Burbank, at the east end of the San Fernando Valley

Burbank Mortgage Broker

A Burbank mortgage broker spends much of the job reading studio paychecks. About 150,000 people work in Burbank on a typical day, more than live in it, and many of them are on the Disney, Warner Bros. and Burbank Studios lots. Pay in that world can be salaried, project-based or run through a company of your own, and lenders read those files differently. Mike Fisher lends here directly from Simi Valley, and when another wholesale lender has a better price or a program we don’t offer, he can broker your Burbank loan there instead.

A Burbank Mortgage Broker for Studio Paychecks

Burbank’s largest presences are entertainment companies: The Walt Disney Company’s studio and headquarters, Warner Bros. Studios, The Burbank Studios on the former NBC lot, Nickelodeon Animation, Cartoon Network Studios, The CW’s headquarters, and offices for Warner Music Group, Legendary Pictures and ABC. A staff job on one of those lots documents like any W-2 job. A career built from show to show, with gaps between projects or income paid through a loan-out company, is where lenders start to disagree.

That disagreement is the reason the option to broker matters here. One wholesale lender may average two years of variable income, another may want a longer history in the same type of work, and a third may offer a non-QM option that qualifies on bank statements. Mike prices the file with us and, when it helps, sends it to several others and shows you each result. Nothing about that requires a Burbank storefront, and we do not claim one.

Why Use a Mortgage Broker in Burbank Instead of a Bank

A bank offers only its own programs on its own rules. Alameda Mortgage lends directly and, as your Burbank mortgage broker, can also compare other wholesale lenders on the same file, which matters most in Burbank on variable entertainment income, on loans near the $1,249,125 county limit and on condos in older buildings.

Compared with 2024 and 2025, this is a market where buyers can keep inspection and loan contingencies, ask for credits and take a few days to compare lenders. Homes sold just under list after a median 46 days, and Zillow measured 24 days to a pending sale, so good listings still move while the rest give buyers time. A Burbank mortgage broker can use that time to have the file underwritten before you write.

Where the Burbank Market Is Heading

We do not publish forecasts. The recent record is a flat year: Zillow’s value index rose 0.2% to September 2026 and Redfin’s median 1.5%, while days on market lengthened by three. The ACS median owner-occupied value for 2020 to 2024 was $1,089,100, and single-family prices passed $1 million by early 2021. Prices have held their level rather than run.

Burbank Neighborhoods and the Loans That Fit Them

Single-family homes across most of Burbank run about $1.2 million to $1.3 million, right around the county limit, while condos near downtown sell for far less. Houses are mostly 1920s to 1950s bungalows, ranches and post-war tracts on the valley floor. Values are Zillow typical values for September 2026 unless noted; a Burbank mortgage broker uses them to tell you the likely loan band before you tour.

Rancho Equestrian District (91505, 91506)

Horse-zoned streets near Griffith Park with about 785 houses and 180 condos and townhomes, at about $1.31 million. At 20% down a Rancho loan near that value is about $1.05 million, high-balance conforming; only a larger property or a very small down payment makes it jumbo, and the small number of comparable sales is something the appraisal has to work with.

Burbank Hills (91501, 91504)

Foothill homes at roughly 500 to 800 feet, with ZIP medians of about $1.26 million to $1.30 million as of October 2025, the latest shown. Expect fire-zone insurance questions.

Magnolia Park (91505)

Mostly 1940s homes around a vintage shopping strip, about $1.23 million. With 20% down the loan is about $984,000, high-balance conforming.

South Burbank (91506)

Older single-family streets between downtown and the Rancho, at a Redfin median of about $1.20 million in September 2026.

Media District

Apartments, condos and small houses around the studio lots at about $939,000, within reach of FHA and low-down conventional loans.

Burbank Center and Downtown (91502)

Condos and apartments near the Metrolink station at about $788,000; the ZIP’s Redfin median was about $635,000 in August 2026 on a small sample.

Near Hollywood Burbank Airport and the Toluca Lake Border

Valley-floor streets around the airport carry airport noise disclosures worth reading before you remove contingencies. On the southwest edge, Toluca Lake is part of the City of Los Angeles, which changes the transfer tax.

Home Loan Programs Our Burbank Mortgage Broker Arranges

First-Time Buyer Help in Burbank

The City of Burbank keeps a Homeownership Interest List for residents who want to hear about affordable ownership opportunities, but we found no active city down payment program. LACDA’s Home Ownership Program eligibility for Burbank addresses is not confirmed. CalHFA’s MyHome Assistance Program is listed as current statewide. Funding changes, so your Burbank mortgage broker confirms status when you apply.

