Loans above the Los Angeles County limit

Pasadena Jumbo Loans and Jumbo Mortgage Rates

A Pasadena jumbo loan starts only above $1,249,125, Los Angeles County’s conforming limit and the high-cost ceiling, the most any California county gets. With the city median near $1.18 million, the down payment, more than the price, often decides which side of the line a purchase lands on.

Where a Pasadena Jumbo Loan Begins: The National Ceiling

Fannie Mae and Freddie Mac set two numbers each year: a baseline that applies almost everywhere, $832,750 for 2026, and a ceiling for the most expensive counties, $1,249,125. Los Angeles County gets the ceiling, so a loan between those figures is high-balance conforming and only a loan above $1,249,125 is jumbo.

Jumbo loans cannot be sold to Fannie or Freddie, so each lender sets its own credit, reserve and income standards. Pricing varies more between lenders than it does on conforming loans, which is why a purchase near the limit should be priced both ways. Sometimes high-balance with a little more down is cheaper; sometimes the jumbo wins.

Four ZIP code medians sit above the county limit before any down payment, and the citywide median sits just below it. With longer market times in 2026, jumbo buyers have more room to negotiate on price and to ask a seller for credits, which can lower the loan enough to change the band. Buyers also get time to line up reserves and documents before a Pasadena jumbo loan goes to underwriting, rather than during escrow.

Down Payment Decides More Than Price

With 20% down, a purchase stays conforming all the way to $1,561,406. That covers the typical home in Hastings Ranch, Linda Vista and Bungalow Heaven. Above $1,561,406, the loan turns jumbo, and that is where San Rafael and the Arroyo begin.

Twenty percent down. Principal and interest only, at today’s Los Angeles County jumbo par rate. Taxes, insurance and HOA dues are extra.

Put 10% down and the line falls at about $1,387,917, so a Bungalow Heaven house at the ZIP median already needs a Pasadena jumbo loan. Across much of the city it is the down payment, not the house, that turns a loan jumbo, so compare a low-down jumbo with a high-balance first plus a second mortgage.

Pasadena Jumbo Loans by Neighborhood

San Rafael, the Lower Arroyo and South Arroyo (91105)

Large period homes along the Arroyo Seco and near Orange Grove Boulevard’s former Millionaire’s Row, about $1.60 million. Jumbo at 20% down or less; it takes about 22% down to bring a median-priced loan to the county limit. Period homes can have older systems the appraiser will note.

Bungalow Heaven and Northeast Pasadena (91104)

About $1.39 million. Conforming at 20% down, jumbo at 10%. The roughly 800 Craftsman houses here sit in a landmark district, so restoration plans can affect the budget after closing.

Linda Vista Hillsides (91103)

The ZIP median of about $1.28 million mixes northwest bungalows with larger hillside homes near the Rose Bowl, and the hillside end is where jumbo loans appear, along with fire zone insurance questions.

Hastings Ranch and East Pasadena (91107)

About $1.30 million. At the median even 5% down keeps the loan high-balance, near $1.24 million, so jumbo loans here come with the larger foothill homes priced well above it. Upper Hastings Ranch lost homes in the Eaton Fire, so a purchase there may involve a rebuilt house or a lot awaiting construction.

The Full Payment on a $1.6 Million Arroyo Home

Jumbo underwriting looks at principal, interest, taxes, insurance and HOA dues together, and lenders usually want total debt-to-income at 43% or lower. Pasadena voters decide Measure PFD, a fire department parcel tax, on November 3, 2026. It needs two-thirds approval and would charge about 19 cents per building square foot a year for 14 years, roughly $570 a year on a 3,000 square foot house. The estimate below does not include it. A July 2026 city finance report says Pasadena does not levy its own transfer tax, so a sale pays the county’s $1.10 per $1,000.

