Glendale, Los Angeles County
Glendale Mortgage Broker
A Glendale mortgage broker has to start with one number. The city’s median sale price was $1,250,000 in August 2026 (Redfin), just $875 above the $1,249,125 Los Angeles County conforming limit, and a market sitting right on that line needs more than one lender’s rate sheet. Alameda Mortgage is a direct lender that can also broker, so Mike Fisher prices your Glendale loan with us and, when it helps, against other wholesale lenders, and closes it from Simi Valley with a Los Angeles County appraiser and escrow company.

A Glendale Mortgage Broker for a Median That Sits on the Loan Limit
Los Angeles County is a ceiling county, so its 2026 one-unit conforming limit is $1,249,125, the highest Fannie Mae and Freddie Mac allow outside Alaska, Hawaii, Guam and the U.S. Virgin Islands. Glendale’s Redfin median in August 2026 was $1,250,000, up 5.8% from a year earlier on 206 sales, and Zillow’s typical value was about $1.18 million. Homes sold for 101.4% of list price that month, so well-priced houses still drew more than one offer.
The limit applies to the loan, not the price, and that is where planning pays off. The county gives you three bands:
- Standard conforming up to the $832,750 national baseline.
- High-balance conforming from $832,751 to $1,249,125, still sold to Fannie or Freddie but priced on a separate grid.
- Jumbo above $1,249,125, where each lender writes its own rules.
At the median with 20% down you borrow $1,000,000, squarely high-balance, and a purchase up to $1,561,406 stays conforming. Wholesale lenders disagree most about price in that middle band, which is why a Glendale mortgage broker who prices several grids at once is worth a call before you offer.

Why Use a Mortgage Broker in Glendale Instead of a Bank
A retail bank quotes from one rate sheet. Alameda Mortgage lends directly and can also send the same file to other wholesale lenders, and in Glendale the gaps between them show up in high-balance pricing, condo approvals and hillside homes insured through the FAIR Plan. Mike lends here from Simi Valley and does not claim a Glendale office.
| A retail bank | Alameda Mortgage, direct lender that can also broker | |
|---|---|---|
| Rate sheets compared | One, the bank’s own | Our own programs plus other wholesale lenders, the same day |
| Loans from $832,751 to $1,249,125 | Whatever that bank charges for high-balance | Shopped, since high-balance pricing spreads widest |
| A downtown or south Glendale condo | One HOA review standard | Another lender may accept a building the first one turns down |
| Brockmont or Greenbriar jumbo | Only if your file fits the bank’s portfolio rules | Jumbo lenders with different reserve and income rules |
| Business owners | Tax returns only | Tax returns, or bank statement income when returns run low |
| A decline | You start the application again elsewhere | Mike moves the file to the next lender that fits |
General comparison. Banks and lenders vary, and every loan is subject to credit approval.
Glendale Real Estate Market Insights
Sources: Redfin Glendale housing market (August 2026), Zillow Home Value Index and Observed Rent Index (August 31, 2026), U.S. Census Bureau American Community Survey 2020-2024.
Redfin’s median counts only the homes that sold in a month; Zillow’s index tracks the whole housing stock, condos included, and it reads lower. The ACS median owner-occupied value for 2020 to 2024 was $1,102,300. All three point the same way: a typical Glendale house is priced right around the county limit, so the down payment decides which band the loan lands in.
Glendale is also an international city: 51.5% of residents were born abroad, and it has one of the largest Armenian-American communities in the country. Files can involve gift funds from family, foreign income history or a family business, and a Glendale mortgage broker can match those files to lenders that document them well.
Where the Glendale Housing Market Is Heading
We do not publish forecasts. Through August 2026 the market kept rising but cooled slightly: Zillow’s index was up 1.4% over the year, homes took a median 42 days to sell, two days longer than a year earlier, and Zillow measured 20 days to a pending sale. Sellers still averaged list price or better, so bring a pre-approval that holds up against other offers.
Glendale Neighborhoods and the Loans That Fit Them
The north side and the canyons are single-family streets built mostly from the 1920s to the 1960s, many on hillside lots. South Glendale is mostly apartments and condos, many from the 1980s. Values are Zillow typical values or Redfin medians for mid-2026.
Brockmont, Greenbriar and College Hills
Typical values of about $2.26 million in Brockmont and $2.2 million in Greenbriar and College Hills (Zillow, August 2026) put these hillside streets in jumbo territory at any ordinary down payment, with reserve and documentation rules to match.
Oakmont and Verdugo Woodlands (91208)
Oakmont ran about $1.98 million and Verdugo Woodlands about $1.51 million, and Redfin’s 91208 median was about $1.60 million in August 2026, up 9.5%. Verdugo Woodlands can stay high-balance with a large down payment; Oakmont usually cannot.
Rossmoyne and Montecito Park
Period-revival houses from the 1920s to the 1940s at about $1.43 million to $1.46 million. Twenty percent down keeps the loan near $1.15 million, conforming; drop to 10% down and it crosses into jumbo, so price both before you choose.
Northwest Glendale (91202)
Older single-family streets mixed with small multifamily buildings, at a Redfin median of about $1.39 million in June 2026. Two-to-four unit buyers can use the higher multi-unit conforming limits.
East Glendale and Adams Hill (91206)
Hillside homes, bungalows and apartments at a Redfin median of about $1.06 million in September 2026, down 11% on only 33 sales, which is noise more than trend.
Montrose (91020)
A small-town shopping street in the Crescenta Valley, at a Redfin median near $897,000 in August 2026 on 12 sales, usually standard or high-balance conforming.
South Glendale, Tropico and Verdugo Viejo
The 91205 and 91204 ZIPs ran about $888,000 and $850,000, and the Verdugo Viejo condo pocket on the north side about $759,000. These are the city’s entry points for FHA and 3% to 5% down conventional loans, and condo approval is the first thing to check.
Downtown and the Americana at Brand
Newer high-rise and mid-rise condos around the Americana at Brand and the Galleria. Lenders read these buildings differently on HOA budgets, investor share and litigation, so send the building name with your first question.

