Torrance VA Home Loans

A Torrance VA home loan makes the biggest difference at the price a typical Torrance home costs, about $1.1 million, where having no down payment requirement and no monthly mortgage insurance changes the math. Los Angeles Air Force Base, headquarters of Space Systems Command, is a short drive north in El Segundo, and Torrance itself is home to 4,643 veterans and several aerospace employers.

Space Systems Command Up the Road

Los Angeles Air Force Base in El Segundo is the headquarters of Space Systems Command, and it brings active-duty Space Force members and their families into the South Bay housing market. The aerospace industry adds civilian defense workers: Robinson Helicopter (1,212 employees in the city’s FY2024 report), Honeywell Aerospace (766) and Moog’s aircraft group (684) all operate in Torrance, so VA and military-friendly lending fit here.

The Census Bureau counts 4,643 veterans living in Torrance. For VA health care, the VA Long Beach Healthcare System is nearby, and Naval Weapons Station Seal Beach and Joint Forces Training Base Los Alamitos are farther east, past Long Beach. VA does not require you to live near any of them; it requires that you intend to live in the home you buy.

A VA buyer here is shopping in a market where homes go pending in about two weeks. The numbers point to two priorities: a file that is complete before the first offer, and cash reserved in case an above-list price outruns the appraisal. Defense and aerospace salaries, plus documented housing allowance for active-duty members, can help make payments at these prices work.

A $1.1 Million Purchase With Nothing Down

If you have full entitlement, meaning you have never used the benefit or you sold and paid off your last VA loan, there is no VA loan limit. VA guarantees 25% of whatever you borrow, the lender sets the amount from your income, debts, credit and assets, and the loan cannot exceed the lower of the price or the appraised value. A conventional buyer at the September 2026 typical value needs about $220,000 to put 20% down; a VA buyer with full entitlement and enough income needs none.

Income is usually the constraint. The lender looks at your residual income and debt ratio, and a spouse’s income from Torrance Memorial, Honda or any other employer counts if you both apply. The comparison below runs a $1,100,000 purchase at a 720 score three ways with today’s Los Angeles County pricing.

Torrance Neighborhoods for VA Buyers

North Torrance

Single-family neighborhoods at about $1.06 million in June 2026, in the north end of the city on the side nearest the drive to El Segundo. Read disclosures on homes near the refinery.

West Torrance and Southwood

Large single-family areas at about $1.24 million in August 2026. With full entitlement the price is not capped, but the funding fee and payment grow with it.

Old Torrance

The original downtown at about $1.0 million, with older homes that can draw repair items under VA’s minimum property requirements.

Walteria, Seaside and Hollywood Riviera

About $1.53 million in 90505. Full entitlement allows it with nothing down if income supports the payment; with partial entitlement, expect real cash down at these prices.

Windemere, Springwood and Windsong

The lower-priced tier at about $768,000 to $789,000, where partial entitlement goes furthest.

What the Funding Fee Adds at Torrance Prices

The funding fee is a percentage, so it gets large on a Torrance-sized loan. With less than 5% down it is 2.15% of the loan on first use, about $23,650 on $1.1 million, and 3.3% on later use. A 5% down payment lowers it to 1.5%, and 10% down to 1.25%, whether or not it is your first use. Those rates have been in effect since April 7, 2023. Some borrowers pay nothing: veterans receiving compensation for a service-connected disability, or eligible for it but receiving retirement or active-duty pay instead; surviving spouses receiving Dependency and Indemnity Compensation; service members with a proposed or memorandum rating issued before closing; and active-duty members who show a Purple Heart on or before closing. If you are separating soon with a claim in progress, a rating issued before closing can save the entire fee.

