Glendale Mortgage Rates Today
Glendale mortgage rates on this page are priced for a Los Angeles County address and show the APR beside every rate. Under the cards: what a Glendale price does to the loan band, how a south Glendale condo prices next to a north side house, when points earn their cost, and what Mike needs to turn a reference rate into a quote you can lock.

Par pricing for a single-family primary residence in Los Angeles County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Glendale scenario, no credit pull.
What the Rate Cards Assume
Each card is par pricing: no points paid and no lender credit, on a single-family home you will occupy, with 20% down, a 780 score and a 30-day lock. Treat it as a reference point. A real Glendale quote moves away from it for reasons you can usually see in advance, and the pricing engine will show you every rate and cost for your own numbers without a credit pull.
Why Your Glendale Mortgage Rate Can Differ From the Cards
- The band your loan falls in. Loans up to $832,750 are standard conforming. From $832,751 to $1,249,125 they are high-balance, still Fannie or Freddie, on a separate price grid. Glendale’s August 2026 median of $1,250,000 puts a 20% down purchase at the median in that middle band, and pricing on it varies by lender.
- A condo or a house. South Glendale and downtown are mostly apartments and condos. Many conventional lenders add a condo adjustment when the down payment is under 25%, and the building’s own approval can limit which lenders will quote at all.
- How much you put down. Conventional pricing steps at each 5% of loan-to-value, so the cost of a few thousand dollars more down is worth comparing to the rate it buys.
- Your score. The cards assume 780. FHA and VA pricing moves less with score than conventional does.
- Occupancy and units. A rental or a second home prices higher than a primary residence, and a duplex or fourplex in northwest Glendale prices on its own adjustments.
- Above the line. Brockmont, Greenbriar, College Hills and Oakmont typically need jumbo loans, which each lender prices on its own.
The Glendale Housing Numbers Behind a Rate Quote
Sources: Redfin Glendale housing market, August 2026; Zillow Home Value Index, August 31, 2026.
These figures matter to a rate shopper for one reason: they decide which grid your loan is priced on. A median sale price of $1.25 million, up 5.8% in a year, means the typical purchase with 20% down borrows about $1 million, a high-balance loan. Zillow’s index, which covers condos as well as houses, sits a little lower at about $1.18 million, and a buyer who puts less down on that home is still conforming. Every Glendale mortgage rate quote should start by naming the band, because the same borrower can see different pricing a few thousand dollars apart in loan size.
Neighborhood Price Points and the Rate Grid They Hit
Values are Zillow typical values or Redfin medians from mid-2026. Use them to see which grid your purchase is likely to use before you call.
Verdugo Viejo, Tropico and South Glendale
Condo pockets near $759,000 and the 91204 and 91205 ZIPs around $850,000 to $888,000. Purchases here can price as standard conforming or FHA, with a condo adjustment on conventional loans under 25% down; at the top of this range, a conventional loan with less than about 6% down crosses into high-balance.
Montrose and East Glendale
Redfin medians near $897,000 in Montrose and about $1.06 million in 91206, both on thin sales. With 20% down a Montrose loan stays standard conforming, while a 91206 loan of about $848,000 already sits just inside the high-balance band.
Rossmoyne, Montecito Park and Northwest Glendale
About $1.39 million to $1.46 million. Twenty percent down lands the loan in the high-balance band; much less down pushes it into jumbo pricing, which can sometimes be lower, so it is worth pricing both.
Oakmont, Brockmont, Greenbriar and College Hills
About $1.98 million to $2.26 million. These are jumbo files at normal down payments, where reserves and the loan-to-value tier move the rate more than the score does.
The Cost of a Point at the Glendale Median
The table takes a $1,250,000 purchase with 20% down and walks the same high-balance loan from paying points to receiving a credit, with the APR at each step. The last column is the one that decides it: how many months of lower payments it takes to recover what you paid. If you think you may refinance or sell in a few years, a credit that trims your cash to close can make more sense than a lower rate.
| Rate on a $1,000,000 loan | APR | Points or credit | Payment vs par | Points pay back in |
|---|---|---|---|---|
| 6.875% | 7.004% | You pay $8,750 | $168/mo less | 53 months |
| 7.000% | 7.082% | You pay $3,750 | $84/mo less | 45 months |
| 7.125% | 7.183% | You pay $1,250 | Same | None |

15-Year or 30-Year on a $1.18 Million House
On a loan near $944,000 the 15-year payment is far above the 30-year, which makes it a hard fit for most purchases. It fits owners who have held a north Glendale house for years and want to refinance what is left on a schedule that ends before retirement. The bottom row shows what each quarter point of rate is worth every month at this loan size.
| $1,180,000 home, 20% down ($944,000 loan) | 30-year fixed, 7.125% (7.192% APR) | 15-year fixed, 6.375% (6.436% APR) |
|---|---|---|
| Principal and interest | $6,360/mo | $8,159/mo |
| Interest over the full term | $1,345,565 | $524,534 |
| Each 0.25% in rate on the 30-year | about $160 a month | |

