Kern County loans from a direct lender that can also broker

Bakersfield Mortgage Broker

A Bakersfield mortgage broker earns its fee in a different place than one on the coast. The city’s median sale price was about $420,000 in September 2026, roughly half of Kern County’s $832,750 conforming limit, so loan size is rarely the problem. Which program you use, how your income is documented and which lender reads your file most favorably are what move the rate and the cash to close. Mike Fisher lends in Bakersfield from Simi Valley. Alameda Mortgage is a direct lender that can also broker, so your loan is priced with us and, when it helps, against other wholesale lenders.

A Bakersfield Mortgage Broker Where the Program Matters More Than the Limit

In much of coastal California the first question on a purchase is whether the loan will fit under the county limit. In Bakersfield it almost always does. Kern County uses the national baseline of $832,750 for a one-unit home in 2026, and with a citywide median near $420,000 (Redfin, September 2026), a buyer could put nothing down and still be nowhere near it. There is also no high-balance tier in Kern, because the county limit and the baseline are the same number.

That shifts the work to other questions. Should a first-time buyer with a 660 score use FHA or a conventional loan with 3% to 5% down? Does a veteran’s zero-down VA loan beat both? Will a lender count a second job, overtime or a side business? Different wholesale lenders answer those questions differently, and on loans of this size a quarter point or a few hundred dollars of lender credit is a real share of the closing costs. A good Bakersfield mortgage broker runs the same file past several lenders to find the one that prices your situation best.

Today’s Kern County Home Loan Rates

Priced for Kern County, October 27, 2026

Par pricing for a single-family primary residence in Kern County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Bakersfield scenario, no credit pull.

Why Work With a Lender That Can Also Broker, Not a Bakersfield Bank

A bank or credit union can only quote its own rate sheet and its own underwriting rules. Mike takes one set of numbers, your price or value, down payment, credit, income and property type, and prices it with Alameda Mortgage and, when it helps, with several other wholesale lenders at once. Each comes back with a rate, an APR, and the points or credit attached to it. Lender overlays, not the published rate, often decide who can close your file.

A general comparison only; each bank and lender sets its own rules, and all loans are subject to credit approval.

A clean salaried file can do fine anywhere. The option to broker helps most when a file has a wrinkle, and in an economy built on oil, agriculture, logistics and military work, plenty of Bakersfield files do.

Sources: Redfin Bakersfield housing market (September 2026), Zillow Home Value Index and rent data (September 30, 2026), California Department of Finance E-1 estimates (January 1, 2026).

These numbers describe a calm market: prices barely moved in a year, homes take a few days longer to sell, and they still close near the asking price. Buyers can usually keep inspection, appraisal and loan contingencies and still compare lenders before choosing one. Census figures put the median owner-occupied value at $371,700 for 2020-2024, and on loans that size the gap between lenders shows up more in fees and credits than in the rate.

Bakersfield Housing Market Direction

We do not publish price forecasts. The recent data shows flat prices and fewer sales, with Redfin reporting volume down about 7% from a year earlier while rents kept rising.

Bakersfield Neighborhoods, Price Tiers and Matching Loans

The citywide median hides a wide spread from east to west. Here is how a Bakersfield mortgage broker would sort the main areas by the loan that usually comes up first. Figures are Redfin medians where we have them; other descriptions are general.

Rosedale, Riverlakes and the Northwest

Newer tracts and larger lots, with a Redfin median of about $455,000 in August 2026, down 2.7% from a year earlier. A conventional loan, sometimes with a down payment from a previous sale, fits many move-up purchases here.

Seven Oaks, Tevis Ranch and Haggin Oaks

Southwest Bakersfield mixes established and newer tract homes, with a Redfin area median of about $391,000 in August 2026. The gated and custom homes around the Seven Oaks Country Club are one of the few pockets where a loan can top the conforming limit and need a jumbo loan.

Olde Stockdale

Large-lot ranch homes on the west side and part of the upper tier. Big parcels can make comparable sales scarce, so a seasoned Kern County appraiser matters.

Westchester and Downtown

Westchester has period homes close to downtown, and Downtown itself is mostly older homes, lofts and rentals with a small owner market. Older houses can draw repair conditions on an FHA appraisal, so the inspection should come before the program choice.

East Bakersfield

Older, modest homes and the city’s lowest price tier. Entry-level buyers often compare FHA with 3% down conventional here, and investors look at single-family rentals.

Northeast Bakersfield, Panorama and Highland

Bluff-top and hillside homes with views over the Kern River at mixed price tiers. Bluff-edge homes deserve a parcel-level fire check before you lock insurance.

Near CSU Bakersfield

Southwest neighborhoods near the university draw students, faculty and mid-priced families.