Property Taxes, Insurance and Transfer Tax in Burbank

Burbank has no city transfer tax of its own, so a sale pays the Los Angeles County rate of $1.10 per $1,000, about $1,295 at the September 2026 median. Toluca Lake, next door, is in the City of Los Angeles, which adds $4.50 per $1,000 for a total of $5.60, about $6,590 on a $1.18 million home, plus Measure ULA on sales above its multimillion-dollar thresholds. Property tax begins at 1% of the price under Proposition 13 plus voter-approved debt; the combined rate for Burbank tax rate areas is not confirmed, so ask for the current bill.

Property tax, estimated at 1.15% of price$13,536/yr
Homeowners insurance, estimated at 0.30% of price$3,531/yr
Monthly escrow on a $1,177,000 home$1,422/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

Foothill Homes, Fire Season and Older Buildings

Wildfire exposure in Burbank is concentrated in the hillside neighborhoods along the Verdugo Mountains. Owners in Very High Fire Hazard Severity Zones must finish brush clearance by the end of June, and Burbank Fire inspects those properties each July. CAL FIRE’s updated zone map was released March 24, 2025. Hillside homes are more likely to need the California FAIR Plan, and the premium goes into the payment you qualify on. Older condos face a different cost: Burbank’s December 2025 soft-story ordinance targets wood-frame apartments with tuck-under parking, with retrofits due by January 10, 2030, so ask any association about a coming special assessment.

Refinancing and Home Equity in Burbank

Long-held owners in Magnolia Park, the Rancho and the hills hold equity at $1.2 million to $1.3 million values. A Burbank HELOC from 7.49% APR, variable, keeps a low first mortgage in place for remodels, brush clearance and fire hardening, or an ADU under the city’s Burbank Preapproved ADU Program. A rate-and-term refinance makes sense when the new rate is clearly lower; the mortgage calculator shows the payment either way.

Investment Property Financing in Burbank

About 57% of Burbank households rent, at an average $2,752 in September 2026 (Zillow), with steady demand from studio workers who want to live near the lots. Burbank has no local rent control in effect; state AB 1482 caps apply, and voters rejected Measure RC in November 2020. The city’s Tenant Protection Ordinance requires relocation of three months’ rent for most no-fault evictions on covered units. In October 2025 the Council asked staff to draft a 4% soft cap for pre-1995 multifamily buildings, but as of the city’s June 2026 FAQ it had not been adopted, so treat it as proposed. A DSCR loan qualifies the rental on its rent.

Questions About Buying and Refinancing in Burbank

Can I get a Burbank mortgage if I work project to project in entertainment?

Usually, yes, but lenders differ on how they count it. Many average two years of income from the same line of work, and gaps between projects need explaining. If you are paid through a loan-out company or your returns show heavy deductions, a bank statement loan may fit better.

Is a typical Burbank house a jumbo loan?

Not usually. With 20% down, the September 2026 median of about $1.18 million is a loan of about $942,000, high-balance conforming under the $1,249,125 county limit. Jumbo starts only when the loan itself passes that limit.

Is there a Burbank city transfer tax on home sales?

No. Sales pay the county rate of $1.10 per $1,000. Toluca Lake, next door, is part of the City of Los Angeles, where the total is $5.60 per $1,000 plus Measure ULA on high-value sales, so confirm the city for any address near the border.

Should I worry about airport noise near Hollywood Burbank Airport?

Read the disclosures. Streets around the airport in 91504 and 91505 carry airport noise disclosures. They do not stop a loan, but they can matter to you, to resale and to the appraiser’s comparable sales.

Does Burbank have rent control?

No local rent cap is in effect; AB 1482 applies. A 4% soft cap was proposed in October 2025 for pre-1995 multifamily buildings but had not been adopted as of the city’s June 2026 FAQ. The Tenant Protection Ordinance adds relocation pay for most no-fault evictions.

How long does a Burbank purchase loan take?

Most close in about 30 days from an accepted offer when the loan was underwritten first. Condos waiting on HOA documents, variable entertainment income and jumbo loans can take longer.

Can a Burbank mortgage broker in Simi Valley close my loan?

Yes. Alameda Mortgage Corp is licensed throughout California, and Mike works by phone, email and e-signature with a Los Angeles County appraiser and local escrow. You deal with him from the first quote to funding.
