VA financing for Glendale veterans and service members

Glendale VA Home Loans

A Glendale VA home loan is a quieter story than in a base town. The city has no military installation and a modest veteran population, about 2,467 according to the Census Bureau. For the veterans who do buy here, VA has one advantage that matters a great deal: with full entitlement there is no loan limit, so a north Glendale house above the county’s $1,249,125 conforming line can still be bought with nothing down.

No Base in Town, and It Does Not Matter

The closest active installation to Glendale is Los Angeles Air Force Base in El Segundo, home of Space Systems Command, on the far side of the county. With no base nearby and about 2,467 veterans in a city of more than 193,000, VA demand here is modest. That does not make the benefit any weaker. VA does not care how far the home is from a base. It cares that you intend to live in it as your primary residence.

For active-duty and Guard or Reserve borrowers, lenders can count a documented housing allowance as qualifying income. For veterans, the usual income rules apply, and the loan is sized from income, debts, credit and assets, not from a county cap.

A Glendale VA Home Loan Above the Conforming Line

A conventional buyer in the north end needs either a large down payment or a jumbo loan. A veteran with full entitlement can use VA with no down payment at all, as long as the income supports the payment and the appraisal supports the price. VA guarantees 25% of the loan, and the loan cannot exceed the lower of the price or appraised value.

The spread between the two ends of the city is what makes VA interesting here. A south Glendale condo near $888,000 fits FHA, VA or a 5% down conventional loan. A north side house near $1.6 million is a jumbo loan for a conventional buyer at normal down payments, while VA with full entitlement can finance it with nothing down. For a veteran with the income to carry the payment, a Glendale VA home loan can be the difference between buying in the hills now and saving for years first.

Neighborhoods and How VA Fits Them

Verdugo Woodlands, Oakmont and Sparr Heights

Zillow put Verdugo Woodlands near $1.51 million and Oakmont near $1.98 million in August 2026. Full entitlement removes the county cap; the lender’s own overlays on large VA loans, and your debt-to-income ratio, become the limits that matter.

Rossmoyne and Montecito Park

Period-revival homes at about $1.43 million to $1.46 million. Older houses can draw VA appraisal condition items, such as peeling paint or roof wear, so inspect before you commit.

Northwest Glendale (91202)

A Redfin median near $1.39 million in June 2026, with some small multifamily buildings. VA can buy a two- to four-unit property if you live in one unit.

Montrose and Adams Hill

Montrose sold near $897,000 in August 2026 on few sales, and 91206 near $1.06 million. Depending on how much entitlement is in use, both can be within reach of partial entitlement for a veteran who still has a VA loan open elsewhere.

South Glendale and Downtown Condos

Prices near $850,000 to $888,000. A VA condo purchase needs the project to be VA-approved, so send the building name first.

The Funding Fee on a $1.25 Million Purchase

VA charges a one-time funding fee in place of monthly mortgage insurance, and it is usually financed into the loan. With less than 5% down it is 2.15% on first use and 3.3% on later use. Five percent down lowers it to 1.5%, and 10% down to 1.25%, for any use. At Glendale prices those percentages are real money, so a veteran who has some savings may find that a 5% down payment pays for itself partly through the lower fee. The schedule has been in effect since April 7, 2023.

VA disability compensationNo funding fee

VA funding fee rates effective April 7, 2023, still current per VA in October 2026. Percentages apply to the loan amount.

The fee is waived entirely if you receive VA compensation for a service-connected disability, or are eligible for it but receive retirement or active-duty pay instead. Surviving spouses receiving Dependency and Indemnity Compensation are exempt, as are service members with a proposed or memorandum rating issued before closing and active-duty members who show a Purple Heart on or before closing. A later award with an effective date before closing can bring a refund.

