Los Angeles County, direct lending with the option to broker

Pasadena Mortgage Broker

A Pasadena mortgage broker has an unusual job: the city’s typical home value, about $1.19 million in September 2026 according to Zillow, sits just under Los Angeles County’s $1,249,125 conforming limit. That puts most purchases in the high-balance band, a downtown condo in standard conforming territory and a San Rafael period home in jumbo. Alameda Mortgage lends directly, and when another wholesale lender has a better price or a program we don’t offer, Mike Fisher can broker the file there instead, all from Simi Valley.

A Pasadena Mortgage Broker for a City That Lives in the High-Balance Band

Los Angeles County is a ceiling county, so for 2026 its one-unit conforming limit is $1,249,125, the highest Fannie Mae and Freddie Mac allow anywhere in California. The national baseline is $832,750. Every loan between those two figures is high-balance conforming: still a Fannie or Freddie loan, but priced on a separate grid that lenders treat differently from one another.

Redfin put Pasadena’s median sale price at about $1,179,000 in September 2026. A buyer at that price with 20% down borrows about $943,000, and with 10% down about $1,061,000. Both are high-balance. That band covers most single-family purchases in Madison Heights, northwest Pasadena and Hastings Ranch, and a good share in Bungalow Heaven, which is why Mike prices the down payment both ways before you decide how much to put in.

Broker or Bank: Why Pasadena Buyers Shop Several Lenders

Bungalow Heaven alone holds about 800 Craftsman houses built between 1900 and 1930, and the Arroyo neighborhoods carry period-revival homes and Greene and Greene landmarks such as the Gamble House. Older houses bring original wiring, raised foundations and additions nobody can find on the county record, and underwriters treat those details differently. A Pasadena mortgage broker can move the file to a lender whose rules fit the house without starting over. Mike does that from Simi Valley; Alameda Mortgage has no Pasadena office and does not claim one.

The numbers point two ways. Homes took longer to sell and the median eased, yet the homes that did sell went for about 101.7% of list. Well-presented houses on sought-after streets still draw competition while others sit, which argues for a full underwrite before the offer: move fast on the house everyone wants, negotiate patiently on the one listed for two months.

Pasadena Neighborhoods by Loan Band

Medians are Redfin ZIP code figures for August 2026, shown to place each area in a loan band.

Old Pasadena, the Playhouse District and Downtown (91101)

Condos and lofts near Metro A Line stations at about $755,000, the city’s main entry point. Conventional with 5% down or an FHA loan both work if the building passes review.

Madison Heights and the Caltech Area (91106)

Period homes and apartments near South Lake Avenue at about $1.04 million, up 10.3% in a year. At 20% down a median purchase borrows right at the $832,750 baseline; with less down it moves into high-balance conforming, where loan amount drives pricing.

Northwest Pasadena and Linda Vista (91103)

Modest bungalows in the northwest and hillside homes near the Rose Bowl, with a median near $1.28 million. The flats often fit conforming or FHA; Linda Vista regularly crosses the county limit.

Bungalow Heaven and Northeast Pasadena (91104)

A landmark district near $1.39 million. At the median, a purchase stays high-balance with 20% down and down to roughly 10% down, and turns jumbo below that, so the down payment picks the program.

Hastings Ranch and East Pasadena (91107)

Post-war ranch tracts at the foothills near $1.30 million. Upper Hastings Ranch lost homes in the Eaton Fire, so insurance and, on cleared lots, construction financing come up. A VA loan with full entitlement has no county cap.

San Rafael and the Arroyo (91105)

Large period homes near Orange Grove Boulevard’s former Millionaire’s Row, at about $1.60 million. These are jumbo files for most buyers.

Home Loan Programs Your Pasadena Mortgage Broker Can Arrange

Pasadena Property Tax, Insurance and the Transfer Tax Question

Pasadena does not levy its own transfer tax; a July 2026 city finance report confirmed it only receives a share of the county’s $1.10 per $1,000, about $1,297 on a $1,179,000 sale. Los Angeles’s Measure ULA does not apply. Instead of a local transfer tax, the City Council put Measure PFD, a fire department parcel tax, on the November 3, 2026 ballot. It needs two-thirds approval and would charge about 19 cents per building square foot for 14 years, more than $300 a year for most homeowners by the city’s estimate, with a low-income senior exemption. Lenders count tax bill charges in your payment. The estimate below does not include it.

