Torrance Jumbo Loans: Jumbo Mortgage Rates for Riviera and Walteria

Whether you need a Torrance jumbo loan depends less on the house than on the down payment. Redfin’s August 2026 median sale price was $1,207,500, about $42,000 under Los Angeles County’s $1,249,125 conforming limit, while in the south end prices run well past it. In Torrance, that down payment can include equity from a home you are selling.

The limit applies to the loan amount, not the price. With 20% down, a purchase up to $1,561,406 still finances as high-balance conforming, so many homes in the high-price neighborhoods are not jumbo for a buyer with a normal down payment. The jumbo loans come from smaller down payments, larger homes in 90505 and the upper ends of the west-side subdivisions.

Los Angeles County’s bands for 2026: standard conforming up to $832,750, high-balance from $832,751 to $1,249,125, and jumbo above that, where each lender writes its own rules.

The south end has been the strong part of the market. 90505 rose 9.7% in the year to July 2026, while the citywide Redfin median fell 5.4% in the year to August and Zillow’s index rose 1.9%. Rising prices at the top push more purchases over the county limit at the same down payment, which is why buyers in Hollywood Riviera and Walteria should price the loan both ways.

Neighborhoods Where a Torrance Jumbo Loan Is Common

Hollywood Riviera, Walteria and South Torrance (90505)

Hillside and near-beach homes bordering Palos Verdes and Redondo Beach, about $1.53 million. The median with 20% down is a $1.22 million loan, under the limit; larger hillside and near-beach homes cross it.

Seaside

Single-family streets near Torrance Beach, in the same high-price band as 90505 and 90503.

Belmar North and Verdi Estates

Subdivisions at about $1.39 million in September 2026. At 20% down these are high-balance; at 10% down they are jumbo.

Park Plaza and South Bayport

About $1.26 million and $1.25 million, priced right around the limit itself, so even 5% down keeps a median purchase high-balance conforming; only larger homes in these subdivisions cross into jumbo.

West Torrance and Southwood (90503)

Large single-family neighborhoods at about $1.24 million in August 2026, usually high-balance unless the home is large or the down payment small.

Move-Up Buyers and the Torrance Jumbo Loan Question

Torrance is a majority-owner city, and when the buyer is an owner moving within the South Bay, the jumbo question changes. A buyer who sells a $1 million North Torrance or Old Torrance house and moves to Hollywood Riviera may bring enough equity to keep the new loan at or under $1,249,125. A buyer who has not sold yet, or who wants to keep cash in reserve, may end up with a jumbo. Price both: the loan with the full sale proceeds down, and the Torrance jumbo loan you would carry if you hold some back.

The table shows five purchases at 20% down, from West Torrance prices to above the 90505 median. The fourth row lands exactly on the limit and still prices as conforming; only the last row is a true jumbo at this down payment.

What Lenders Ask for a Torrance Jumbo Loan

A jumbo loan stays with the lender or goes to a private investor instead of Fannie Mae or Freddie Mac, so underwriting is stricter and varies more. Common market norms, which each lender adjusts:

  • Down payment: typically 10% to 20%; some programs go to 5% to 10%, and 20% often gets better pricing.
  • Credit: about 700 at minimum, 740 or more at some lenders, 680 at a few at a higher rate.
  • Reserves: 6 to 12 months of payments in liquid funds after closing is common. Sale proceeds you put down cannot also count as reserves.
  • Debt-to-income: usually 43% or less. If you will carry two homes until the first one sells, both payments count.
  • Documentation: full documentation, including two years of tax returns and a profit and loss statement if you are self-employed.

Business Owners and Bank Statement Jumbos

Business owners whose returns show heavy write-offs may qualify better with a non-QM loan based on bank statements, usually with more down. Our jumbo loan guide goes deeper on the product.

A Heavy File in a Fast Market

Torrance homes went pending in a median of 16 days in September 2026. That leaves little time to pull together a Torrance jumbo loan file after an offer is accepted. Before you start writing offers, have the asset statements for reserves, explanations for large deposits and, if you own a business, returns and a year-to-date profit and loss ready. If you offer above list, keep cash available in case the appraisal comes in short, because the lender bases the loan on the lower of price or value.

