Pasadena Mortgage Rates Today
Pasadena mortgage rates on the cards below are priced for a Los Angeles County address, and each one shows its APR. At the city’s median price, a loan with 20% down lands in the high-balance conforming band, so the sections after the cards focus on what that band, a condo, points and a longer lock do to the number you are quoted.

Par pricing for a single-family primary residence in Los Angeles County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Pasadena scenario, no credit pull.
Most Pasadena Mortgage Rates Price on the High-Balance Grid
The cards use a single-family primary home, 20% down, a 780 score and a 30-day lock, which is the lender’s par price with no points and no credit. That is a useful benchmark. What it does not show is which pricing grid your loan falls on, and in Pasadena that is the first thing to settle.
Fannie Mae and Freddie Mac buy loans up to $832,750 anywhere in the country, and up to $1,249,125 in Los Angeles County for 2026. The range in between is high-balance conforming, with its own price adjustments. At Pasadena’s September 2026 median of about $1,179,000 (Redfin), 20% down means a loan near $943,000, well inside that range. Some days the high-balance price sits close to standard conforming; other days it is noticeably higher, and it varies by lender. That spread is why the same Pasadena house can produce different quotes on the same morning.
A larger down payment that takes the balance to $832,750 or less puts you on the standard grid, which matters most on downtown condos. Once the balance passes $1,249,125 the loan is jumbo, priced lender by lender.
Pasadena Housing Data Behind Your Rate Quote
Sources: Redfin Pasadena housing market (September 2026); Zillow (September 30, 2026).
None of these numbers sets your rate, but they shape how you shop for it. A slower market gives buyers time to compare lenders and room to ask for a seller credit. A sale-to-list ratio above 100% says the best houses still move fast, so the rate should be priced and the file underwritten before the offer, not after.
Pasadena Mortgage Rates by Neighborhood and Loan Band
Redfin ZIP code medians for August 2026 place each area on a grid; your own price and down payment decide the final band.
Downtown, Old Pasadena and the Playhouse District
At about $755,000 in 91101, most loans are standard conforming. The variable is the building: condo adjustments with under 25% down and HOA review can move the quote more than the band does.
Madison Heights and Northwest Pasadena
About $1.04 million in 91106 and $1.28 million in 91103. Twenty percent down on a 91103 home leaves a high-balance loan near $1.02 million, while 20% down at the 91106 median comes to about $832,000, just under the standard limit, so a slightly higher price or smaller down payment moves it onto the high-balance grid.
Hastings Ranch and Bungalow Heaven
About $1.30 million in 91107 and $1.39 million in 91104. With 20% down both are high-balance, at about $1.04 million and $1.11 million. A 91104 loan passes the county limit and becomes jumbo at about 10% down, while a 91107 loan stays high-balance even at 5% down, so price both before choosing a down payment.
San Rafael, the Arroyo and Linda Vista Hillsides
The 91105 median near $1.60 million is jumbo territory. Jumbo pricing follows each lender’s portfolio appetite and can occasionally beat high-balance, which is worth checking on the day you lock.
Paying for a Lower Rate When Homes Sit Longer
A listing that has sat for 52 days leaves room to negotiate, and a seller credit can buy the rate down instead of only covering closing costs. The ladder shows five prices around par for a loan at the city median: points for a lower rate, lender credit for a higher one, the APR at each step and how long the points take to pay back.
| Rate on a $943,200 loan | APR | Points or credit | Payment vs par | Points pay back in |
|---|---|---|---|---|
| 6.875% | 7.005% | You pay $8,253 | $158/mo less | 53 months |
| 7.000% | 7.083% | You pay $3,537 | $79/mo less | 45 months |
| 7.125% | 7.184% | You pay $1,179 | Same | None |

Is a 15-Year Term Realistic at $943,000?
On a loan this size the payment gap between terms is large, so a common approach is the 30-year with extra payments when you can. The 15-year suits owners refinancing a balance already worked down, or buyers bringing equity from a long-held home. At this loan size, a quarter point is real money every month.
| $1,179,000 home, 20% down ($943,200 loan) | 30-year fixed, 7.125% (7.192% APR) | 15-year fixed, 6.375% (6.436% APR) |
|---|---|---|
| Principal and interest | $6,355/mo | $8,152/mo |
| Interest over the full term | $1,344,425 | $524,090 |
| Each 0.25% in rate on the 30-year | about $160 a month | |

