FHA financing, Kern County 2026
Bakersfield FHA Loans
A Bakersfield FHA loan works under the national floor limit, $541,287 for a one-unit home in Kern County in 2026, and here that floor is plenty. With a median sale price near $420,000, the minimum 3.5% down payment is about $14,700, and the loan fits with room to spare. What deserves your attention is the mortgage insurance, the condition of older homes, and where down payment help actually comes from.

Bakersfield FHA Loan Limits Still Cover Most of the City
HUD sets FHA limits by county, and lower-cost counties get the national floor. Kern is one of them. At $541,287, the limit supports a purchase up to about $560,000 at the minimum down payment. Compare that with Bakersfield prices: Redfin’s citywide median was about $419,800 in September 2026, Southwest Bakersfield was about $391,000 in August and Northwest Bakersfield about $455,000. All three are well inside the limit.
Where FHA runs out is at the top of the market. Custom homes around Seven Oaks and the large-lot properties of Olde Stockdale can be priced above what the FHA limit supports, and buyers there may move to conventional financing. For everyone else, the questions are about credit and cost. A score of 580 opens up the 3.5% minimum, and between 500 and 579 the minimum is 10%, which makes FHA the most forgiving mainstream option for a buyer rebuilding credit.
Entry-Level Market Numbers for FHA Buyers
Sources: Redfin city and neighborhood data (August and September 2026), Zillow rent data (September 30, 2026), U.S. Census Bureau American Community Survey 2020-2024.
For a renter weighing a first purchase, these figures frame the decision. Zillow’s average Bakersfield rent was $1,901 in September 2026 and rising, while the median sale price barely moved over the year. A Bakersfield FHA loan at the median needs less than $15,000 down before closing costs, and homes that take a month or more to sell give a first-time buyer room to negotiate repairs or ask the seller for a credit toward costs. Before comparing that payment with rent, add property tax, insurance and FHA mortgage insurance; the tables below show the premium.
Where FHA Buyers Shop Across Bakersfield
East Bakersfield
The city’s lowest price tier, with older and modest homes. FHA’s lenient credit rules can fit a first purchase here, but the age of the housing makes a careful inspection important, since the FHA appraiser will flag safety items.
Westchester and Downtown
Period homes near downtown and older houses and lofts in the core. A loft or condo needs FHA project approval or single-unit approval, so check the building before you fall for a unit.
Southwest Bakersfield and the CSU Area
Established and newer tracts near Tevis Ranch, Haggin Oaks and the university, with an area median near $391,000 in August 2026. Newer tract homes tend to pass the FHA appraisal with fewer repair items.
Riverlakes and the Northwest
At a Redfin median of about $455,000, FHA still fits comfortably under the $541,287 limit. On newer subdivisions, ask whether the tax bill includes district charges, since they count in the payment.
Northeast Bakersfield
Panorama and the Highland area mix price tiers. Bluff-edge homes deserve an insurance quote early, because a higher premium raises the qualifying payment on any loan.
FHA Mortgage Insurance at Bakersfield Prices
Every FHA loan carries two premiums. The upfront premium is 1.75% of the base loan and is usually added to the loan amount. The annual premium is billed monthly, and on a 30-year loan its rate is set by two things, the size of the base loan and the down payment. Bakersfield has one advantage here that coastal buyers do not: the higher premium tier applies only to base loans over $726,200, and the one-unit limit in Kern County is far below that. Every one-unit Bakersfield FHA loan pays the lower rates, 0.55% a year with 3.5% down, or 0.50% once the down payment reaches 5%.
How long the premium lasts is the bigger issue. A 10% down payment ends it after 11 years. Anything less and it runs as long as the loan does, so the usual exit is a refinance into conventional financing after the balance falls to about 80% of the value. With prices flat over the past year, that equity will come mostly from paying the loan down, so plan on it taking a while. Here are the premiums on a $420,000 purchase:
| $420,000 purchase | Base loan | Upfront MIP, 1.75% | Monthly MIP | MIP lasts |
|---|---|---|---|---|
| 3.5% down | $405,300 | $7,093 | $186 (0.55%/yr) | Life of the loan |
| 5% down | $399,000 | $6,983 | $166 (0.50%/yr) | Life of the loan |
| 10% down | $378,000 | $6,615 | $158 (0.50%/yr) | 11 years |
Premiums per HUD Mortgagee Letter 2023-05 (endorsements from March 20, 2023), still in effect in October 2026.

FHA vs Conventional for a 680-Score Bakersfield Buyer
With excellent credit, a 5% down conventional loan often costs less because private mortgage insurance is inexpensive and can be cancelled. Lower the score to 680 and the balance tips, since conventional pricing and PMI both rise with lower scores while FHA pricing barely moves. This runs today’s Kern County rates on a $420,000 purchase at 680.

