South Bay purchase and refinance, direct lending with the option to broker
Torrance Mortgage Broker
Working with a Torrance mortgage broker means settling the financing before you make an offer, because this market does not wait. Homes sold at about 101% of list price in August 2026, and Zillow’s median time to pending was just 16 days in September. Alameda Mortgage lends directly, and when another wholesale lender has a better price or a program we don’t offer, Mike Fisher can broker your Torrance loan there instead, working from Simi Valley and closing with a South Bay appraiser and escrow company.

A Torrance Mortgage Broker for a City of Owners
Most Torrance households own their homes. The Census Bureau’s 2020-2024 survey put owner-occupancy at 55.0%, and owners reported a median home value of $1,074,700. Neighborhoods such as West Torrance, Southwood, North Torrance, Walteria, Hollywood Riviera and Seaside are mostly single-family homes, with townhomes, condos and apartments clustered around Del Amo Fashion Center and Old Torrance. For a buyer who already owns elsewhere in the South Bay, the equity from that sale can shape the loan as much as the new price does.
The workforce shapes the picture too. Torrance Memorial (4,070 employees in the city’s FY2024 report), Providence Little Company of Mary, Torrance Unified, American Honda’s U.S. headquarters, Robinson Helicopter, Honeywell Aerospace and Moog are all here.

Why One Lender’s Quote Is Not Enough Near $1.1 Million
Zillow’s typical Torrance value was $1,100,115 at the end of September 2026. Put 20% down on that and the loan is about $880,000, which is above the $832,750 national baseline and into the high-balance band that runs up to Los Angeles County’s $1,249,125 limit. High-balance loans price on their own grid, and lenders differ on them more than on standard loans. Redfin’s August median of $1,207,500 sits closer still to the jumbo line.
| A retail bank | Alameda Mortgage, direct lender that can also broker | |
|---|---|---|
| Pricing on a typical Torrance loan | That bank’s high-balance grid, take it or leave it | Our own high-balance grid and other wholesale lenders’ side by side |
| A loan that lands near $1,249,125 | One answer on jumbo versus conforming | Both structures priced, plus a first and second combination |
| Move-up buyer who has not sold yet | Bridge options limited to that bank | Lenders chosen for how they treat two payments and sale proceeds |
| Townhomes and condos near Del Amo | One HOA review | Several lenders, so one decline is not the end |
| Speed for a 16-day market | Depends on that bank’s queue | File underwritten before the offer, with a lender picked for turn time |
General comparison. Individual banks and lenders differ, and all loans are subject to credit approval.
As your Torrance mortgage broker, Mike runs the same scenario through our own programs and several other wholesale lenders, and more than one structure if needed, and shows the rate, APR, points or credit and cash to close for each.
Torrance Housing Market Snapshot, Fall 2026
Sources: Redfin Torrance housing market (August 2026), Zillow Home Value Index (September 30, 2026), Census Bureau ACS 2020-2024 and the state’s January 2026 population estimate.
Selling above list in about a month is a seller’s pace, and well-priced homes go faster still. Arranging financing after finding the house is usually too late. The ones who win have an underwritten approval, know their cash for an appraisal gap, and know whether their loan amount is conforming, high-balance or jumbo.
Recent Direction in Torrance Prices
We do not forecast prices. Redfin’s August median was down 5.4% from a year earlier while Zillow’s index was up 1.9%; monthly medians swing with the mix of homes sold, so the index is the steadier read. The other sourced signals are steady days on market and rents averaging $3,006.
Torrance Neighborhoods and Their Loan Bands
Prices are 2026 Redfin ZIP medians or Zillow typical values for September 2026. The loan band is the first thing a Torrance mortgage broker checks for each one.
Hollywood Riviera, Walteria and South Torrance (90505)
Hillside and near-beach homes next to Palos Verdes and Redondo Beach, about $1.53 million in July 2026. The main jumbo area, though 20% down on the median still lands under the limit.
