno Jumbo Loans and Jumbo Mortgage Rates

A Fresno jumbo loan is the exception, not the rule, and most buyers here will never need one. The city’s median sale price was about $405,000 in August 2026, and the county’s conforming limit is $832,750. Jumbo financing in Fresno is for the top of the market: the largest homes in Copper River Ranch, along the Woodward Park bluffs, in Van Ness Extension and in Old Fig Garden. This page covers where the line is and how to decide which side of it to be on.

Where a Fresno Jumbo Loan Begins

In high-cost California counties there is a high-balance tier between the national baseline and a higher county limit, where loans are still eligible for Fannie Mae and Freddie Mac but priced on their own grid. Fresno County does not have one. Its 2026 one-unit limit is the baseline itself, $832,750, so the rule is simple: a loan up to that amount is standard conforming, and a single dollar more makes it jumbo.

Because jumbo is about the loan amount, the price alone does not decide it. With 20% down, a purchase up to $1,040,938 stays conforming. With 25% down the ceiling rises to about $1,110,333. So a buyer looking at a $1 million house in north Fresno has a real choice to make, and the right answer depends on the day’s pricing and how much cash they want to keep.

The county limit is more than twice the city median, which is why a Fresno jumbo loan only shows up at the very top of the market. Citywide, homes took a median of 44 days to sell in August 2026, and larger, one-of-a-kind houses can take longer, which gives a well-prepared buyer room to negotiate. We did not gather neighborhood price figures, so the areas below are described by their housing rather than by a number.

Fresno Areas Where Loans Cross the Limit

Copper River Ranch

The gated, master-planned community with a golf course in north Fresno, among the city’s highest-priced homes and its most likely jumbo pocket. Newer subdivisions like this are where to check the tax bill for assessments that a jumbo lender will count.

Woodward Park

Especially the newer, larger homes near the San Joaquin River bluffs, where some of the largest properties reach jumbo loan sizes.

Van Ness Extension

Historic estate-style homes on large lots at the top of the local market. Older estates can need a careful appraisal, since truly comparable sales are scarce.

Old Fig Garden

Large-lot, tree-lined older homes, much of it an unincorporated county island. The county limit is the same either way.

Prices in these areas vary widely from one street and one lot to the next, so start from the specific house rather than a neighborhood average. The table prices five purchases at 20% down, from one that stays well inside the limit to one that is clearly jumbo. The second row sits right at the limit, so that loan is still conforming.

Staying Conforming on a Big Fresno House

Before committing to a jumbo, price the conforming routes:

  • Put more down. Going from 20% to 25% down raises the conforming ceiling from $1,040,938 to about $1,110,333.
  • Split the financing. A conforming first mortgage at or below $832,750 plus a closed-end second mortgage can come out ahead when jumbo pricing or reserve rules do not suit you.
  • Buy two to four units. The higher multi-unit limits keep a small owner-occupied building conforming at prices where a single house would not be.
  • Check the jumbo anyway. On some days a jumbo rate prices close to, or below, conforming for a strong borrower. Mike runs both on the same file.

Taxes and Insurance on a $1.15 Million Fresno Home

Jumbo lenders qualify you on the full payment, so property tax and insurance weigh as much as the rate. Fresno County starts from the 1% Proposition 13 base plus voter-approved bonds, and newer north Fresno subdivisions may add a community facilities district or landscape and lighting charge; ask for the current tax bill. Large older homes in Van Ness Extension and Old Fig Garden deserve an early insurance quote, since roof age and square footage drive the premium. The county transfer tax of $1.10 per $1,000 would be about $1,265 at this price.

Property tax, estimated at 1.15% of price$13,225/yr
Homeowners insurance, estimated at 0.30% of price$3,450/yr
Monthly escrow on a $1,150,000 home$1,390/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

What Lenders Expect on a Fresno Jumbo Loan

Fannie Mae and Freddie Mac will not buy a jumbo loan, so the lender keeps it or sells it privately, and writes its own rules. Market norms, with every lender adding its own overlays:

  • Down payment: 10% to 20% is typical; a few lenders go to 5%, and 20% down usually prices best.
  • Credit: roughly 700 to start; some lenders want 740, and a handful take 680 for a higher rate.
  • Reserves: six months to a year of full payments, liquid, left over after closing.
  • Debt-to-income: usually 43% or lower.
  • Paperwork: full documentation, including two years of returns and a profit and loss statement for the self-employed.

Farm and Business Owners at the Top of the Market

Fresno County’s agricultural production reached $8.6 billion in 2023, according to the Fresno EDC, and buyers at the top of the local market can include owners of farming, packing or ag-service businesses. Their tax returns can show income after heavy depreciation and write-offs. If that describes your file, non-QM financing based on bank statements can reach jumbo loan sizes, usually with a higher rate and a larger down payment. The statewide jumbo loan guide explains the product itself.

A big first mortgage with a rate under today’s is worth protecting; a cash-out refinance would reset all of it. A Fresno HELOC of up to $800,000 borrows behind it instead, priced from 7.49% APR, variable. Buying below the limit? The Fresno mortgage broker page covers conforming options.

Fresno Jumbo Mortgage Questions

How big does a Fresno loan have to be to count as jumbo?

Above $832,750 for a one-unit home in 2026, Fresno County’s conforming limit. There is no high-balance tier in this county, so loans up to that amount are standard conforming and anything over it is jumbo. With 20% down, a purchase price up to $1,040,938 stays conforming.

Why do some California pages talk about high-balance loans but this one does not?

High-balance conforming loans exist only in counties whose limit is above the national baseline, such as Los Angeles or San Diego. Fresno County’s 2026 limit equals the baseline of $832,750, so there is nothing between conforming and jumbo here. The same is true for Clovis and the rest of Fresno County.

Is a jumbo rate always higher than a conforming rate?

Not always. Jumbo pricing is set lender by lender and can come close to conforming, or even below it, for borrowers with strong credit, low debt and solid reserves. That is why it is worth pricing the same purchase both ways: as a jumbo, and as a conforming loan with a larger down payment or a second mortgage.

Will a lender do a Fresno jumbo loan at 10% down?

Some lenders allow 10% down on a jumbo, and a few go lower, but 20% down usually earns the best pricing and the easiest approval. With less down, expect a higher credit score requirement and larger reserves. Pricing the same house with a conforming first and a second mortgage is often worth comparing.

Do Fresno jumbo mortgage rates run above conforming?

Sometimes, but not always. Each lender sets its own jumbo pricing, so a strong borrower can see jumbo rates close to conforming on some days. The rate cards above show today’s county pricing for both, each with its APR.

How much do I need in reserves for a Fresno jumbo loan?

Lenders commonly ask for half a year to a year of full payments, in liquid funds, after the down payment and closing costs. The exact figure depends on the lender, the loan size and how many other properties you finance. Knowing it before you write an offer avoids surprises late in escrow.
