For veterans and service members buying in Pasadena
Pasadena VA Home Loans
A Pasadena VA home loan matters most to move-up buyers. The city has no military base and about 3,600 veterans, and the benefit does the most here for veterans buying near or above the conforming limit, keeping an earlier VA-financed house, or rebuilding after the Eaton Fire. With full entitlement there is no county cap, which matters where the typical home is worth about $1.19 million.

Pasadena VA Home Loans in a Move-Up Market
The nearest active installation is Los Angeles Air Force Base in El Segundo, headquarters of the Space Systems Command, across the county. So this page is written less for families arriving on orders and more for veterans buying up the price ladder, plus service members willing to make the drive. Buyers who have used the benefit before need the entitlement math, which is why it gets the most space on this page.
Prices are the other reason. Redfin’s September 2026 median was about $1,179,000, and August ZIP medians ran about $1.30 million in Hastings Ranch and $1.39 million in Bungalow Heaven. Conventional financing at those prices usually needs a sizable down payment. A VA buyer with full entitlement can borrow the full price, subject to income, credit and appraisal, with no monthly mortgage insurance.

Pasadena Market Facts for VA Buyers
Sources: Redfin (August and September 2026); FHFA 2026 conforming limits; VA loan limit guidance.
A slower 2026 market can help VA offers. With homes taking longer to sell, sellers may be more open to a VA buyer, and a VA purchase can include seller-paid closing costs. Homes still sold near 101.7% of list on average, so pair the offer with a full pre-approval.
Where Veterans Buy in Pasadena
Hastings Ranch and East Pasadena
Post-war ranch homes at the foothills near $1.30 million. Upper Hastings Ranch lost homes in the Eaton Fire, so insurance and, for some owners, rebuilding are part of buying here.
Madison Heights
Period homes near Caltech and South Lake Avenue around $1.04 million, a price that can fit a zero-down VA purchase on a strong income.
Bungalow Heaven and Linda Vista
Craftsman houses near $1.39 million and hillside Linda Vista homes in 91103. With full entitlement these are VA loans above the county limit, not jumbos.
Old Pasadena and Downtown Condos
Near $755,000 in 91101. A VA condo loan needs the project on VA’s approved list, so check the building before you offer.
Borrowing Above the Conforming Limit With VA
If you have never used the benefit, or sold the home and paid that VA loan off, your entitlement is full and VA sets no loan limit. It guarantees 25% of the loan, and the lender sizes it from income, debts, credit and assets, up to the lower of price or appraised value. That removes the usual line at $1,249,125. Some lenders add credit or reserve rules on very large VA loans, a reason to compare them.
Three Loans at the Pasadena Median
Here is a $1,180,000 purchase through conventional with 5% down, FHA with 3.5% down and VA with nothing down at a 720 score. The FHA premium is at its higher tier because the base loan exceeds $726,200, while VA charges none.
| $1,180,000 purchase, 720 credit | Conventional, 5% down | FHA, 3.5% down |
|---|---|---|
| Down payment | $59,000 | $41,300 |
| Loan amount | $1,121,000 | $1,158,627 with 1.75% upfront MIP |
| Today’s rate (APR) | 8.125% (8.262%) | 7.250% (7.313%) |
| Principal and interest | $8,323/mo | $7,904/mo |
| Mortgage insurance | $617/mo PMI | $712/mo MIP |
| Before taxes and insurance | $8,940/mo | $8,616/mo |
| Mortgage insurance ends | At 20% equity (can be removed) | Life of the loan with under 10% down |
Excludes property tax, insurance and HOA dues. The VA loan includes the 2.15% first-use funding fee and the FHA loan the 1.75% upfront premium, both financed.
Pasadena VA Home Loan Math When You Kept Your Last House
If an earlier VA loan is still open, perhaps on a house you kept as a rental, part of your entitlement is tied up in it. Remaining guaranty is 25% of the county’s one-unit limit minus what is in use. Los Angeles County sits at the national ceiling of $1,249,125, so the starting figure is $312,281, the most any California county allows. Lenders generally want remaining guaranty plus any down payment to cover 25% of the new loan.
| Entitlement already in use | Remaining guaranty | Largest loan with $0 down | Down payment on $1,186,000 |
|---|---|---|---|
| None (full entitlement) | Full | No VA limit | $0 |
| $125,000 | $187,281 | $749,125 | $109,219 |
| $225,000 | $87,281 | $349,125 | $209,219 |
Remaining guaranty = 25% of the 2026 Los Angeles County one-unit limit ($1,249,125) minus entitlement in use. The one-unit figure is used for two- to four-unit homes too.
A down payment fills the gap without giving up VA. Selling the earlier home and paying off its loan restores full entitlement, and equity in a home you live in can be tapped with a Pasadena HELOC. Mike requests your Certificate of Eligibility first so the figure is exact.
The Funding Fee at Pasadena Prices
VA charges a one-time funding fee instead of monthly insurance, usually financed. With under 5% down it is 2.15% for first use and 3.3% after; 5% down lowers it to 1.5% and 10% down to 1.25%. Near $1.18 million, first versus later use is more than $13,000 at zero down. The fee is waived for veterans receiving service-connected disability compensation, those eligible but receiving retirement or active-duty pay instead, surviving spouses receiving DIC, service members with a proposed or memorandum rating before closing, and active-duty members with a Purple Heart.
| $1,180,000 purchase | Loan before the fee | First VA loan | Later VA loans |
|---|---|---|---|
| No down payment | $1,180,000 | 2.15%: $25,370 | 3.30%: $38,940 |
| 5% to 9.99% down | $1,121,000 | 1.50%: $16,815 | 1.50%: $16,815 |
| 10% or more down | $1,062,000 | 1.25%: $13,275 | 1.25%: $13,275 |
| VA disability compensation | No funding fee | ||
VA funding fee rates effective April 7, 2023; VA listed them as current in October 2026.
What VA Lenders Check on a Pasadena Purchase
- Eligibility. A Certificate of Eligibility based on service.
- Occupancy. You must intend to live in the home; a pure rental needs a different loan, such as a DSCR loan.
- Income. Lenders review residual income and debt ratios; documented housing allowance can count for service members.
- Property. A VA appraisal checks value and minimum property requirements, which older Pasadena homes may need repairs to meet.
- Insurance. Coverage in force at closing. USAA has said it will expand coverage for military families from January 2027.
Veterans Rebuilding After the Eaton Fire
The Eaton Fire destroyed 185 structures inside Pasadena, mostly homes in Upper Hastings Ranch, Victory-Rose, Dundee Heights and NATHA, and took 19 lives across the wider burn area. Veteran owners rebuilding can use the same state help as their neighbors: the CalAssist Mortgage Fund grant of up to $100,000 toward mortgage payments, and CalHFA’s Disaster Rebuilding Assistance Program, launched September 17, 2026, which funds rate buydowns and loan guarantees through participating construction lenders for low- to moderate-income owners. VA’s purchase fee schedule also covers construction loans, and a VA cash-out refinance costs 2.15% for first use or 3.3% after. An owner keeping a low VA first mortgage may spend less with a line of credit than by replacing it. Mike will go through those choices at your pace.