The Tax Bill and the Redondo Beach Line

Hollywood Riviera and Walteria border Redondo Beach, so buyers in that corner of the South Bay often compare listings on both sides of the city line. The transfer tax differs. Torrance is not on the county’s list of cities with their own transfer tax, so a $1.53 million sale pays the county’s $1.10 per $1,000, about $1,683. Redondo Beach adds $2.20 per $1,000 for a total of $3.30, about $5,049 at the same price. Measure ULA does not apply in either city.

Property tax starts at the 1% Proposition 13 base plus voter-approved debt service, and the combined rate varies by parcel, so underwrite to the seller’s actual bill. Wildfire risk is low in most of flat Torrance, but get an insurance quote for any hillside home near Palos Verdes, and check flood and tsunami maps for homes near the beach.

Property tax, estimated at 1.15% of price$17,595/yr
Homeowners insurance, estimated at 0.30% of price$4,590/yr
Monthly escrow on a $1,530,000 home$1,849/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

Other Ways to Structure the Purchase

If jumbo terms do not fit, a high-balance first mortgage at or under $1,249,125 combined with a closed-end second mortgage can sometimes beat a single jumbo loan, especially when reserves or score are the obstacle. Buyers who expect to sell or refinance within several years sometimes choose a jumbo adjustable-rate loan. And a buyer who has not sold yet can use a HELOC on the current Torrance home to fund the down payment, then pay it off at closing on the sale. HELOC rates start from 7.49% APR, variable. If your loan will be high-balance rather than jumbo, the Torrance mortgage broker page covers those options.

Getting a Jumbo File Approved Before You Offer

  1. Price it two waysMike quotes the loan with and without your sale proceeds, plus a first-and-second option where it helps.
  2. Assemble the asset fileStatements covering reserves, sourced large deposits, and business documents if you are self-employed.
  3. Jumbo pre-approvalAn underwriter signs off before you offer, so the 16-day clock works for you.
  4. Appraisal and insuranceCounty appraiser, plus hillside, flood or tsunami checks where the address calls for them.
  5. Close and recordE-signature or mobile notary, and South Bay escrow records the loan.

Torrance Jumbo Mortgage Questions

At what loan amount is a Torrance mortgage jumbo?

Once it is larger than $1,249,125, the county’s one-unit limit for 2026. Loans from $832,751 up to that amount are high-balance conforming. With 20% down, any purchase up to $1,561,406 stays conforming, which covers the West Torrance and Belmar North price range and most homes near the 90505 median.

Do I need a Torrance jumbo loan for Hollywood Riviera?

Not necessarily. The 90505 median was about $1.53 million in July 2026. With 20% down, that is a loan of about $1.22 million, still under the county limit. With less down, or on a larger hillside or near-beach home, the loan goes over the limit and becomes jumbo. Ask Mike to quote it at two down payments and compare.

Can I count the proceeds from selling my current home?

Yes, as down payment once the sale closes, or through a bridge such as a HELOC before it does. Proceeds used for the down payment cannot also count toward jumbo reserves, which are often 6 to 12 months of payments. If you will own both homes for a while, lenders count both payments in your debt-to-income ratio.

Is the transfer tax higher in Redondo Beach than in Torrance?

Yes. Torrance uses only the county rate of $1.10 per $1,000. Redondo Beach charges its own $2.20 per $1,000 on top, for $3.30 in total. On a $1.53 million home, that is about $1,683 in Torrance versus about $5,049 in Redondo Beach. Who pays is negotiated in the contract.

How much do lenders want in reserves for a Torrance jumbo loan?

Commonly 6 to 12 months of the full payment, meaning principal, interest, taxes, insurance and any HOA dues, in liquid funds after closing. The requirement rises with loan size and the number of properties you own. Confirm the figure before you write an offer, because in a 16-day market there is little time to move money afterward.

Are jumbo mortgage rates always higher in Torrance?

No. On some days strong borrowers see jumbo par rates close to or below high-balance conforming. The trade-off is in the requirements, mainly reserves and score, so compare both on the same day.

Can a jumbo ARM make sense for a South Bay move?

It can, for a buyer who expects to sell or refinance within the fixed period, such as someone planning another move within the South Bay. The rate adjusts after that period, so weigh how long you expect to keep the loan.
