FHA financing for Torrance buyers, 2026
Torrance FHA Loans
A Torrance FHA loan can reach the middle of this market: Los Angeles County’s 2026 FHA limit of $1,249,125 supports a purchase of about $1,294,000 with 3.5% down, above the typical Torrance home value of about $1.1 million. The harder parts here are the higher mortgage insurance tier that most Torrance prices fall into, and competing in a market where homes sell above list.

Torrance FHA Loans Reach the City Median
Where FHA limits are lower, FHA can cover only the lower tier of homes. In Torrance, the Los Angeles County limit sits at the national ceiling, so a 3.5% down payment works up to about $1,294,000. That covers the citywide typical value of $1,100,115 (Zillow, September 2026), North Torrance at a June 2026 median of about $1.06 million, and Old Torrance at about $1.0 million. The minimum down payment on a $1.1 million home is $38,500, and the 1.75% upfront premium is normally added to the loan.
Income is the real limit. On a loan that size, the payment, the annual premium, property tax and insurance all have to fit your debt-to-income ratio, so a second income or a co-borrower can help.

Neighborhoods Where Torrance FHA Buyers Look
Merit-Carson Area
The lowest-priced Zillow area in the city at about $574,000, and the one area in our data typically under the lower MIP tier at 3.5% down. Housing type was not verified, so confirm whether a listing is attached.
Windemere, Springwood and Windsong
About $768,000 to $789,000, just above the tier line. A down payment a little over the minimum lowers the annual premium rate, so price both.
Old Torrance (90501)
The original downtown, with older homes and apartments, at about $1.0 million. FHA appraisers look closely at condition on older houses here.
North Torrance (90504)
Single-family neighborhoods at about $1.06 million, within the FHA limit at 3.5% down. Homes nearest the refinery carry disclosure considerations worth reading.
Townhomes Near Del Amo
Townhome and condo communities around Del Amo Fashion Center need FHA project approval or a single-unit approval, and HOA dues count in your payment.
Most Torrance FHA Purchases Pay the Higher Premium
FHA’s annual mortgage insurance has two tiers. On a 30-year loan with a base amount of $726,200 or less, it is 0.55% at the minimum down payment and 0.50% with 5% or more. Above $726,200 it is 0.75% and 0.70%. At 3.5% down, the base loan crosses that line at a purchase price of about $752,500. Of the Torrance areas in our data, only Merit-Carson is typically below that price.
So the realistic question is how long, not which rate. With at least 10% down, the annual premium stops after 11 years. With less down, it lasts for the life of the loan. A common plan is to refinance into a conventional loan once they reach about 20% equity. Here is the premium on a $1,000,000 purchase, about the Old Torrance median:
| $1,000,000 purchase | Base loan | Upfront MIP, 1.75% | Monthly MIP | MIP lasts |
|---|---|---|---|---|
| 3.5% down | $965,000 | $16,888 | $603 (0.75%/yr) | Life of the loan |
| 5% down | $950,000 | $16,625 | $554 (0.70%/yr) | Life of the loan |
| 10% down | $900,000 | $15,750 | $525 (0.70%/yr) | 11 years |
Annual MIP for case numbers endorsed on or after March 20, 2023 (ML 2023-05), unchanged through October 2026. 30-year terms.
Writing an FHA Offer That Holds Up at 101% of List
Sellers compare offers partly on how likely the financing is to close. Three things make an FHA offer more competitive:
- A full underwrite before you offer. Income, assets and credit reviewed up front, so the approval is real.
- Cash set aside for the appraisal. FHA lends on the lower of the price or the appraised value. If you offer above list and the appraisal comes in lower, you pay the difference in cash.
- A close look at condition. FHA appraisers flag health and safety items such as peeling paint, missing handrails, a failing roof or unsafe wiring. Knowing about them early keeps escrow on schedule.
FHA or Conventional at Windemere and Springwood Prices
This compares a $780,000 purchase at a 700 score with today’s Los Angeles County pricing. At that score, FHA often has the lower rate, but conventional mortgage insurance can be removed once you reach enough equity, while FHA’s cannot at this down payment.
| $780,000 purchase, 700 credit | Conventional, 5% down | FHA, 3.5% down |
|---|---|---|
| Down payment | $39,000 | $27,300 |