Property tax, estimated at 1.15% of price$18,400/yr
Homeowners insurance, estimated at 0.30% of price$4,800/yr
Monthly escrow on a $1,600,000 home$1,933/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

What Pasadena Jumbo Loan Lenders Expect

Every jumbo lender writes its own rules, but the market usually looks like this:

  • Down payment: commonly 10% to 20%, a few lenders at 5% to 10%, with 20% often pricing better.
  • Credit: about 700 minimum, 740 or higher at some lenders, a few at 680 with a higher rate.
  • Reserves: often 6 to 12 months of the full payment in liquid funds after closing.
  • Debt-to-income: usually 43% or lower.
  • Documentation: full documentation, with two years of returns and a profit and loss statement for the self-employed.

These are general norms, not rules, and the gap between lenders is the reason to shop. More background is in our jumbo loan guide.

Self-Employed and Move-Up Jumbo Borrowers

Self-employed borrowers, such as physicians in private practice and consultants, can write off enough that their returns understate income. A non-QM loan based on bank statements can qualify them, generally at a higher rate. Buyers moving up from a long-held Pasadena home can use the sale proceeds to cut the loan below the limit, or reserve them to meet a lender’s reserve requirement. If the old home has not sold yet, some lenders will count its equity through a bridge or a line of credit, though both payments then count in the ratio, so the timing deserves a plan before you write an offer.

Insuring a Large Period Home

Lenders need the home insured for replacement cost, and a large older house in the Arroyo can be expensive to insure. Pasadena’s Very High Fire Hazard Severity Zones lie in the northern canyons and western hills, and the Eaton Fire destroyed 185 structures inside the city in January 2025. Next door in Altadena, nonrenewals ran above the statewide rate even before the fire. Under the state’s Sustainable Insurance Strategy several carriers have committed to write more California business, and PURE has said it plans to focus on high-value homes. Get a quote during the inspection period, before you lock.

Alternatives to One Large Pasadena Loan

A high-balance first at or under $1,249,125 paired with a closed-end second mortgage can beat a jumbo at lower down payments. Owners who already hold a large low-rate first and want cash can use a Pasadena HELOC up to $800,000, with rates from 7.49% APR, variable. Veterans with full entitlement should price a VA loan, which has no county cap.

Steps to a Pasadena Jumbo Approval

  1. Set the structureJumbo, high-balance plus second, or a larger down payment, priced side by side.
  2. Document income and reservesReturns, statements and the liquid funds lenders will count.
  3. Quote insurance earlyReplacement cost on a period or hillside home.
  4. Lock with the best fitRate, APR and reserve rules compared across lenders.
  5. Appraise and closeOften a detailed appraisal on unique homes, then local escrow.

Questions About Large Loans in Pasadena

At what loan amount is a Pasadena mortgage jumbo?

Above $1,249,125 for a one-unit home in 2026. Loans from $832,751 to that limit are high-balance conforming. With 20% down, any purchase up to $1,561,406 stays conforming.

Is a Bungalow Heaven house a jumbo loan?

It depends on the down payment. At the 91104 median of about $1.39 million, 20% down means a loan near $1,112,000, high-balance conforming; 10% down means about $1,251,000, just over the limit.

How much in reserves do jumbo lenders want?

Often 6 to 12 months of the full payment after closing, varying by lender, loan size and how many properties you own. On a $1.6 million San Rafael purchase that can be a six-figure requirement.

Are Pasadena jumbo mortgage rates higher than conforming rates?

Not always. Jumbo pricing follows each lender’s appetite, and on some days a jumbo prices close to or below high-balance conforming. Compare both on the same day with APR.

Would Measure PFD affect my jumbo approval?

Only through the payment. If approved on November 3, 2026, the parcel tax would join the tax bill lenders count in debt-to-income, which matters mainly when a file is close to a 43% limit.

Can I avoid a Pasadena jumbo loan with a second mortgage?

Often. A first at or below $1,249,125 plus a second for the rest keeps the first on conforming terms. Whether that beats one jumbo depends on the day’s pricing for both pieces.

Can I get a jumbo with 10% down?

Some lenders allow 10%, or even 5% to 10%, usually at a higher rate and with tighter credit. Twenty percent down tends to price best.