Seaside
Homes near Torrance Beach, priced alongside 90505 and 90503. Check flood and tsunami maps on homes closest to the sand.
West Torrance and Southwood (90503)
Large single-family neighborhoods at about $1.24 million in August 2026, squarely in high-balance territory with a normal down payment.
Belmar North, Verdi Estates, Park Plaza and South Bayport
Subdivisions with typical values of about $1.25 million to $1.39 million, where the down payment decides between high-balance and jumbo.
Madrona
Homes near the Madrona Marsh preserve at about $1.20 million.
North Torrance (90504) and Old Torrance (90501)
About $1.06 million and $1.0 million in June 2026. With 20% down, a North Torrance median purchase is high-balance, while an Old Torrance one stays just under the standard conforming line and moves into high-balance with less down. Old Torrance is the original downtown, laid out on a diagonal to catch ocean breezes and under review for historic district status. North Torrance is also where the refinery sits, covered below.
Windemere, Springwood, Windsong and Merit-Carson
The lowest-priced parts of the city in Zillow’s data, about $574,000 to $789,000, where FHA and low-down conventional loans fit. Housing type was not verified, so check whether a listing is attached.
Home Loans a Torrance Mortgage Broker Can Arrange
- Conventional, standard and high-balance, the default for most Torrance purchases.
- FHA with 3.5% down up to the $1,249,125 county limit, which reaches the city median.
- VA for veterans and Space Force families near Los Angeles AFB, with no down payment on full entitlement.
- Jumbo above $1,249,125 in south and west Torrance.
- Bank statement and non-QM for business owners whose returns understate income.
- DSCR rental loans qualified on rent rather than personal income.
- HELOCs and fixed seconds for additions, ADUs and buy-before-you-sell bridges.
- Refinances, rate-and-term or cash-out.
Help for First-Time Torrance Buyers
We are not aware of a city-run down payment program in Torrance. LACDA’s Home Ownership Program serves first-time buyers in the county, but its amounts and eligibility for Torrance addresses were not confirmed. CalHFA’s MyHome Assistance, up to 3.5% of the price with a CalHFA FHA first, is listed as current, within income limits. Funding changes, so confirm the week you apply.
Property Taxes, Insurance and the Redondo Beach Transfer Tax Line
Torrance property tax starts with the 1% Proposition 13 base plus voter-approved debt service. The combined rate differs by tax rate area, and a parcel can carry assessment lines, so the seller’s current bill is the number to underwrite.
Transfer tax depends on which side of the city line the home is on. Torrance has no city transfer tax, so a sale pays only the county’s $1.10 per $1,000, about $1,210 on a $1.1 million home. Neighboring Redondo Beach adds its own $2.20 per $1,000, for a total of $3.30, or about $3,630 on the same price. Hollywood Riviera and Walteria are right next to Redondo, so buyers comparing listings on both sides should not assume the Torrance rate applies next door. Measure ULA does not apply in Torrance.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
The Refinery, the Beach and the Insurance Quote
Most of Torrance is flat, and wildfire risk is low across most of the city. The distinctive local risk is the PBF Energy Torrance refinery in the north end, a major supplier of Southern California gasoline. On February 18, 2015, an explosion at the plant, then owned by ExxonMobil, scattered debris into the surrounding neighborhood, and the U.S. Chemical Safety Board later flagged a near miss involving the alkylation unit. Homes nearby can carry air-quality and disclosure considerations, so read the seller’s disclosures carefully. Earthquake exposure applies citywide, and for a home near the city’s 1.5 miles of beachfront, check the address against FEMA flood and state tsunami maps. Get a quote during the inspection period; the premium goes into the payment you qualify on.
Getting an Offer Accepted in a 16-Day Market
Three things help. Get underwritten before you offer, with income, assets and credit reviewed, not just a quick pre-qualification. Know how much cash you could bring if the appraisal comes in under a price above list, because the loan is based on the lower of the two. And know your loan band: an offer that pushes the loan just over $1,249,125 changes the pricing and the paperwork overnight.
