FHA financing, Stanislaus County 2026
Modesto FHA Loans
A Modesto FHA loan needs just 3.5% down with a 580 score. Stanislaus County’s 2026 FHA limit is $545,100, a little above HUD’s national floor, and it covers Modesto’s $465,000 median with room left over. Two things shape an FHA purchase here: there is no confirmed city down payment program to lean on, and homes sell in about 24 days, so an FHA offer has to look as solid as any other.

What a Modesto FHA Loan Buys at $545,100
HUD set Stanislaus County’s one-unit FHA limit at $545,100 for 2026, slightly above the $541,287 national floor. At 3.5% down, the most you can pay is about $564,000. Redfin’s median sale price for the city was about $465,000 in August 2026, and even Northeast Modesto, the upper tier, had a three-month median near $528,000. So FHA reaches nearly every part of the city, from the older, lower-priced homes in the Airport District, South Modesto and the West Side to the tracts of northwest Modesto and much of the northeast.
On the median price, a Modesto FHA loan needs about $16,300 down. A 580 score qualifies for that minimum, and scores from 500 to 579 need 10% down, though many lenders set their own higher floors, which is one reason to compare several. Buyers with stronger credit should also price a conventional loan with 3% to 5% down.

Modesto First-Time Buyer Market at a Glance
Sources: Redfin Modesto housing market (August 2026); Zillow (September 30, 2026); U.S. Census Bureau ACS 2020-2024.
Prices rising 5.3% while rents rose 1.7% means waiting has cost Modesto renters ground over the past year. Homes selling at about 99% of list also limit how much help a buyer can expect from the seller, so the down payment and closing costs are more likely to come from savings, a gift or CalHFA.
The upside is that FHA’s limit of $545,100 sits comfortably above the median, so the program choice is about cost, not reach.
Modesto Neighborhoods That Fit FHA Budgets
Airport District
Older, lower-priced homes in southeast Modesto near the Tuolumne River and the airport. Check the FEMA flood map early, since required flood insurance adds to the qualifying payment.
South Modesto and the West Side
Entry-level older homes where the 3.5% minimum keeps the cash to close manageable. Expect the appraiser to note paint and roof condition.
Downtown and the McHenry Village Area
Older homes and small apartments. A condo here needs FHA project approval or a single-unit approval.
Northwest Modesto
Tract homes from the 1970s through the 2000s at mid-market prices, well within the FHA limit.
College Area and Sherwood Forest
Established mid-century homes on tree-lined streets near Modesto Junior College West, at mid-tier prices.
Northeast Modesto
Even the upper tier, at about $528,000, falls under the most FHA can finance with 3.5% down, though buyers with strong credit should price conventional too.
Down Payment Help: What We Could and Could Not Confirm
Modesto buyers should know the local picture before they plan around assistance:
- City of Modesto: no program confirmed for 2026. The city’s housing dashboard mentions affordable homeownership, but we found no down payment assistance details or open funding.
- Stanislaus County: Modesto is not in the service area. The county’s first-time buyer assistance serves unincorporated Stanislaus County and the cities of Ceres, Hughson, Newman, Oakdale, Patterson, Riverbank and Waterford. A buyer open to one of those cities can call county Planning at (209) 525-6330 to ask about amounts and funding.
- CalHFA: statewide and listed as current. MyHome lends up to 3.5% of the price as a deferred second behind a CalHFA FHA loan, ZIP adds closing cost help to CalPLUS FHA loans, and MyAccess adds down payment or closing cost help to CalPLUS Access FHA loans. Income limits apply.
- CalHFA Dream For All: 2026 window closed. The shared appreciation loan is awarded by random drawing, and the 2026 application portal closed on March 16.
Programs and funding rounds change during the year, so check status the week you apply. Our home purchase guide walks through the steps from approval to closing, and the Modesto mortgage broker page covers the local market. A seller credit toward closing costs is also worth asking for; in a market where homes sell near list price, it may come at the cost of a slightly higher offer, which the appraisal still has to support.
Mortgage Insurance at the Modesto Median
FHA charges two premiums. The upfront premium is 1.75% of the base loan and is usually rolled into the loan. The annual premium is billed monthly, and because Stanislaus County’s one-unit limit is below $726,200, every one-unit Modesto FHA loan sits in the lower tier: on a 30-year term, 0.55% a year at under 5% down and 0.50% at 5% down or more. With 10% or more down, it ends after 11 years; with less, it runs for the life of the loan. Here is the premium on a $465,000 purchase at three down payments.
| $465,000 purchase | Base loan | Upfront MIP, 1.75% | Monthly MIP | MIP lasts |
|---|---|---|---|---|
| 3.5% down | $448,725 | $7,853 | $206 (0.55%/yr) | Life of the loan |
| 5% down | $441,750 | $7,731 | $184 (0.50%/yr) | Life of the loan |
| 10% down | $418,500 | $7,324 | $174 (0.50%/yr) | 11 years |
Annual MIP rates for case numbers endorsed on or after March 20, 2023 (ML 2023-05), unchanged through October 2026.
Is FHA the Cheaper Loan at Your Score?
At a 760 score, conventional with 5% down often costs less, because PMI is priced low and can be removed at 20% equity. At 680 the answer often flips. This runs the Modesto median both ways at a 680 score with today’s Stanislaus County pricing.
| $465,000 purchase, 680 credit | Conventional, 5% down | FHA, 3.5% down |
|---|---|---|
| Down payment | $23,250 | $16,275 |
| Loan amount | $441,750 | $456,578 with 1.75% upfront MIP |