Down Payment Help: CalHFA First, Local Programs Unconfirmed
We could not confirm a City of Bakersfield or Kern County down payment assistance program for 2026. If you want to check, the city’s Economic and Community Development department is the place to ask. The programs we can point to are statewide:
- CalHFA MyHome Assistance Program. Pairs with a CalHFA FHA first mortgage and defers payment on a junior loan worth as much as 3.5% of the price or appraised value, whichever is less, for first-time buyers within CalHFA income limits. It is listed as a current program.
- CalHFA Zero Interest Program and MyAccess. ZIP (closing cost help) pairs with a CalPLUS FHA first mortgage, and MyAccess (down payment or closing cost help) with a CalPLUS Access FHA first. Both are listed as current.
- Dream For All. A shared appreciation loan of up to 20% of the price, capped at $150,000, chosen by random drawing. The 2026 round took applications from February 24 to March 16, 2026, with about $200 million. It pairs with CalHFA’s Dream For All Conventional first mortgage, not with FHA.
Funding rounds open and close through the year, so check that the money is still there before you count on it.
Duplexes and Fourplexes With 3.5% Down
An owner-occupant can buy a two- to four-unit building with a Bakersfield FHA loan at the same 3.5% minimum, and the limit rises with each unit. About 39% of Bakersfield homes are renter-occupied, so there is a real tenant market for the other units, and their projected rent can count toward qualifying under the lender’s rules.
| Kern County, 2026 | FHA loan limit | Highest price at 3.5% down |
|---|---|---|
| One unit (house, condo, townhome) | $541,287 | $560,900 |
| Two units | $693,050 | $718,100 |

Older Houses, Condos and the FHA Appraisal
FHA appraisers look at health and safety as well as value. In the pre-war and mid-century homes of Westchester, Downtown and East Bakersfield, items like peeling paint, a worn roof, exposed wiring or missing handrails can turn into required repairs before closing, so read the inspection report with the appraisal in mind and negotiate early. Condos are a small share of the city’s housing, and FHA will only lend on a condo in an approved project or on a unit that wins single-unit approval, so ask about it before you write an offer. One change ahead: starting with case numbers assigned January 1, 2027, HUD lets lenders pull FICO 10T or VantageScore 4.0 in addition to Classic FICO, and the minimum scores stay where they are.
If you have military service, run a Bakersfield VA loan too; it carries no monthly mortgage insurance at all. Today’s other programs are on the Bakersfield mortgage rates page, and the statewide FHA loan guide covers the program in full.
Bakersfield FHA Loan Requirements
- Credit score. 580 or higher for 3.5% down; 500 to 579 needs 10% down. Many lenders set higher floors of their own.
- Occupancy. The home must be your primary residence, including one unit of a two- to four-unit building.
- Loan size. Within the 2026 Kern County limit of $541,287 for one unit, rising for two to four units.
- Down payment source. Savings, a documented gift from family, or an approved assistance program such as CalHFA MyHome.
- Income and debts. Steady, documented income; overtime, shift and seasonal pay usually need a history before a lender counts them.
- Property condition. The FHA appraisal checks health and safety items as well as value.
Kern County jobs in agriculture, oil and gas, hospitals and logistics can include overtime or seasonal wages, and lenders differ on how they average them. That is one of the main reasons to price a Bakersfield FHA loan with more than one lender.

Bakersfield FHA Loans: Questions People Ask
What is the 2026 Bakersfield FHA loan limit?
Kern County’s 2026 FHA limit is $541,287 for a one-unit home, the national floor. Two units go to $693,050, three units to $837,700 and four units to $1,041,125. With 3.5% down, a one-unit purchase up to about $560,000 fits, which covers most Bakersfield homes.
How much is FHA mortgage insurance on a $420,000 Bakersfield home?
With 3.5% down the base loan is $405,300. The upfront premium is 1.75%, about $7,093, usually added to the loan. The annual premium is 0.55%, about $186 a month at the start, and at that down payment it never drops off. With 10% down the annual rate drops to 0.50% and ends after 11 years.
Does Bakersfield have its own down payment assistance?
We could not confirm a City of Bakersfield or Kern County program for 2026, so ask the city’s Economic and Community Development department before counting on one. CalHFA’s MyHome Assistance Program, worth as much as 3.5% of the price alongside a CalHFA FHA first mortgage, is listed as current. Programs and funding change, so confirm status when you apply.
What credit score do I need for an FHA loan in Bakersfield?
FHA itself requires 580 for the 3.5% minimum and accepts 500 to 579 with 10% down. Many lenders add their own higher minimums, which is a good reason to compare more than one. New case numbers from January 1, 2027 can be scored with FICO 10T or VantageScore 4.0, using the same cutoffs.
Can my down payment on a Bakersfield FHA loan be a gift?
Yes. FHA allows the down payment to come from a documented gift, typically from a family member, with a signed gift letter and a record of the transfer. CalHFA’s MyHome Assistance Program can also cover part of it for eligible first-time buyers. The lender will still verify your own funds for any costs the gift does not cover.
Can I use an FHA loan on an older Westchester or East Bakersfield home?
Yes, as long as the home meets FHA’s health and safety standards at appraisal. Peeling paint on an older house, a worn roof, exposed wiring or missing handrails can become required repairs before closing. Get the inspection early and negotiate who fixes what, so the appraisal does not hold up the closing.
Can I buy a Bakersfield fourplex with FHA?
Yes, provided one unit is your home. The 2026 Kern County FHA limit for four units is $1,041,125, and the minimum down payment is still 3.5% with a 580 score. Lenders can count projected rent from the other units toward qualifying, under their own rules for how much of it they use.
