Burbank Jumbo Loans: Today’s Jumbo Mortgage Rates
A Burbank jumbo loan is rarely about price alone. The typical home was worth about $1.17 million in September 2026, and the Rancho Equestrian District about $1.31 million. What usually turns a Burbank loan into a jumbo is the down payment: with 20% down nearly every typical home stays conforming, and it is the larger homes bought with 5% or 10% down that cross the $1,249,125 line.

When a Burbank Jumbo Loan Starts: The Down Payment Line
Jumbo is a loan-size rule. In Los Angeles County, a 2026 one-unit loan up to $832,750 is standard conforming, up to $1,249,125 is high-balance conforming, and anything larger is jumbo, priced and underwritten by each lender on its own terms. The price where a loan crosses the line depends entirely on how much you put down:
- 20% down: conforming up to a price of $1,561,406.
- 10% down: conforming up to $1,387,916.
- 5% down: conforming up to about $1,315,000.
Even at typical values in the Rancho and the hills, 5% or 10% down still fits under the limit. It is the above-typical sales, over about $1,315,000 with 5% down or $1,387,916 with 10% down, that turn jumbo, and a buyer choosing between a smaller down payment and conforming rules should see both priced.

Upper-Tier Burbank Market Insights

Single-family typical values across most of Burbank run about $1.2 million to $1.3 million, so jumbo files here are a mix of above-typical Rancho and foothill sales and buyers who choose a small down payment on a house near the limit. That makes the comparison between a low-down jumbo and a larger down payment a key decision for Burbank jumbo loan shoppers.
Where the Line Falls at 10% Down
The table runs five Burbank prices at 10% down, from the citywide median through the Rancho typical value and the exact price where a 10% down loan reaches the limit, then two larger purchases. Below the line, the loan prices as conforming. Above it, the payment is shown at today’s jumbo par rate, which assumes 20% down; jumbo lenders usually charge more at 10%.

Burbank Neighborhoods Where Jumbo Comes Up
Rancho Equestrian District
Horse-zoned and small, near Griffith Park, with about 785 single-family homes and 180 condos and townhomes, and a Zillow typical value of about $1.31 million in September 2026. A small district means fewer comparable sales, so a jumbo appraisal there can take more work.
Burbank Hills
Foothill streets at roughly 500 to 800 feet in the Verdugo Mountains, with ZIP medians of about $1.26 million to $1.30 million in October 2025, the most recent figures shown. Foothill homes carry fire-zone rules: brush clearance by the end of June, with Burbank Fire inspecting in July.
Magnolia Park and South Burbank
About $1.20 million to $1.23 million. These usually stay conforming; a larger, remodeled house bought with 5% down is one way a loan here turns jumbo.
The Toluca Lake Border
Homes on the Los Angeles side of the line pay the City of Los Angeles transfer tax and fall under its rules, so confirm which city an address is in before you compare costs.
Burbank Jumbo Loan Requirements
- Down payment: 10% to 20% is typical; some lenders accept 5% to 10%, and 20% often earns better pricing.
- Credit: roughly 700 minimum; some want 740 or higher, a few take 680 with a higher rate.
- Reserves: often 6 to 12 months of the full payment left in liquid accounts after closing.
- Debt-to-income: usually 43% or lower.
- Documentation: full. Self-employed borrowers usually provide two years of returns and a profit and loss statement.
These are market norms, and each lender sets its own overlays. The jumbo loan guide has more on the product.
Studio Income on a Jumbo File
Jumbo lenders want full documentation, and that is where entertainment careers can get complicated. A salaried executive on a studio lot documents simply. A producer, editor or writer with a loan-out company, uneven annual income or long gaps between projects may find that jumbo guidelines are strict about averaging. If your returns show far less than your deposits, a non-QM loan qualified on bank statements can reach jumbo sizes, usually with a higher rate and more down. Mike prices both on the same file.
Monthly Escrow on a Rancho-Priced Home
A jumbo lender counts the whole payment, so property tax and insurance can decide whether a file fits under its debt-to-income limit. Tax begins at 1% of the price under Proposition 13, plus voter-approved debt; the combined rate for Burbank tax rate areas and any special assessments were not confirmed, so ask for the seller’s bill. Foothill homes may need California FAIR Plan coverage plus a difference-in-conditions policy, and the full premium counts. Burbank is not on the county’s list of cities with their own transfer tax, so the county’s $1.10 per $1,000 applies, about $1,441 at $1,310,000.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Staying Conforming With a Second Loan
A buyer who wants to put 10% down on a $1.4 million Burbank house has another option: a high-balance first mortgage at or under $1,249,125 with a closed-end second mortgage behind it. That keeps the first loan under conforming rules, which may be easier on reserves or credit than a jumbo. Whether it is cheaper depends on the day’s pricing for both pieces, so compare it against a single jumbo before you choose.
Fixed or Adjustable on a Burbank Jumbo Loan
Jumbo lenders offer adjustable loans with a fixed opening period alongside 30-year fixed terms. The adjustable start can be lower, and it can suit a studio professional who expects a relocation, a larger house or a refinance within that period. The risk is what happens after: read the adjustment caps, the index and the margin, and ask what the payment would be at the cap. A 30-year fixed costs more at the start and removes that question.
Preparing a Burbank Jumbo Loan Before You Offer
With Burbank homes taking a median 46 days to sell in September 2026, there is usually time to have a jumbo file fully underwritten first. That matters more for jumbo than for conforming loans because a jumbo lender’s reserve count and income averaging are where surprises tend to appear. Settle them before the inspection clock starts, not after.