Questions Veterans Ask About Buying in Pasadena
Is there a loan limit on a Pasadena VA home loan?
Not with full entitlement; the lender sets the amount from income, credit and assets. If part of your entitlement is still in use, the 2026 Los Angeles County limit of $1,249,125 is used to work out how much you can borrow with no money down.
Can I buy a $1.3 million Hastings Ranch home with no down payment?
Yes, with full entitlement, if income, debts and credit support the payment and the home appraises at the price. Some lenders add their own rules on VA loans that size, so compare several.
How much can I borrow with $0 down if I kept my last VA home?
Your remaining guaranty is $312,281 minus entitlement in use. With $125,000 in use, the largest zero-down loan is about $749,125; above that you put down 25% of the difference.
There is no base near Pasadena. Can active-duty members still buy here?
Yes. VA only requires that you intend to live in the home. Housing allowance can count as income, and Alameda Mortgage works by phone, email and e-signature, so the loan can move while you are away.
Does a VA loan have monthly mortgage insurance?
No. The one-time funding fee takes its place and is waived for veterans receiving disability compensation. At Pasadena prices that can put the VA payment several hundred dollars a month below FHA.
Can I use a VA loan on a downtown Pasadena condo?
Yes, if the condo project is VA-approved. HOA dues count in your debt ratios, so get the current figure.
Can a VA loan help me rebuild after the Eaton Fire?
VA construction financing exists and uses the purchase fee schedule, but lender availability varies. State programs such as CalAssist and DRAP may help alongside it. Mike can review the options with you.