A First Purchase in South Glendale
Redfin put the 91204 median near $850,000 for the three months ending July 2026, and the 91205 median near $888,000 in June. Here is an $850,000 purchase three ways at a 700 score: conventional with 5% down, FHA with 3.5% down, and VA with nothing down for eligible buyers. Mortgage insurance does as much to separate them as the rate.
| $850,000 purchase, 700 credit | Conventional, 5% down | FHA, 3.5% down |
|---|---|---|
| Down payment | $42,500 | $29,750 |
| Loan amount | $807,500 | $834,604 with 1.75% upfront MIP |
| Today’s rate (APR) | 7.999% (8.069%) | 7.250% (7.319%) |
| Principal and interest | $5,925/mo | $5,693/mo |
| Mortgage insurance | $525/mo PMI | $513/mo MIP |
| Before taxes and insurance | $6,449/mo | $6,206/mo |
| Mortgage insurance ends | At 20% equity (can be removed) | Life of the loan with under 10% down |
Before property tax, insurance and HOA dues. FHA includes the 1.75% upfront premium in the loan; VA includes the 2.15% first-use funding fee, waived for veterans receiving disability compensation.
What You Need for a Firm Glendale Mortgage Rate Quote
A card rate is a starting point. A quote you can lock needs a short list of facts, and getting them to Mike early is what lets you lock the day an offer is accepted:
- Price and down payment, which set the loan band and the loan-to-value tier.
- Property type: house, condo (with the building name), or two to four units.
- Credit: a rough score is enough for pricing; the full pull comes with the application.
- Income type: W-2, self-employed or retired. Business owners whose returns understate income can price bank statement loans, at a higher rate.
- Insurance: a hillside home on the FAIR Plan with a difference-in-conditions policy raises the qualifying payment, though not the rate.
From Reference Rate to Locked Rate

- CloseA Los Angeles County appraiser and local escrow finish the file; documents are signed electronically.
Offers Over List, and When to Lock
Glendale homes sold at 101.4% of list in August 2026 and went pending in a median of 20 days on Zillow, while Redfin’s median days on market was 42. That gap can mean good listings move fast and the rest sit. A 30-day lock covers most purchases. Downtown condos waiting on an HOA questionnaire and jumbo files with large asset packages often need 45 days, and a longer lock costs a little more. Mike will tell you what your file needs; whether to lock or float is your call.
Rate Trends, Refinancing and Home Equity
Fixed Rates Follow Bonds, Lines Follow Prime
A fixed mortgage rate is set by the bond market and what investors expect from inflation and future policy, so it can move days before or after a Federal Reserve meeting, or barely move at all. A home equity line is different: it is tied to the prime rate, which changes when the Fed changes its target. If you already own and want cash instead of a new first mortgage, the Glendale HELOC page covers that side, with rates from 7.49% APR, variable.
Refinancing Against Keeping the Loan
If you bought in Glendale in the last few years at a higher rate, a rate-and-term refinance may be worth pricing when rates dip. The useful test is the same break-even math as the ladder above: closing costs divided by the monthly saving. Run your own figures on the mortgage calculator or send them to Mike, who can watch Glendale mortgage rates against your target and tell you when the math works.
Glendale Mortgage Rates: Questions People Ask
Why do Glendale quotes differ between lenders on the same day?
Many Glendale purchase loans are high-balance conforming, between $832,751 and $1,249,125. Lenders set their own pricing for that band, and they treat condos, lower scores and smaller down payments differently. A broker sees several rate sheets at once, which is where the spread shows up, and Alameda Mortgage, a direct lender that can also broker, sets its own pricing next to them.
Are these Glendale mortgage rates for the city only?
They are priced for Los Angeles County, and pricing is set by county, so the same sheet applies across the county. Your actual rate depends on your loan amount, down payment, score, property type and occupancy. Click any card or open the pricing engine to see every rate and point option for your own scenario, each with its APR.
Does a south Glendale condo get a higher rate than a house?
Often a little, with conventional loans. Many lenders add a pricing adjustment on condos with less than 25% down, and the building itself must meet the lender’s review of budget, reserves and insurance. FHA and VA loans need an approved project or a single-unit approval. Send the building name early so Mike can check which lenders will take it.
Should I pay points on a Glendale purchase?
Only if you expect to keep the loan past the break-even point. Divide the cost of the points by the monthly saving to get the months to recover it. On a $1,000,000 high-balance loan the dollar amounts are large in both directions, so compare the points option with a lender credit that lowers your cash to close.
Is a jumbo rate always higher than a high-balance rate?
Not always. Jumbo loans are priced by each lender on its own, and on a given day a strong jumbo file can price near or below a high-balance conforming loan. That is why a buyer near the $1,249,125 line should see both options before deciding how much to put down.
How long a lock do I need for a Glendale home?
Thirty days covers most purchases when the loan is underwritten before the offer. Condos waiting on association documents and jumbo loans with heavier paperwork often need 45 days. Longer locks cost a little more up front, and extending a lock after it expires usually costs more than choosing the right length at the start.
Will checking Glendale mortgage rates hurt my credit?
No. The cards and the pricing engine need no credit pull, and Mike can price a scenario from an estimated score. Your credit is pulled once you decide to apply, and the quote is then repriced on the actual score.