Making an FHA Offer Compete in 24 Days
Redfin’s August 2026 figures had Modesto homes under contract in a median of 24 days and selling at about 99% of list. An FHA buyer can compete in that market with some preparation. Get fully underwritten before you write, not just prequalified. Know that the FHA appraiser checks health and safety items as well as value, so peeling paint on an older South Modesto or downtown house, a failing roof or missing handrails may need repair before closing; have your inspector flag those early and negotiate them in the first round. If the house is a condo, which is a small share of Modesto housing, FHA has to approve the project, or the individual unit through a single-unit approval. And if the home is near the Tuolumne River or Dry Creek, check the FEMA flood map, since required flood insurance adds to the payment.
Two to Four Units in Stanislaus County
A Modesto FHA loan allows 3.5% down on a duplex, triplex or fourplex when you live in one unit, and about 41% of Modesto homes are rented. Rent from the other units can count toward qualifying. Any unit you rent must be registered under the city’s Rental Housing Safety Program.

Modesto FHA Questions, Answered
What is the FHA loan limit in Modesto for 2026?
Stanislaus County’s 2026 one-unit FHA limit is $545,100. Duplexes can borrow up to $697,950, triplexes $843,625 and fourplexes $1,048,475. With the 3.5% minimum down, a single-family purchase can reach roughly $564,000, which clears both the citywide and Northeast Modesto medians.
Does Modesto have a first-time homebuyer assistance program?
We could not confirm one for 2026. Stanislaus County’s program does not list Modesto, serving unincorporated areas and cities such as Ceres, Riverbank and Oakdale instead. CalHFA’s MyHome Assistance Program, which can cover up to 3.5% of the price with a CalHFA FHA loan, is the main option for Modesto buyers. Check status before you apply.
What will FHA mortgage insurance cost on the Modesto median?
With 3.5% down, the base loan is about $448,725. The upfront premium is 1.75%, about $7,853, usually financed. The annual premium is 0.55%, about $206 a month at the start, and with less than 10% down it lasts for the life of the loan. Refinancing to conventional later is the usual way to drop it.
What credit score does a Modesto FHA loan need?
FHA’s rules allow 3.5% down at 580 or higher and 10% down from 500 to 579. Many lenders add their own minimums above those, so a file one lender turns down may fit another. Comparing several is the practical answer for scores in the low 600s.
Can I use a Modesto FHA loan near the Tuolumne River?
Yes. FHA has no rule against the area, but if the home is in a designated FEMA flood zone the lender will require flood insurance, and the premium counts in your payment. Check the address on FEMA’s map before you remove contingencies.
Will a Modesto seller accept an FHA offer?
Sellers choose offers on price, terms and confidence that the loan will close. A fully underwritten FHA approval, an inspection that flags likely FHA appraisal repairs early and a realistic closing date make an FHA offer as credible as a conventional one. In a market where homes sell near list in about 24 days, preparation is what sets an offer apart.
Can I buy a Modesto duplex with an FHA loan?
Yes, with 3.5% down if you live in one of the units. The 2026 Stanislaus County FHA limit for two units is $697,950. Rent from the other unit can help you qualify under the lender’s rules, and Modesto requires every rental unit to be registered with the city’s Rental Housing Safety Program.
