Long Beach DSCR Loans for Rental Property
A Long Beach DSCR loan qualifies you on a property’s rent, not on your tax return, in a city where most households rent and demand comes from the port, two colleges and several large hospitals. Before you buy, though, account for the city’s own just-cause eviction ordinance, which requires relocation payments on top of the state rules.
Price my rental loan How DSCR loans work
Long Beach DSCR Loan Basics in a Renter City
A debt service coverage ratio loan divides the property’s rent by its full payment: principal, interest, taxes, insurance and any HOA dues. A ratio of exactly 1.00 means rent and payment are equal. Most programs want 1.00 or better, pricing improves above about 1.20, and some accept 0.75 to 1.00 with more down or a higher rate. Personal income is not the test, which suits investors with several financed properties and business owners whose returns show little.
These loans are for investment property only. If you will live in one unit of a duplex or fourplex, FHA or conventional financing needs far less down.
Long Beach Rental Demand by the Numbers
Sources: Zillow Observed Rent Index (September 30, 2026); U.S. Census Bureau American Community Survey; City of Long Beach soft-story inventory.
The renters work at the Port of Long Beach and in logistics, study or teach at Cal State Long Beach and Long Beach City College, and work at Long Beach Memorial, St. Mary and the VA medical center. The gap between Zillow’s $2,412 and the Census median of $1,871 is the number to watch: the Census figure includes tenants who have been in place for years, so an in-place lease can sit far below market. Lenders use the lease in place or an appraiser’s market rent estimate, so ask which one your file will use.
Testing a Long Beach DSCR Loan Against the Rent
The calculator starts with a $540,000 property, about the Zillow typical value in Zaferia, a mid-city mix of bungalows and small multifamily, at the citywide average rent of $2,412 with 25% down. Change the numbers to match the listing. For a duplex or fourplex, enter the total rent from all units.

Example only. The rate is today’s LA County 30-year par rate with one point added, as an illustration; it is not a DSCR quote. Real DSCR pricing moves with the ratio, your credit, the loan size, the prepayment terms and the property type. Taxes use 1.15% of price and insurance 0.35%.
At the average rent, a single-unit purchase rarely reaches 1.00 with 25% down. More units, putting several rents against one mortgage, give the ratio a better chance. Other options are more cash, or a ratio below 1.00 at a higher rate for a buyer holding for the long term. The calculator shows which approach a given deal needs.
Rental Neighborhoods and How They Pencil
Research does not break rent out by neighborhood, so run each listing’s own rent through the calculator. Prices are Redfin medians or Zillow typical values from mid-2026.
North Long Beach (90805)
About $730,000 across home types, with single-family homes and small multifamily. Two to four units here give the best chance of reaching 1.00.
Central Long Beach (90813)
About $685,000, dense older apartment stock and the longest marketing times in the city, 72 days. Check soft-story status before anything else.
Zaferia and Carroll Park
About $540,000 and $721,000, bungalows mixed with small buildings. A single house at these prices is closer to break-even than at the citywide typical value.
East Village and Alamitos Beach
Condos at roughly $395,000 to $516,000. Low prices help the ratio, but HOA dues go into the payment, and the building must pass the lender’s review.
Bluff Heights and Bluff Park
About $777,000 to $813,000 in historic districts near the beach, a mix of houses and condos.
Chapter 8.99: The City’s Just-Cause Rules
Long Beach has no rent control, but it does have its own Just Cause for Termination of Tenancies Ordinance in Municipal Code Chapter 8.99. It protects tenants who have had at least 12 months of lawful tenancy. It does not cover owner-occupied single-family homes, housing built in the last 15 years, or deed-restricted affordable units. For no-fault terminations, the landlord owes relocation assistance, paid within 15 days of the notice: the greater of $4,500 or two months’ rent for a demolition or substantial remodel, and one month’s rent for other no-fault terminations.
For a buyer, the takeaway is to plan around the tenants already there. Any plan to empty a fourplex for a remodel carries a relocation cost of at least $4,500 per unit, and possibly more at higher rents. Budget for that alongside the down payment. The city also takes part in Los Angeles County’s Stay Housed LA eviction defense program, which gives tenants access to legal help.
