Long Beach Mortgage Rates Today

The Long Beach mortgage rates below are priced for a Los Angeles County property, and each one shows its APR. Today’s Long Beach Mortgage Rates With APR

Priced for Los Angeles County, October 27, 2026

Par pricing for a single-family primary residence in Los Angeles County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Long Beach scenario, no credit pull.

How a Long Beach Price Lands on the County Rate Grid

Each card is a par price for a single-family home you will live in, with 20% down, a 780 score and a 30-day lock, where the lender charges no points and pays no credit. It is a benchmark. Your own quote moves from there, and in Long Beach the first thing that moves it is the loan amount.

Los Angeles County’s 2026 conforming limit is $1,249,125, but standard conforming pricing stops at the $832,750 national baseline. Loans between the two are high-balance and price on their own grid. At Zillow’s September 2026 typical value of $852,391, a buyer stays under the baseline with any down payment above about 2.3%. At Redfin’s September median sale price of $909,567, the dividing line is about 8.4% down. That means a typical Long Beach purchase can still price as a standard conforming loan.

Prices matter to a rate quote because they set the loan amount, and the loan amount sets the grid. With the citywide typical value well under the county limit and close to the baseline, small changes in price or down payment can move a Long Beach file from standard to high-balance pricing. Selling at 99.6% of list also leaves room to negotiate seller credits toward closing costs or a rate buydown, which is worth pricing alongside the rate itself.

Long Beach Mortgage Rates by Neighborhood and Loan Band

Same county rate sheet, different starting points. Prices are Redfin ZIP medians or Zillow typical values from mid-2026.

Downtown Condos: Standard Grid, Condo Adjustments

East Village at about $395,000 and Alamitos Beach at about $516,000 sit far below the baseline, so the loan band is never the issue. The condo is. Many conventional lenders add a price adjustment on condos with less than 25% down, and each reviews the association’s budget, reserves and insurance on its own terms.

North and Central Long Beach: First-Purchase Pricing

About $730,000 in 90805 and $685,000 in 90813. Credit score and mortgage insurance move these quotes more than the loan band does, which is why FHA and VA are worth pricing next to conventional here.

Bluff Park, Rose Park and Carroll Park: Near the Baseline

Typical values of about $721,000 to $853,000 keep these loans under $832,750 at 10% to 20% down; only near the top of that range does a very small down payment cross it. Price the down payment you planned and one a little larger.

Bixby Knolls, Los Altos and Lakewood Village: High-Balance

ZIP medians of about $1.07 million to $1.11 million in August and September 2026 put purchases with typical down payments in the high-balance band, where pricing varies by lender.

Belmont Shore and Naples: High-Balance or Jumbo

Near $1.5 million, a loan crosses into jumbo once the down payment falls under about 17%. Jumbo grids sometimes price close to high-balance for strong borrowers, so compare both.

Three Ways to Buy at North Long Beach Prices

Here is a $730,000 purchase, the North Long Beach median, at a 700 score, financed three ways at today’s county pricing: conventional with 5% down, FHA with 3.5% down, and VA with nothing down. Look at the mortgage insurance row as well as the rate, because that is where the three payments separate.

A 15-Year Term on an $852,000 House

Here is the citywide typical value with 20% down, priced at today’s par rates for both terms. The 15-year payment is much higher, so it rarely fits a first purchase at this price. It makes more sense for an owner refinancing a loan that has been paid down for years, or a buyer bringing equity from a previous home. The quarter-point row applies to any term: it shows what a small rate difference is worth each month on a loan this size.

Points Against Credits on a Median Purchase

You can pay points to lower the rate, or take a slightly higher rate and receive a lender credit toward closing costs. The ladder shows five steps around par on a 20%-down purchase at the September median, each with its APR and the number of months it takes for the lower payment to repay the points. If you expect to refinance or move within a few years, a credit often makes more sense than points.

What Moves Long Beach Mortgage Rates, and What Does Not

Pricing is set by county, so a Long Beach loan uses the same rate sheet as one in Torrance or Pasadena, adjusted for the borrower and the property. The city itself does not change your rate, but it does affect items that change your payment and how you qualify. Insurance is the big one: an older multifamily building or a low-lying street near Naples can carry a higher premium, plus flood coverage where the lender requires it, and those costs count against your debt-to-income ratio.

Fixed rates follow the bond market and expectations for inflation, so they can move before or after a Federal Reserve decision, or barely at all. Home equity lines are different: they are priced off the prime rate, which moves with the Fed. If you own already and need cash, the Long Beach HELOC page covers that side, with rates from 7.49% APR, variable.

Lock Timing in a 47-Day Market

Redfin measured 47 median days on market in September 2026, while Zillow’s time to pending was 24 days. Either way, buyers usually have time to get underwritten before writing an offer, and then a 30-day lock covers a typical escrow. Condos waiting on an HOA questionnaire, two- to four-unit properties and jumbo loans near the coast often need 45 days or more. A longer lock costs a little more up front; an extension usually costs more than that.

Rate Questions From Long Beach Buyers and Owners

Why is my quote higher than the Long Beach mortgage rates on the cards?

Card pricing is built on a 780 score, 20% down, a 30-day lock and a single-family home you live in. A condo with less than 25% down, a lower score, a two- to four-unit building, a rental, or a loan above $832,750 each adjust the price. Enter your own details in the pricing engine, or send them to Mike, to see the rate and APR for your actual file.

Do Long Beach loans usually count as high-balance?

Less often than in pricier cities. At the September 2026 median sale price of $909,567, a buyer with more than about 8% down stays under the $832,750 baseline. High-balance loans are more likely in Bixby Knolls, Los Altos and Lakewood Village, where ZIP medians run about $1.07 million to $1.11 million.

Are Long Beach mortgage rates different from Los Angeles rates?

No. Lenders price by county, and both cities are in Los Angeles County, so the rate sheet and the $1,249,125 limit are the same. Closing costs do differ: Long Beach pays only the county transfer tax of $1.10 per $1,000, while the City of Los Angeles adds its own tax and Measure ULA on high-value sales.

Does a condo cost more to finance in Long Beach?

It can. Many conventional lenders add a pricing adjustment on condos with less than 25% down, and each one reviews the association’s finances and insurance. Downtown and central Long Beach have many older buildings, so approval and pricing vary by lender. FHA and VA have their own condo approval rules, and Mike can check a building before you write an offer.

How long should I lock on a Long Beach purchase?

A 30-day lock covers most purchases if the loan is underwritten before the offer. Long Beach listings spent a median of 47 days on market in September 2026, so buyers usually have time for that. Condos, multi-unit buildings and jumbo loans often need 45 days or longer. Plan the lock around your escrow dates.

Can a seller credit lower my rate?

Yes. A seller credit can pay for points that buy the rate down, within the program’s limits on seller contributions. With Long Beach homes selling at about 99.6% of list in September 2026, asking for a credit is a realistic part of many offers. Mike can show the payment at par and with the credit applied.

Do FHA or VA rates beat conventional in Long Beach?

On many days their par rates price below conventional, especially for scores under the mid-700s. The full cost also includes FHA mortgage insurance or the VA funding fee, which is why the North Long Beach comparison above shows the whole payment and not only the rate.