First-Time Buyer Help for Glendale Addresses
We did not find a city-run down payment program. The Los Angeles County Development Authority runs its Home Ownership Program (HOP80 and HOP150), but eligibility for Glendale addresses and current amounts are not confirmed. CalHFA lists its MyHome Assistance Program as current, a deferred junior loan of up to 3.5% of the price with a CalHFA FHA first. Funding rounds change, so we confirm status when you apply.
Property Taxes, Insurance and Transfer Tax in Glendale
Glendale is not on the Registrar-Recorder’s list of Los Angeles County cities with their own documentary transfer tax, and Measure ULA does not reach it. A sale pays the county rate of $1.10 per $1,000, about $1,375 at the $1,250,000 median. Property tax starts at 1% of the price under Proposition 13, plus voter-approved debt; the combined rate for Glendale’s tax rate areas is not confirmed, so ask for the seller’s current bill.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Fire Zones, Insurance and Hillside Lots
Wildfire is the main insurance question in north Glendale, where the Verdugo Mountains, the San Rafael Hills and the canyon streets back onto brush. CAL FIRE released updated fire hazard severity zone maps for Los Angeles County cities in February and March 2025. Homes in higher-risk zones are more likely to be nonrenewed or placed with the California FAIR Plan plus a difference-in-conditions policy. Lenders accept that pairing in many cases, but the premium goes into the payment you qualify on. Statewide FAIR Plan growth slowed to 1.9% in the second quarter of 2026. The flat apartment districts of south Glendale carry less fire exposure, and earthquake history is worth knowing: the 1971 San Fernando quake damaged 31 Glendale structures.
Refinancing and Home Equity in Glendale
Long-time owners in the north end hold large equity on top of low Proposition 13 tax bases. If your first mortgage carries a rate well under today’s, a Glendale HELOC or a fixed-rate second usually beats replacing it; lines start from 7.49% APR, variable. Common uses are fire hardening, remodels of older houses and heat-pump upgrades tied to air-conditioner replacements under the city’s 2025 green building rules. A rate-and-term refinance still wins when the new rate is meaningfully lower or FHA mortgage insurance can come off; compare a HELOC with a cash-out refinance first.
Investment Property Financing in Glendale
About 65% of Glendale households rent, at an average $2,790 in August 2026 (Zillow). A DSCR loan qualifies the property on its rent instead of your tax returns, and a Glendale mortgage broker can also place 2-4 unit owner-occupied purchases with FHA or conventional lenders. Know the local rules first. Glendale has no percentage rent cap of its own; state AB 1482 sets the cap on covered units. The city’s Rental Rights Program works as a threshold instead: if rent rises more than 7% in 12 months and the tenant chooses to move, the landlord owes relocation of three times the increased rent, doubled for qualified tenants. The relocation rules reach buildings of three or more units with a certificate of occupancy issued before February 1, 1995, so single-family homes, duplexes and newer buildings fall outside the 7% payment.

Questions About Buying and Refinancing in Glendale
Is a median-priced Glendale home a jumbo loan?
Usually not. The $1,249,125 county limit applies to the loan, not the $1,250,000 August 2026 median price. With 20% down you borrow $1,000,000, high-balance conforming, and even 5% down gives a $1,187,500 loan, still under the limit (high-balance conforming needs at least 5% down).
What does a Glendale mortgage broker do that my bank does not?
A bank prices from its own rate sheet. Alameda lends directly too, and as a Glendale mortgage broker can also send one file to several wholesale lenders and show each result with its APR, points or credit and cash to close, which matters most on high-balance loans, condos, jumbos and self-employed income.
Does Glendale charge a city transfer tax?
No. Sales pay only the Los Angeles County rate of $1.10 per $1,000, about $1,375 on a $1,250,000 home. Measure ULA belongs to the City of Los Angeles and does not apply to Glendale addresses.
Will a hillside home in north Glendale be harder to finance?
The loan rules are the same, but insurance can be harder to place. The FAIR Plan with a difference-in-conditions policy is the usual fallback, and lenders accept it in many cases. Get a quote during the inspection period, since the premium raises the payment you qualify on.
Does Glendale have rent control that affects a rental purchase?
No percentage cap; AB 1482 covers that. The Rental Rights Program requires relocation of three times the increased rent if rent rises more than 7% in 12 months and the tenant moves, in pre-1995 buildings of three or more units. Single-family homes, duplexes and newer buildings are outside that rule.
Is there down payment help for Glendale first-time buyers?
No city-run program was found. LACDA’s Home Ownership Program exists, but eligibility for Glendale addresses is unconfirmed, and CalHFA’s MyHome is listed as current. Funding changes during the year, so Mike checks status when you apply.
Can a Glendale mortgage broker in Simi Valley close my loan?
Yes. Alameda Mortgage Corp is licensed throughout California. Mike works by phone, email and e-signature, with a Los Angeles County appraiser and a local escrow and title company, and stays your contact from quote to funding.