What a Torrance FHA Loan Requires
- Score and down payment: 580 or more for 3.5% down; 500 to 579 needs 10%. Many lenders add their own higher floor, so a file declined at one may be approved at another.
- Living in the home: FHA is for your primary residence, including one unit of a two- to four-unit building.
- Debt ratio: the full payment, with annual MIP, tax, insurance and any HOA dues, measured against documented income.
- Attached homes: an approved project or a single-unit approval.
- Upcoming scoring change: for case numbers assigned on or after January 1, 2027, lenders may use FICO 10T and VantageScore 4.0 alongside Classic FICO, with unchanged thresholds.
Two to Four Units With FHA
Most of Torrance is single-family, but there are apartments and small buildings around Old Torrance and Del Amo. FHA finances two to four units with 3.5% down when you live in one, and Los Angeles County’s multi-unit limits sit at the national ceiling:
| Los Angeles County, 2026 | FHA loan limit | Highest price at 3.5% down |
|---|---|---|
| One unit (house, condo, townhome) | $1,249,125 | $1,294,400 |
| Two units | $1,599,375 | $1,657,300 |
| Three units | $1,933,200 | $2,003,300 |
| Four units | $2,402,625 | $2,489,700 |

Assistance for Torrance Buyers
We are not aware of a city-run down payment program in Torrance, so the main options are county and state. The LA County Development Authority’s Home Ownership Program (HOP80 and HOP150) serves first-time buyers, but its amounts and whether Torrance addresses are eligible were not confirmed, so check with LACDA. CalHFA’s MyHome Assistance Program can cover up to 3.5% of the price as a deferred junior loan with a CalHFA FHA first mortgage, while CalHFA’s ZIP closing cost help goes with CalPLUS FHA loans and MyAccess with CalPLUS Access FHA loans. CalHFA programs carry income limits. The Dream For All shared appreciation loan is drawing based, and its 2026 portal closed March 16. Confirm status the week you apply.
Veterans should also price a Torrance VA loan, which has no monthly mortgage insurance. Compare all programs on the Torrance mortgage rates page, or read our FHA loan guide.

FHA Loans in Torrance: What Buyers Ask
Can I buy a $1.1 million Torrance home with FHA?
Yes, if your income supports the payment. The 2026 Los Angeles County FHA limit is $1,249,125, so 3.5% down works up to about $1,294,000. On $1.1 million the base loan is $1,061,500, and the annual premium is 0.75%, about $663 a month at the start, plus the 1.75% upfront premium added to the loan.
Will a Torrance seller accept an FHA offer?
Some will, especially if the financing looks solid. In a market selling at about 101% of list, a full underwrite before you offer and enough cash to cover a possible appraisal gap matter most. FHA lends on the lower of the price or appraised value, so plan for the difference if you bid above list.
Why does a Torrance FHA loan carry higher mortgage insurance?
Because loan sizes are larger. The annual premium rises from 0.55% to 0.75% (at minimum down) once the base loan exceeds $726,200, which happens at a price of about $752,500 with 3.5% down. Most Torrance typical values are above that. Putting 10% or more down ends the premium after 11 years instead of lasting for the life of the loan.
Is there down payment help for Torrance buyers?
We are not aware of a city-run program in Torrance. LACDA’s Home Ownership Program serves first-time buyers in Los Angeles County, but eligibility for Torrance addresses was not confirmed. CalHFA’s MyHome Assistance Program, paired with a CalHFA FHA loan, is listed as current and covers up to 3.5% of the price within income limits.
Does FHA work for a Torrance condo or townhome?
Yes, if the project is FHA-approved or the unit qualifies for a single-unit approval. Torrance has townhome and condo communities around Del Amo Fashion Center and Old Torrance. Give Mike the complex name before you make an offer so he can check its status, and remember that HOA dues count in your qualifying payment.
Can I use a Torrance FHA loan on a duplex?
Yes, if you live in one unit. FHA finances two to four units with 3.5% down, and the 2026 two-unit limit in Los Angeles County is $1,599,375. Rent from the other unit can help you qualify under the lender’s rules, and existing tenants stay covered by state law.
How do I get out of FHA mortgage insurance later?
With less than 10% down, the annual premium lasts for the life of the loan. The usual exit is refinancing into a conventional loan once you have about 20% equity, through payments, price growth or both.