When an Earlier VA Loan Is Still Open

Partial entitlement is where the county limit returns. If you still own a home with a VA loan on it, your remaining guaranty is 25% of the Los Angeles County one-unit limit, $312,281, minus the entitlement already in use. Lenders usually want that remaining guaranty plus any down payment to cover a quarter of the new loan. The table runs two cases against a $1,180,000 purchase, near Glendale’s typical value.

Entitlement already in useRemaining guarantyLargest loan with $0 downDown payment on $1,180,000

$200,000$112,281$449,125$182,719

Remaining guaranty = 25% of the 2026 Los Angeles County one-unit limit ($1,249,125) minus entitlement in use. The one-unit limit is used even for two- to four-unit purchases.

Selling the old home and paying off its VA loan restores full entitlement. If you are keeping it, the down payment shown fills the gap, and Mike will pull your Certificate of Eligibility early so the entitlement figure is exact.

VA, FHA and Conventional on a $900,000 Home

A $900,000 price reaches the upper end of south Glendale and the lower end of the single-family market in Montrose and east Glendale. Here is that purchase three ways at a 700 score: conventional with 5% down, FHA with 3.5% down and VA with nothing down. VA par rates often price close to or below conventional, and the missing mortgage insurance widens the gap in the monthly payment.

Glendale VA Home Loan Requirements

  • Eligibility: a Certificate of Eligibility based on your service, which Mike can request for you.
  • Occupancy: you must intend to live in the home as your primary residence.
  • Income and residual income: VA looks at debt-to-income and at the money left over each month after the payment and debts.
  • Credit: VA sets no minimum score, but lenders do, and they differ, which is one reason to shop.
  • Appraisal: a VA appraisal that supports the price and meets VA’s condition standards.
  • Insurance: in the north side canyons, ask early. CAL FIRE updated its fire hazard severity zone maps for Los Angeles County cities in early 2025, and a home on the California FAIR Plan with a difference-in-conditions policy carries a higher premium that VA underwriting counts.

VA Loan Questions From Glendale Veterans

Is there a loan limit on a Glendale VA home loan?

Not with full entitlement. If you have never used your benefit, or used it and paid that loan off, there is no VA loan limit, and the lender sizes the loan from your income, credit and assets. The $1,249,125 Los Angeles County limit only comes into play when some entitlement is still tied up in another VA loan.

Can I buy a $1.6 million north Glendale home with no money down on VA?

Yes, with full entitlement, if your income supports the payment and the home appraises at the price. The funding fee would be 2.15% on first use with no down payment, usually financed. Lenders may have their own overlays on larger VA loans, which is one reason to compare more than one before you make an offer.

I still own a home with a VA loan. How much can I borrow in Glendale?

Your remaining guaranty is $312,281 minus the entitlement in use. With $100,000 in use, the largest loan with no down payment is about $849,125. Above that, you put down 25% of the difference. On a $1,180,000 purchase that is about $82,719.

Do I have to live near a military base to use a VA loan?

No. VA requires only that you intend to live in the home as your primary residence. Glendale has no base nearby; the closest active installation is Los Angeles Air Force Base in El Segundo. Veterans who work in Glendale, Burbank or downtown Los Angeles use VA here the same way they would anywhere else in California.

Does a Glendale VA home loan have mortgage insurance?

No. VA loans carry no monthly mortgage insurance at any down payment. The funding fee is a one-time charge, usually financed, and veterans receiving disability compensation do not pay it. That is why a VA payment on a Glendale home is often lower than an FHA or low-down conventional payment on the same house.

Can I use VA for a Glendale condo?

Yes, if the condo project is VA-approved. Much of south Glendale and downtown is condos, so the building check comes first. If the project is not approved, the lender may be able to request approval, but that adds time to the purchase.

Can I refinance a Glendale VA loan later?

Yes. An interest rate reduction refinance (IRRRL) carries a 0.5% funding fee and can lower the rate on an existing VA loan. A VA cash-out refinance uses the 2.15% and 3.3% fee schedule. Owners who want cash but like their current rate can price a HELOC behind the VA first instead.