AB 1482 Sets the Ceiling on Increases
Rent caps come from the state’s Tenant Protection Act. Over any 12 months, rent on a covered unit can rise by no more than 5% plus the regional CPI change, or 10%, whichever is lower, measured from the lowest rent in the prior 12 months, with no more than two increases in that period. Between tenants, the owner may set a new rent. Exempt units include housing with a certificate of occupancy issued in the last 15 years, and single-family homes and condos owned by individuals, rather than REITs or corporations, where tenants received the required written notice. The law runs until January 1, 2030. If you vest in an LLC, ask your attorney how that affects the single-family exemption.
Soft-Story Buildings, Insurance and Short-Term Rentals
Much of central Long Beach’s rental stock is older. Before you write an offer on a small apartment building, find out whether it is on the soft-story list and whether a retrofit has been done, and get an insurance quote early; the premium goes straight into the payment the ratio is measured against. An investment property HELOC on a building you already own is one way to pay for a retrofit. Long Beach also regulates short-term rentals by ordinance, but we did not verify the current permit rules, so confirm them with the city before counting on nightly income. Long-term market rent is the basis most lenders accept.
Long Beach DSCR Loan Terms Most Lenders Use
- Down: 20% to 25% on a purchase, with 25% or more for ratios under 1.00 or lower scores.
- Score: a floor around 620 to 660, with better pricing above 700.
- Reserves: three to six months of payments after closing, more if you have several financed properties.
- Prepayment penalty: common, often stepping down from 5% to 1% over five years, which usually earns a lower rate.
- Ownership: an LLC borrower is usually fine, backed by the members’ personal guarantees.
Funding the Larger Down Payment
Because single units here rarely reach 1.00 at 25% down, a purchase often needs more cash than the minimum. Equity in a home you already own is a common source: a line on your residence through the Long Beach HELOC page, or an investment property line on an existing rental. The DSCR lender looks at the new property’s rent, but the line’s payment is still yours to carry, so size it to the deal.
DSCR is a non-QM product, and terms vary widely by lender, which is why it pays to shop. Compare today’s owner-occupied pricing on the Long Beach mortgage rates page.

Long Beach Rental Loan Questions
Does Long Beach have rent control?
No. Long Beach has no local rent control, so rent increases on covered units are capped by state law, AB 1482: 5% plus regional CPI or 10%, whichever is lower, in any 12 months. The city does have its own just-cause eviction ordinance, Chapter 8.99, which adds relocation payments for no-fault terminations.
How much relocation do Long Beach landlords pay?
Under Chapter 8.99, for a demolition or substantial remodel, the greater of $4,500 or two months’ rent. For other no-fault terminations, one month’s rent. Payment is due within 15 days of the notice. The ordinance covers tenants with 12 or more months of lawful tenancy and excludes owner-occupied single-family homes, housing built in the last 15 years and deed-restricted units.
Can a Long Beach DSCR loan finance a fourplex?
Yes. DSCR programs commonly finance one- to four-unit rentals, and the lender sets the combined rent from all units against the single payment. That helps in Long Beach, where one unit at the city’s $2,412 average rent rarely covers a full payment. Expect 20% to 25% down and reserves of three to six months.
Will the lender count Airbnb income on a Long Beach property?
Some DSCR programs do, but the rules for counting short-term income vary, and long-term market rent is the most widely accepted basis. Long Beach regulates short-term rentals by ordinance, so confirm the permit rules with the city first. Planning the loan on long-term rent is the safer starting point.
Does a soft-story building affect my DSCR loan?
It can affect the numbers. The city has identified 3,226 soft-story buildings. Retrofit status can show up in the appraisal and in insurance pricing, and the insurance premium is part of the payment the ratio is measured against. Ask about retrofit status and get an insurance quote before you remove contingencies.
Will the lender use the in-place lease or market rent?
It depends on the program. Some lenders work from the lease in place, others from the appraiser’s market rent estimate, so ask which one your file will use. In Long Beach, where long-term tenants can pay well under the $2,412 average, that choice can move the ratio a lot, so read the leases before you offer.
Can an LLC be the borrower on a Long Beach DSCR loan?
Usually, yes. Most DSCR programs allow an LLC borrower, with the members giving personal guarantees. Vesting can affect the AB 1482 single-family exemption, so check with your attorney before you choose.
