Long Beach VA Home Loans
A Long Beach VA home loan fits a city that was a Navy town until its naval station and shipyard closed in the 1990s and is now home to 13,029 veterans and a major VA medical center. With a typical home value well under the county loan limit, a VA loan with no down payment and no monthly mortgage insurance works in much of the city.

From Navy Town to VA Medical Hub
Long Beach’s identity as a Navy town ended when the naval station and the shipyard closed in the 1990s, but its veteran community remains large. The Census Bureau’s 2020-2024 survey counted 13,029 veterans living in the city. The VA Long Beach Healthcare System is both a place they get care and one of the city’s largest employers, with 3,524 employees in 2022.
Active-duty and Guard installations are close by. Joint Forces Training Base Los Alamitos, home to California National Guard and Army units, is in the adjacent city of Los Alamitos, and Naval Weapons Station Seal Beach, a Navy munitions station, is next door in Seal Beach. Los Angeles Air Force Base, headquarters of Space Systems Command, is in El Segundo. A VA loan does not require you to live near a base, only that you live in the home you buy.

Veteran Housing Market Insights for Long Beach
Sources: U.S. Census Bureau ACS 2020-2024; city employer data (2022); Zillow Home Value Index (September 30, 2026); Redfin (June and September 2026).
A seven-week median on market matters for VA buyers. VA appraisals include minimum property requirements, and sellers in a slower market may be more willing to wait for them and to fix what the appraiser flags. Homes sold at about 99.6% of list in September 2026, so a well-prepared VA offer near asking price can compete with conventional ones.
Why Zero Down Works in Most of Long Beach
With typical values well under the county limit, a Long Beach veteran can buy in most neighborhoods with no money down if the income supports the payment, and even partial entitlement goes a long way. Full entitlement means you have never used the benefit, or you sold the home and paid off the earlier VA loan. With full entitlement there is no VA loan limit. VA guarantees 25% of the loan, the lender sets the amount from your credit, income, debts and assets, and the loan cannot be more than the lower of the price or the appraised value.
Neighborhoods for Long Beach VA Home Loan Buyers
Los Altos and El Dorado Park
Post-war single-family tracts near Cal State Long Beach and the closest part of the city to Los Alamitos and Seal Beach, with a Redfin median of about $1.07 million in September 2026. With no VA loan limit on full entitlement, nothing down works with full entitlement and enough income.
Lakewood Village and The Plaza
East-side tracts near the airport and the Lakewood border, at about $1.10 million in August 2026. The funding fee on a loan this size is large, so a disability rating, if you have one, makes a real difference.
Bixby Knolls and California Heights
Older single-family streets at about $1.11 million, a short drive from the VA medical center. Older homes can draw repair items under VA’s minimum property requirements.
North Long Beach
Entry-level single-family homes and small multifamily at about $730,000. A veteran can buy a two- to four-unit building with a VA loan if living in one unit, and rent from the others can help qualify.
Central Long Beach and Downtown
Condos and older buildings from about $395,000 to $685,000. The condo project needs VA approval, so send the building name early.
VA, FHA and Conventional on a Central Long Beach Price
This runs a $685,000 purchase, about the central Long Beach median, at a 680 score with today’s Los Angeles County pricing. VA often comes out ahead even with the funding fee financed, because there is no monthly mortgage insurance and no down payment.
| $685,000 purchase, 680 credit | Conventional, 5% down | FHA, 3.5% down | VA, 0% down |

The Funding Fee at the Typical Long Beach Value
VA charges a one-time funding fee instead of monthly mortgage insurance, and most borrowers add it to the loan. Below 5% down, the fee is 2.15% the first time and 3.3% on any later use. With 5% down it falls to 1.5%, and with 10% down to 1.25%, for any use. These rates have been in place since April 7, 2023. Some borrowers pay no fee at all: veterans receiving compensation for a service-connected disability, or eligible for it but receiving retirement or active-duty pay instead; surviving spouses receiving Dependency and Indemnity Compensation; service members with a proposed or memorandum rating issued before closing; and active-duty members who show a Purple Heart on or before closing.
| $852,000 purchase | Loan before the fee | First VA loan | Later VA loans |
|---|---|---|---|
| No down payment | $852,000 | 2.15%: $18,318 | 3.30%: $28,116 |

