Loans above the Los Angeles County limit
Long Beach Jumbo Loans and Today’s Jumbo Mortgage Rates
A Long Beach jumbo loan is a small part of the city’s market. Los Angeles County’s limit is $1,249,125, and most of the city sells for far less. Jumbo financing becomes common near the water, in Belmont Shore, Naples and Belmont Heights, and at the top of the east-side neighborhoods. Even there, the down payment often decides whether the loan is jumbo at all.

In Long Beach, the Down Payment Decides Jumbo
A loan is jumbo when the amount borrowed is over the county conforming limit, whatever the price of the house. Los Angeles County is at the national high-cost ceiling, which gives it a wider high-balance band than most of the country:
- Standard conforming up to $832,750.
- High-balance conforming from $832,751 to $1,249,125, still sold to Fannie Mae or Freddie Mac.
- Jumbo above $1,249,125, with each lender setting its own terms.
Translated into purchase prices: with 20% down, anything up to $1,561,406 stays conforming. With 10% down, the cutoff is $1,387,916. The Belmont Shore and Naples median of about $1.50 million in June 2026 lands between those two numbers, so a buyer there with 20% down usually ends up with a high-balance loan, while a buyer with 10% down has a Long Beach jumbo loan. Price both before you settle on a down payment.

Long Beach Coastal and Upper-Tier Market Insights
Sources: Redfin ZIP code housing market data (June to September 2026); Zillow Home Value Index (September 30, 2026).
The upper tier has outpaced the city. The coastal ZIP rose 12.3% and Bixby Knolls 12.1% in their latest Redfin year, against 9.3% for Redfin’s citywide median and 2.4% for Zillow’s citywide index. Faster gains at the top mean more purchases there crossing the county limit at a given down payment, and more owners there sitting on equity they can borrow against without refinancing.
Neighborhoods Where a Long Beach Jumbo Loan Comes Into Play
Belmont Shore, Naples and Belmont Heights (90803)
Coastal streets and the Naples canals, the city’s main jumbo area. A $1.65 million canal home with 20% down needs a $1.32 million loan, above the limit; a median-priced home with 20% down does not.
Bixby Knolls and California Heights (90807)
Older single-family streets on former Rancho Los Cerritos land. Larger homes here cross the limit at lower down payments.
Lakewood Village and The Plaza (90808)
East-side tracts near the airport. At the ZIP median a loan is high-balance at typical down payments; homes priced well above it can cross into jumbo.
Los Altos and El Dorado Park (90815)
Post-war homes near Cal State Long Beach. Jumbo here generally takes a home priced well above the median, or a small down payment.
The table uses 10% down, which shows where the cutoff falls for a buyer who is stretching: the third row lands exactly on the county limit, and above it the loan is jumbo.
| Price, 10% down | Loan | Loan type in Los Angeles County | P&I at 8.125% jumbo (8.207% APR) |
|---|---|---|---|
| $1,070,000 | $963,000 | High-balance conforming | Priced as conforming |
| $1,110,000 | $999,000 | High-balance conforming | Priced as conforming |
| $1,387,916 | $1,249,124 | High-balance conforming | Priced as conforming |
| $1,500,000 | $1,350,000 | Jumbo | $10,024/mo |
| $1,650,000 | $1,485,000 | Jumbo | $11,026/mo |
Principal and interest only at today’s Los Angeles County jumbo par rate, 10% down. Conforming rows are priced on the conforming grid. Taxes, insurance and any flood premium are extra.
Long Beach Jumbo Loan Requirements
Jumbo loans cannot be sold to Fannie Mae or Freddie Mac, so the lender either keeps the loan or sells it to a private investor, and it underwrites with that in mind. Typical norms across the market, though each lender sets its own rules:
- Down payment: usually 10% to 20%, with 20% often getting better pricing. A few lenders go to 5% to 10% down.
- Credit score: about 700 at the low end, 740 or higher at some lenders, and 680 at a few at a higher rate.
- Reserves: often 6 to 12 months of the full mortgage payment in liquid funds left after closing.
- Debt-to-income: usually 43% or less, roughly 38% to 43% depending on the lender.
- Documents: full documentation. Self-employed borrowers usually provide two years of tax returns and a profit and loss statement.