Property tax, estimated at 1.15% of price$13,559/yr
Homeowners insurance, estimated at 0.30% of price$3,537/yr
Monthly escrow on a $1,179,000 home$1,425/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

First-Time Buyer Help for Pasadena Addresses

The city’s Department of Housing lists a Pasadena Homebuyer Assistance Program as “coming soon,” with no amount or launch date published, so it cannot be counted on yet. CalHFA’s MyHome Assistance Program is listed as current: a deferred junior loan of up to 3.5% of the price with a CalHFA FHA first, or 3% with a CalHFA conventional first, within income limits. Dream For All closed its 2026 window on March 16. Funding changes during the year, so Mike confirms status before you rely on any of it.

Insurance and Rebuilding After the Eaton Fire

The Eaton Fire, which began January 7, 2025, took 19 lives and destroyed 9,419 structures across Altadena, Pasadena, Sierra Madre and nearby areas, according to CAL FIRE. Inside the city, 185 structures were lost, most of them family homes in Upper Hastings Ranch, Victory-Rose, Dundee Heights and NATHA. Families who lost homes may still be rebuilding, and the loans tied to that work deserve patience rather than a pitch.

On September 17, 2026 the state opened CalHFA’s $100 million Disaster Rebuilding Assistance Program, which funds rate buydowns and loan-loss guarantees to help low- and moderate-income Eaton and Palisades owners close the gap between insurance and rebuild cost through a participating construction lender. CalAssist can pay up to $100,000 toward an eligible owner’s mortgage for up to 12 months. If you are weighing a rebuild loan, a line of credit or a refinance, Mike will lay out what each costs, including when no new loan is the better answer.

Buyers should get an insurance quote during the inspection period. Very High Fire Hazard Severity Zones lie in the northern canyons and western hills, and some foothill owners have moved to the California FAIR Plan with a difference-in-conditions policy, which many lenders accept. The Raymond Fault also crosses the city, so price earthquake coverage separately.

Refinancing or Borrowing Against a Pasadena Home

Long-time owners in Bungalow Heaven, San Rafael and Hastings Ranch often hold a low-rate first mortgage with large equity above it. A Pasadena HELOC or fixed second usually beats refinancing the whole balance; lines start from 7.49% APR, variable. A rate-and-term refinance still wins when the new rate is meaningfully lower or FHA insurance can come off. For backyard units, the city’s Second Unit ADU Program lends up to $250,000 at 1% simple interest with no payments for three years, with limited spaces.

Financing a Pasadena Rental Property

About 57% of households rent, and Zillow’s average rent was $3,010 in September 2026, drawing on Caltech, JPL, Art Center, Pasadena City College, Kaiser Permanente and Huntington Hospital. A DSCR loan qualifies on that rent and can close in an LLC. Measure H shapes the math: multifamily units built before February 1, 1995 are capped at 2.5% for October 2026 through September 2027, and every rental, including houses and condos, registers yearly at $236.54 per unit.

Where the Pasadena Market Stands Now

We do not publish forecasts. The data shows a market that cooled in 2026 without breaking. Zillow’s median days to pending was 26 at the end of September, well under Redfin’s 52-day median days on market, so the best listings still go under contract quickly. Next door in unincorporated Altadena, Redfin’s three-month median was about $1.61 million through August 2026. The Measure PFD vote on November 3 settles one open cost question.

Mortgage Broker in Pasadena: Questions People Ask

What does a Pasadena mortgage broker do that a bank does not?

A bank offers only its own programs. Alameda lends directly and, as a broker, can also send one application to multiple wholesale lenders and compare pricing and rules the same day. Here that matters most on high-balance loans, condo buildings, jumbo files and older homes with additions.

Is a typical Pasadena house a jumbo loan?

Usually not. The 2026 county limit is $1,249,125, so at the September median of about $1,179,000 a buyer with 10% or 20% down stays high-balance conforming. Jumbo starts once the loan itself passes the limit.

Does Pasadena charge a city transfer tax?

No. Pasadena only shares in the county tax of $1.10 per $1,000, about $1,297 on a $1,179,000 home, and Measure ULA does not apply.

What is Measure PFD and does it affect my loan?

It is a proposed fire department parcel tax on the November 3, 2026 ballot, about 19 cents per building square foot for 14 years if two-thirds approve. Lenders include tax bill charges in the payment you qualify on.

How quickly are Pasadena homes selling?

Redfin’s September 2026 median was 52 days, ten longer than a year earlier, yet homes sold near 101.7% of list. Desirable listings still move fast.

Can a Pasadena mortgage broker help an Eaton Fire survivor?

Mike can price a rebuild loan, line of credit or refinance and explain how state help such as CalHFA’s Disaster Rebuilding Assistance Program and CalAssist fits. Eligibility is set by the state and participating lenders.

Can you close a Pasadena loan from Simi Valley?

Yes. Alameda Mortgage Corp is licensed statewide and closes by phone, email and e-signature, with a local appraiser and escrow. Mike stays your direct contact.
