FHA financing, San Joaquin County 2026

Stockton FHA Loans

In this city a Stockton FHA loan is a natural first-time buyer loan. The $678,500 county limit for 2026 reaches well past the city’s $438,000 median, the credit rules are forgiving, and the 3.5% minimum down payment on a South Stockton home is around $11,500. The planning goes into mortgage insurance, the appraisal on an older house, and whether the street is in a flood zone.

Why a Stockton FHA Loan Fits a First Purchase

Stockton’s market draws first-time buyers and Bay Area commuters priced out closer in, and the city’s renters include logistics and warehouse workers. A buyer with steady income, modest savings and a less-than-perfect score is exactly who FHA was built for. A score of 580 or higher qualifies for 3.5% down, 500 to 579 for 10% down, and FHA pricing barely changes as scores fall.

HUD’s 2026 limit for San Joaquin County, $678,500, supports a price up to about $703,000 at the minimum down payment, which sits far above every neighborhood median Redfin reports for the city; Brookside and some large waterfront homes are the exceptions.

At 3.5% down, those three medians mean down payments of roughly $11,550, $14,175 and $15,330. With Zillow’s average rent at $2,010 in August 2026, a renter comparing that check with an FHA payment on a South Stockton house is often looking at numbers in the same range. Prices were flat over the year and homes sold in about a month, so there is usually time to get fully pre-approved before you shop.

Where Stockton FHA Buyers Are Looking

South Stockton

Older, lower-priced homes near the $330,000 median. Repair items can come up on the FHA appraisal, so ask the inspector to flag safety issues early.

Weston Ranch

1990s to 2000s tracts near I-5, popular with commuters. Newer construction tends to pass FHA appraisal with fewer conditions, but check the tax bill for district charges.

Pacific, Miracle Mile and University Park

Neighborhoods near the university and 1920s to 1940s character homes. At around $405,000, 3.5% down is about $14,200, and older systems may need attention.

Quail Lakes and Spanos Park

1970s to 2000s homes at middle prices, still well under the FHA limit, where FHA and conventional can be close at scores near 700.

Downtown

A small owner market of older buildings and condos; any condo needs FHA project or single-unit approval.

Every One-Unit Stockton FHA Loan Gets the Lower Premium Tier

FHA’s annual mortgage insurance has two tiers on 30-year loans. Up to a $726,200 base loan the rate is 0.55% when you put the minimum down, falling to 0.50% at 5% down or more; above that size it is 0.75% or 0.70%. Because San Joaquin County’s one-unit limit is $678,500, no single-family FHA loan here can reach the higher tier; a larger two- to four-unit loan can. Separately, FHA charges 1.75% of the base loan at closing as an upfront premium, which is usually financed.

How long the annual premium lasts is the bigger decision. With 10% or more down it ends after 11 years; with less, it runs for the life of the loan. Reaching roughly 20% equity and refinancing into a conventional loan is the usual exit. Here is the premium at $400,000, between the Pacific area median and the city median:

FHA or 5% Down Conventional at a 640 Score

Conventional PMI is priced heavily on credit score, so a 760 borrower and a 640 borrower see very different costs. At 640, a Stockton FHA loan tends to come out ahead. This runs today’s San Joaquin County rates on a $360,000 purchase, a price between the South Stockton and Pacific area medians.

Down Payment Help for Stockton Buyers

Local help is thin. No City of Stockton or San Joaquin County down payment assistance program could be confirmed as available in 2026. The city’s housing division page lists rehabilitation programs, not purchase help. If you want to ask directly, the city’s Housing Unit can be reached at 209-937-8538 or hhep@stocktonca.gov.

The state is the main source of help. Pair a CalHFA FHA first mortgage with MyHome Assistance and the deferred junior loan can reach 3.5% of the price or appraised value, enough to cover the minimum down payment for buyers within CalHFA’s income limits. CalHFA’s Zero Interest Program for closing costs pairs with CalPLUS FHA loans, and its MyAccess help with CalPLUS Access FHA loans. Dream For All picks applicants by random drawing; its 2026 portal closed March 16, 2026. Funding and status change through the year, so confirm the week you apply.

Stockton FHA Loan Requirements and Appraisal Checks

  • Score and down payment: 3.5% down at 580 or higher, 10% down from 500 to 579; many lenders set higher floors.
  • Primary residence: you must live in the home, including one unit of a duplex to fourplex.
  • Loan size: within the county limit for the number of units.
  • Health and safety: FHA appraisers check peeling paint on older homes, missing handrails, roofs near the end of their life and exposed wiring. Older homes in South Stockton, downtown and Miracle Mile can bring these up, and sellers may need to fix them before closing.
  • Flood zones: a house in a mapped A, AO, AH or AE zone may need a policy, and on a tight debt-to-income ratio the premium can change how much house you qualify for. The state’s 200-year flood protection rule affects permits for new building, not your insurance requirement.
  • Condos: an approved project or a single-unit approval.
  • Scoring from 2027: lenders may pull FICO 10T or VantageScore 4.0 as well as Classic FICO for case numbers assigned in 2027; the 580 and 500 cutoffs stay put.

Two to Four Units With 3.5% Down

FHA will finance a duplex, triplex or fourplex if you live in one unit, and rent from the others can help you qualify. About 46% of Stockton homes are rented, so tenant demand is there. The county limits by unit count:

FHA Questions for Stockton First-Time Buyers

What is the Stockton FHA loan limit for 2026?

HUD set San Joaquin County at $678,500 for a single-unit home in 2026, $868,750 for a duplex and $1,305,050 for a fourplex. With 3.5% down, the single-unit figure reaches a price near $703,000, far above the $438,000 city median.

Is there down payment assistance in Stockton?

No city or county purchase program could be confirmed for 2026; the city lists rehabilitation programs instead. CalHFA’s MyHome loan, behind a CalHFA FHA first, can fund up to 3.5% of the purchase. The city’s Housing Unit is at 209-937-8538.

How much is FHA mortgage insurance on a Stockton home?

The upfront premium is 1.75% of the base loan, usually financed. The annual premium on a 30-year loan is 0.55% with 3.5% down or 0.50% with 5% or more, and no one-unit Stockton FHA loan reaches the higher tier above $726,200. On a $400,000 home with 3.5% down, the annual premium starts near $177 a month.

Do I need flood insurance with a Stockton FHA loan?

Only if the house sits in a mapped flood hazard zone (A, AO, AH or AE), where the lender may require a policy. Elsewhere coverage is your choice, though the city encourages it because Stockton relies on levees.

Can I buy a Stockton duplex with FHA?

Yes. Live in one side and the down payment can be as low as 3.5%. The 2026 two-unit limit is $868,750. Rent from the other unit can count toward qualifying, and some lenders require reserves on multi-unit purchases.

Will an older South Stockton house pass an FHA appraisal?

Many do, but the appraiser flags safety items such as peeling paint, handrails, roofs and wiring. Fixes are usually negotiated with the seller before closing.

What credit score do Stockton FHA lenders want?

FHA allows 580 for 3.5% down, but lender overlays often start higher. Comparing several wholesale lenders is the way to find one that accepts your score at a fair price.