Refinancing and Home Equity in Torrance
Long-time owners in west and south Torrance often hold a first mortgage at a rate they would not want to lose. For an addition, an ADU or a down payment on the next South Bay home, a Torrance HELOC keeps that loan in place, with rates from 7.49% APR, variable. A refinance fits when the new rate is clearly lower or a co-borrower needs to come off the loan.
Investment Property Financing in Torrance
Roughly 45% of Torrance households rent; Zillow put the average rent at $3,006 for September 2026. Torrance has no local rent control, so state AB 1482 sets the rules. High prices make the ratio tight on a Torrance DSCR loan, so investors working with a Torrance mortgage broker may put more down or look at small multifamily near Old Torrance or Del Amo. An owner-occupied duplex can carry a conforming loan up to $1,599,375 in the county.
Why Choose Alameda Mortgage as Your Torrance Mortgage Broker
Alameda Mortgage does not have a Torrance office, and it does not need one to close a loan there. Mike prices and underwrites the file, issues the approval and stays your contact through funding. A Los Angeles County appraiser handles the valuation, escrow and title are local, and you sign electronically or with a mobile notary.
How a Torrance purchase moves from quote to keys
- Start with numbersNeighborhood, price range, down payment including any sale proceeds, and rough credit. Pricing needs no credit pull.
- Underwrite before touringDocuments reviewed up front so you can offer the day a house lists.
- Compare structuresConforming, high-balance, jumbo or first-plus-second, each with rate, APR and cash to close.
- Lock and appraiseLock once the offer is accepted; a county appraiser values the home while conditions clear.
- Sign and fundE-signature or a mobile notary, then South Bay escrow records the loan.
Buying or Refinancing in Torrance: Questions
Why use a Torrance mortgage broker instead of my bank?
Most Torrance purchases fall in the high-balance band, where lender pricing varies the most, and many buyers are also juggling a sale. Alameda lends directly and can also price the same file across several wholesale lenders and structures on the same day. A bank can offer only its own grid and programs.
Does Torrance have a city transfer tax?
No. Torrance is not on the LA County Registrar-Recorder’s list of cities with their own transfer tax, so sales pay the county’s $1.10 per $1,000, about $1,210 on a $1.1 million home. Redondo Beach, next to Hollywood Riviera and Walteria, adds $2.20 per $1,000 of its own. Measure ULA does not apply in Torrance.
Is a typical Torrance home a high-balance loan?
Usually, yes. At Zillow’s September 2026 typical value of $1,100,115, a 20% down payment leaves a loan of about $880,000, above the $832,750 baseline. That is high-balance conforming, which runs up to the $1,249,125 county limit. Staying under the baseline at that price takes roughly 24% down.
How do I compete when Torrance homes sell over list?
Have your loan underwritten before you offer, keep cash on hand for a possible appraisal shortfall, and know where your loan amount sits against the county limit. Homes sold at about 101% of list in August 2026 and went pending in a median of 16 days in September, so sellers compare buyers partly on how solid the financing looks.
Should I worry about buying near the Torrance refinery?
It is worth looking into. The PBF Energy refinery in north Torrance had a 2015 explosion, under its previous owner, that scattered debris into nearby streets, and the Chemical Safety Board flagged a near miss involving its alkylation unit. Nearby homes can carry air-quality and disclosure considerations. Read the disclosures and talk to your agent.
Can I buy my next Torrance home before selling my current one?
Often, yes. A HELOC opened on your current home before you list it can fund the down payment, and both payments are counted when you qualify. Some buyers instead take a slightly larger first mortgage and pay it down after the sale. Mike can price each route.
Can you close a Torrance loan without a local office?
Yes. Alameda Mortgage Corp is licensed throughout California and closes Torrance loans by phone, email and e-signature, with a Los Angeles County appraiser and a local escrow and title company. From the first quote to funding you deal with Mike.