For Owners Rather Than Buyers
If you already own in the Rancho or the hills with a large first mortgage at a low rate, a cash-out refinance would reprice that whole balance. A Burbank HELOC up to $800,000 leaves it alone, with rates from 7.49% APR, variable. For purchases that will clearly stay conforming, see the Burbank mortgage broker page.
Jumbo Mortgage Questions From Burbank Buyers
Is a $1.3 million Burbank house a jumbo loan?
It depends on your down payment. With 20% down, the loan is $1,040,000, high-balance conforming under the $1,249,125 limit. With 10% down it is $1,170,000, still conforming. With 5% down it is $1,235,000, just under the line. A slightly higher price at 5% down would cross into jumbo, so price both before you decide.
What is the most I can pay with 10% down and stay conforming in Burbank?
About $1,387,916. At that price a 10% down loan equals the 2026 Los Angeles County limit of $1,249,125. Above it, the loan is jumbo unless you add to the down payment or pair a conforming first mortgage with a second loan.
How do jumbo lenders treat freelance entertainment income?
Usually strictly. Jumbo loans need full documentation, typically two years of tax returns and a profit and loss statement for the self-employed, and uneven project income gets averaged. If your returns understate your income, a non-QM bank statement program can reach jumbo sizes at a higher rate. Comparing lenders on the same file is the practical test.
How much do I need in reserves for a Burbank jumbo loan?
Commonly 6 to 12 months of the full mortgage payment in liquid assets after closing, varying by lender, loan size and other financed property. On a $1.4 million purchase that can be a large sum on top of the down payment, so confirm the requirement before you write an offer.
Can I avoid a jumbo with a second mortgage?
Often. A high-balance first mortgage up to $1,249,125 plus a closed-end second can finance a purchase that would otherwise need a jumbo. It can help with lower down payments or when jumbo reserve rules are hard to meet. The combined cost may be higher or lower than a jumbo depending on the day, so compare both.
Do Burbank jumbo mortgage rates cost more at 10% down?
Usually. The rate on the cards assumes 20% down, and most jumbo lenders price a 10% down file higher and ask for stronger credit and reserves. That premium is the number to compare with the cost of a larger down payment or a two-loan structure.
Does a Rancho horse property qualify for a jumbo loan?
Generally yes, if it is a single-family residence. Horse-zoned lots with stables or arenas can make the appraisal more involved, since the Rancho has only about 785 houses to draw comparable sales from.