Three Ways to Buy in Madison Heights
Madison Heights sits near Caltech and South Lake Avenue, and Caltech is one of the city’s largest employers. Here is a $1.04 million purchase three ways at a 700 score: conventional with 5% down, FHA with 3.5% down and VA with nothing down. The county FHA limit covers it, though the annual FHA premium is higher on a base loan of this size.
| $1,040,000 purchase, 700 credit | Conventional, 5% down | FHA, 3.5% down |
|---|---|---|
| Down payment | $52,000 | $36,400 |
| Loan amount | $988,000 | $1,021,163 with 1.75% upfront MIP |
| Today’s rate (APR) | 8.125% (8.317%) | 7.250% (7.315%) |
| Principal and interest | $7,336/mo | $6,966/mo |
| Mortgage insurance | $642/mo PMI | $627/mo MIP |
| Before taxes and insurance | $7,978/mo | $7,593/mo |
| Mortgage insurance ends | At 20% equity (can be removed) | Life of the loan with under 10% down |
Excludes property tax, insurance and HOA dues. The FHA column finances the 1.75% upfront premium and the VA column the 2.15% first-use funding fee, which disabled veterans receiving compensation do not pay.
Condos, Lock Periods and the Tax Bill
Condos. Old Pasadena, the Playhouse District and the blocks around the Metro A Line stations are the city’s main condo area. A lender that is cheaper on a house may not be cheaper on a condo, so send the building name with your request.
Lock length. Thirty days covers most underwritten purchases, but older homes with permit questions and condos waiting on an HOA questionnaire can need 45. Choosing the right length up front costs less than extending later.
The tax bill. Measure PFD, a fire department parcel tax on the November 3, 2026 ballot, would not change your rate. If two-thirds approve it, it adds about 19 cents per building square foot a year to the payment lenders use to qualify you. In foothill areas touched by the Eaton Fire, insurance premiums do the same, so get a quote early.
Fixed Rates and Prime Move for Different Reasons
Fixed mortgage rates follow the bond market and inflation expectations, so they can move before or after a Federal Reserve decision, or barely move at all. Home equity lines follow the prime rate. If you already own and want cash, not a new first mortgage, see the Pasadena HELOC page, with rates from 7.49% APR, variable. Questions About Home Loan Rates in Pasadena
Why is my quote higher than the Pasadena mortgage rates on the cards?
Each card prices a single-family home you will live in, with 20% down, a 780 score and a 30-day lock, at par. Your Pasadena loan may differ on one or more of those: a high-balance amount, a condo, less down, a lower score or a longer lock. Each adds an adjustment. Enter your own numbers in the engine, or send them to Mike, to see the rate and APR for your actual file.
Does a high-balance loan in Los Angeles County cost more?
Often a little, but not always and not by the same amount at every lender. Loans from $832,751 to $1,249,125 are high-balance conforming in 2026, and a loan at Pasadena’s median price with 20% down lands there, so comparing several lenders on the same file tends to pay off.
Should I use a seller credit to buy down my rate?
It depends on how long you will keep the loan. Points lower the payment for as long as you hold it, so if you plan to stay well past the payback period in the ladder, a buydown can make sense. If you may refinance soon, putting the credit toward closing costs is usually safer.
Would Measure PFD change my mortgage rate?
No. A parcel tax does not affect the interest rate. If two-thirds of voters approve it on November 3, 2026, it would add about 19 cents per building square foot a year for 14 years to the housing payment lenders count, which matters if your debt-to-income ratio is close to a limit.
Are Pasadena mortgage rates different for a condo?
Often slightly. Many conventional lenders add an adjustment on condos with less than 25% down, and the building must pass review. Downtown condos also tend to carry smaller loans on the standard grid, which can offset that.
How long can I lock a Pasadena mortgage rate?
Common locks run 30 to 60 days, and longer ones cost a little more. Thirty days fits most underwritten purchases; 45 helps when an HOA questionnaire or a permit question on an older home could slow the file.
Do these rates apply in Altadena and elsewhere in LA County?
Yes. Pricing is set by county, so Altadena, Sierra Madre and Glendale addresses use the same $1,249,125 limit and rate sheet, adjusted for your own file. Mike lends throughout California from Simi Valley with a local appraiser and escrow.