Home Loan Programs We Arrange in Bakersfield

Bakersfield Property Taxes, Insurance and Transfer Tax

California property tax begins at 1% of the purchase price, plus voter-approved debt. We could not verify the total rate for Bakersfield tax areas, so treat the estimate below as a budget figure. In newer west and northwest subdivisions, check the seller’s tax bill for community facilities or maintenance district charges, which count in your qualifying payment.

Transfer tax is light. We found no separate City of Bakersfield transfer tax, so a sale pays the standard county rate of $1.10 for every $1,000 of the sale price, about $462 on a $419,800 home. The contract decides whether buyer or seller pays it, and escrow calculates the exact amount.

Property tax, estimated at 1.15% of price$4,828/yr
Homeowners insurance, estimated at 0.30% of price$1,259/yr
Monthly escrow on a $419,800 home$507/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

Homeowners Insurance on the Valley Floor

Most of Bakersfield sits on flat valley land with generally low wildfire exposure, a real advantage while insurers pull back across California. Check the flood map for homes near the Kern River corridor or in poorly drained low spots, since a mapped flood zone means required flood insurance. Kern County is seismically active, as the 1952 earthquake showed, so price earthquake coverage too. If a carrier declines the home, many lenders accept a FAIR Plan policy with a difference-in-conditions wrap, but the higher premium counts in your qualifying payment.

First-Time Buyer Help for Bakersfield and Kern County

We could not confirm a City of Bakersfield or Kern County down payment program for 2026, so the dependable help is statewide. CalHFA’s MyHome Assistance Program is a deferred-payment junior loan of up to 3.5% of the price with a CalHFA FHA first mortgage, or 3% with a CalHFA conventional first, for first-time buyers within income limits. Dream For All, CalHFA’s shared appreciation loan of up to 20% of the price, picks applicants by random drawing; the 2026 portal closed on March 16. Funding rounds open and close, so Mike confirms the status and that the lender on your file participates before you rely on any program.

Refinancing and Tapping Home Equity in Bakersfield

Owners who bought in the last few years at higher rates may be candidates for a rate-and-term refinance when rates dip, and FHA borrowers with 20% equity can sometimes drop mortgage insurance by moving to a conventional loan. Owners who locked in low rates earlier usually should leave the first mortgage alone. For a pool, an ADU on a large west-side lot, or energy upgrades on an older east-side house, a Bakersfield HELOC keeps the low first mortgage in place, with rates from 7.49% APR, variable. Test a payment in the mortgage calculator first.

Financing a Bakersfield Rental Property

Roughly 39% of Bakersfield homes are renter-occupied. Zillow’s average rent was $1,901 in September 2026, up 3.1% in a year, against a Census median gross rent of $1,472 for 2020-2024. The city has no local rent control, so the statewide AB 1482 cap is the main rule for long-term tenants. Short-term rentals became legal under a city ordinance adopted June 10, 2026, with a one-year permit, a 12% transient occupancy tax and $500,000 of liability insurance. Investors can finance conventionally on their own income or use a DSCR loan that qualifies on the rent and can close in an LLC.

Bakersfield Mortgage Broker Questions and Answers

Why use a Bakersfield mortgage broker if the loan is small?

Smaller loans make fees matter more. On a $400,000 loan, a lender credit of a few hundred dollars is a noticeable share of closing costs. Alameda Mortgage lends directly and can also compare several wholesale lenders on rate, APR, points and credits at once, which one bank cannot do.

Will I need a jumbo loan to buy in Bakersfield?

Very unlikely. The 2026 Kern County conforming limit is $832,750 for a one-unit home, and the city median sale price was about $420,000 in September 2026. Only some custom homes in Seven Oaks, Olde Stockdale and on the bluffs go above it. Even a $1,000,000 purchase with 20% down borrows $800,000, which is conforming.

Does Bakersfield charge a city transfer tax?

We found no separate City of Bakersfield transfer tax, so sales pay only Kern County’s documentary transfer tax, $1.10 for each $1,000 of value, or about $462 on a $419,800 sale. The contract assigns it to buyer or seller.

Is there down payment assistance for Bakersfield buyers?

No City of Bakersfield or Kern County program could be confirmed for 2026. Statewide, CalHFA offers the MyHome Assistance Program with its FHA and conventional first mortgages, and Dream For All, a shared appreciation program whose 2026 applications closed March 16. Program funding comes and goes, so confirm status when you apply.

Can a Bakersfield mortgage broker help if I work in the oilfields or on a farm?

Yes. Overtime, shift and seasonal pay are common in Kern County, and lenders differ on how much history they want before counting it. Mike matches your pay record to a lender whose guidelines fit, and can price bank statement programs for self-employed growers.

Can a Simi Valley lender close a Bakersfield purchase?

Yes. Alameda Mortgage Corp holds a California lending license that covers the whole state, and Bakersfield files run by phone, email and electronic signature, with an appraiser who works Kern County and a local escrow and title company.