Keeping a Home From a Prior Assignment

Service members who bought at an earlier duty station and kept that house as a rental have part of their entitlement tied up in it. VA then uses the county limit to work out what is left: 25% of Los Angeles County’s $1,249,125 limit is $312,281, minus the entitlement already in use. Lenders usually want the remaining entitlement plus any down payment to cover 25% of the new loan. At Torrance prices, even a modest amount of entitlement in use means some cash down, as the table shows for a $1,100,000 purchase:

Entitlement already in useRemaining guarantyLargest loan with $0 downDown payment on $1,100,000
None (full entitlement)FullNo VA limit$0
$75,000$237,281$949,125$37,719
$150,000$162,281$649,125$112,719

Remaining guaranty = 25% of the 2026 Los Angeles County one-unit limit ($1,249,125) minus entitlement in use. The one-unit limit is used even for two- to four-unit purchases.

The down payment in that last column is often much less than a conventional loan would require. Full entitlement comes back once that earlier home is sold and its VA loan paid off. If you would rather keep that house, equity from a sale elsewhere, or a HELOC on a home you live in, can cover the gap.

Competing in a 16-Day Market With a VA Offer

An offer backed by a Torrance VA home loan can compete well if it is prepared: underwritten before you make the offer, with your Certificate of Eligibility in hand, and with cash set aside in case the appraisal comes in below a price above list, since the loan is capped at the lower of price or value. If you are buying ahead of a reporting date, send your orders early. Signing is electronic or through a mobile notary, so the file can move while you are still at your current duty station.

What Lenders Need for a Torrance VA Home Loan

  • Certificate of Eligibility, pulled at the start so remaining entitlement is known before you set a price range.
  • Intent to occupy. For a property you plan to rent out from the start, look at a Torrance DSCR loan.
  • Income that carries the payment, measured by debt ratio and residual income; documented housing allowance counts.
  • A property that meets VA’s minimum requirements, and VA approval for a condo or townhome project.
  • Hazard insurance. USAA has committed to expand in California and plans to grow for military families starting in January 2027.

What Torrance VA Buyers Ask

Can I buy a Torrance home over $1 million with a VA loan and $0 down?

Yes, with full entitlement and enough income. There is no VA loan limit with full entitlement, so the lender sets the amount from your income, credit and assets. The loan cannot exceed the lower of price or appraised value, and the 2.15% first-use funding fee, about $23,650 on $1.1 million, is usually financed unless you are exempt.

I am stationed at Los Angeles Air Force Base. Is Torrance a good fit for VA?

Torrance is a short drive south of the base in El Segundo. There is no rule tying a VA purchase to a city or a distance from base; what VA requires is that you plan to occupy the home. The same Los Angeles County limit applies across the South Bay, so the entitlement math is the same whichever city you choose.

How much down on a Torrance VA home loan if I still have a VA loan on another house?

In Los Angeles County your remaining guaranty starts at $312,281 minus the entitlement in use. With $75,000 in use, you can borrow about $949,125 with nothing down; on a $1.1 million Torrance purchase you would put down about $37,719. More entitlement in use means more down.

Does a Torrance VA home loan have mortgage insurance?

No. There is no monthly mortgage insurance on a VA loan, whether you put nothing down or 20%. The one-time funding fee replaces it, and it is waived for veterans receiving disability compensation. At Torrance prices, that can make the VA payment noticeably lower than an FHA or low-down conventional payment on the same house.

Will a VA offer lose to conventional offers in Torrance?

It does not have to. With the loan underwritten before the offer, your eligibility confirmed and cash available for an appraisal gap, a VA offer can be as strong as a conventional one. Sellers mostly want confidence the loan will close on time, and a complete file gives them that.

I work in aerospace but never served. Can I use VA?

No. VA eligibility comes from military service, not from a defense employer. Civilian aerospace and defense workers usually compare conventional, FHA and, near the top of the market, jumbo financing instead.

Can I buy a Torrance duplex with a VA loan?

Yes, as long as one of the units is your home. VA finances one- to four-unit homes for owner-occupants, and the lender may count rent from the other units under its rules. Partial entitlement still uses the one-unit county limit.