Still Own a Home With a VA Loan?
Veterans who bought elsewhere and kept that home as a rental still have part of their entitlement tied up in it. In that case VA uses the county limit to set what is left: 25% of Los Angeles County’s $1,249,125 limit, or $312,281, minus the entitlement already charged. Lenders generally want the remaining entitlement plus any down payment to equal 25% of the new loan. Because many Long Beach prices sit well under the county limit, a veteran with a fair amount of entitlement in use can often still buy with nothing down. The table uses a $730,000 purchase, the North Long Beach median.
| Entitlement already in use | Remaining guaranty | Largest loan with $0 down | Down payment on $730,000 |
|---|---|---|---|
| None (full entitlement) | Full | No VA limit | $0 |
| $125,000 | $187,281 | $749,125 | $0 |
| $175,000 | $137,281 | $549,125 | $45,219 |
Remaining guaranty = 25% of the 2026 Los Angeles County one-unit limit ($1,249,125) minus entitlement in use. The one-unit limit applies to two- to four-unit purchases too.
Selling and paying off the old VA loan restores full entitlement. If you would rather keep it, a HELOC on a home you live in, or proceeds from another sale, can cover the down payment.
Long Beach VA Home Loan Requirements
- Eligibility: a Certificate of Eligibility based on your service. Mike requests it at the start so the entitlement figure is real.
- Occupancy: VA requires that you plan to live in the home. For a pure rental, look at a DSCR loan.
- Income and credit: the lender sets its own score floor and reviews debt ratio and residual income. Documented housing allowance counts.
- Condos: the project needs VA approval, which matters for the city’s many downtown condo buildings.
- Flood and insurance: low-lying streets in Naples, Belmont Shore and the Peninsula carry coastal flood exposure; if a parcel is in a mapped flood zone, flood insurance is required and goes into your payment. USAA is among the carriers committed to expand in California and plans to grow for military families starting in January 2027.
Our VA loan guide covers the program in general, and the Long Beach FHA page covers the main low-down-payment alternative.

VA Loans in Long Beach: Common Questions
Is there a Long Beach VA home loan limit?
Not with full entitlement. Veterans who have never used the benefit, or whose earlier VA loan was paid off after a sale, have no VA loan limit; the lender sets the amount from income, credit and assets. If entitlement is still tied up in another loan, the 2026 Los Angeles County limit of $1,249,125 sets how much you can borrow with nothing down.
I work at the VA Long Beach hospital. Can I use my VA benefit?
If you are a veteran with eligibility, yes. Where you work has no effect on the benefit, and your salary counts as qualifying income like any other job. With 3,524 employees in 2022, the VA Long Beach Healthcare System is one of the city’s largest employers. Mike requests your Certificate of Eligibility at the start so the entitlement figure is confirmed early.
Can I buy in Long Beach while serving at Los Alamitos or Seal Beach?
Yes. VA requires that you intend to live in the home, not that it be in a particular city. Joint Forces Training Base Los Alamitos and Naval Weapons Station Seal Beach are just east of Long Beach, and the same county limit and entitlement rules apply throughout Los Angeles County. Housing allowance can count as income when documented.
Do disabled veterans pay the VA funding fee?
No. Veterans receiving VA compensation for a service-connected disability are exempt, as are those eligible for it but receiving retirement or active-duty pay instead. Exemptions also cover surviving spouses receiving DIC, members with a pre-discharge rating issued before closing, and active-duty Purple Heart recipients. If an award later comes through with an effective date before closing, a refund is possible.
I kept my last VA-financed home. How much can I borrow with nothing down?
In Los Angeles County your remaining guaranty is $312,281 minus the entitlement in use. With $125,000 in use, the largest loan with nothing down is about $749,125, which covers a North Long Beach purchase at the June 2026 median. With $175,000 in use, it falls to about $549,125, and you would put down 25% of the difference.
Can I use a VA loan on a North Long Beach duplex?
Yes, if you live in one of the units. VA finances one- to four-unit homes for owner-occupants, and the lender can count rent from the other units under its rules. Partial entitlement still uses the one-unit county limit, even on a multi-unit building.
Does a Long Beach VA home loan carry mortgage insurance?
No. Whatever the down payment, a VA loan carries no monthly mortgage insurance. The one-time funding fee takes its place, and it is waived for veterans receiving disability compensation.