Move-Up Buyers Selling Elsewhere in the City
An owner selling a Los Altos or Bixby Knolls house to move to the coast can often put enough of the proceeds down to keep the new loan at or under the limit. Proceeds you put down cannot also count as reserves, and if you will own both homes for a while, both payments count in your debt-to-income ratio. Price the loan with and without the sale proceeds before you list.
Self-Employed Buyers and Bank Statement Jumbos
If your tax returns understate your business income, a non-QM loan that qualifies on bank statements can reach jumbo sizes, usually with more down and a higher rate. The jumbo loan guide covers the product in general.
Owning a $1.5 Million Home Near the Water
Jumbo underwriting counts your full monthly housing payment, and on the coast that includes more than tax and a standard homeowners policy. Naples, Belmont Shore and the Peninsula are low-lying, with coastal flood and tsunami exposure. If the parcel is inside a FEMA special flood hazard area, the lender will require flood insurance, and that premium counts in your debt-to-income ratio. Earthquake coverage is a separate decision worth pricing on older homes. Look up the flood zone and get quotes during the inspection period.
The tax side is simpler. Long Beach is not on the county’s list of cities with their own transfer tax, so a $1.5 million sale pays the county’s $1.10 per $1,000, or $1,650, and Measure ULA does not apply. Property tax starts at the 1% Proposition 13 base plus voter-approved debt; check the seller’s bill for any assessment lines. The figures below leave out any flood premium.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Other Ways to Finance Above the Limit
A jumbo first mortgage is not the only structure. A high-balance first mortgage at or under $1,249,125 plus a closed-end second mortgage for the rest can come out ahead when jumbo reserve or score requirements are hard to meet. A jumbo adjustable-rate loan can fit a buyer who expects to sell or refinance within the fixed period. Mike prices these options side by side on the same day, because which one wins depends on that day’s pricing.
How a Long Beach Jumbo Loan Gets Approved
- Pick the structureSend price, neighborhood and down payment. Mike prices jumbo, high-balance and first-plus-second side by side.
- Gather the heavy documentsTwo months of asset statements for reserves, two years of returns if self-employed, and letters for large deposits.
- Pre-approval before the offerThe jumbo lender’s underwriter reviews the file first, so the offer carries a real approval.
- Appraisal, flood and insuranceA county appraiser values the home; flood zone and insurance quotes are settled during inspection.
- CloseSign electronically or with a mobile notary, and your escrow company records the loan.
A Belmont Shore Owner Who Wants Cash, Not a New Loan
Owners in 90803 who bought or refinanced when rates were low have seen values rise, up 12.3% in the latest Redfin year. Refinancing to pull cash out would reprice the whole balance. A Long Beach HELOC of up to $800,000 keeps the first loan in place, with rates from 7.49% APR, variable. If your loan will fall in the high-balance band rather than above it, the Long Beach mortgage broker page covers those options.
Long Beach Jumbo Loan Questions
When does a Long Beach mortgage become a jumbo loan?
When the loan amount exceeds $1,249,125, which is Los Angeles County’s one-unit limit for 2026. The price does not decide it on its own. With 20% down, a purchase up to $1,561,406 stays conforming; with 10% down, the cutoff is $1,387,916. Loans between $832,751 and the limit are high-balance conforming.
Do most Belmont Shore buyers need a Long Beach jumbo loan?
It depends on the down payment. The 90803 median was about $1.50 million in June 2026 (Redfin). With 20% down, that is a loan of about $1.2 million, which is high-balance conforming. With less than about 17% down, the loan goes over the county limit and becomes jumbo. Mike can price the same purchase both ways.
Will I need flood insurance in Naples?
If the specific parcel is in a FEMA special flood hazard area, the lender will require it. Naples, Belmont Shore and the Peninsula are low-lying, with coastal flood and tsunami exposure, but zones are mapped by parcel, so check the address. The premium counts in your monthly payment for qualifying, which matters on a large loan.
How much do I need in reserves for a jumbo in Long Beach?
Often 6 to 12 months of the full payment, meaning principal, interest, taxes, insurance and any HOA dues, in liquid funds after closing. Retirement accounts may count at a discount, depending on the lender. On a $1.5 million coastal home with flood insurance, that can add up quickly, so confirm the requirement before you make an offer.
Are jumbo mortgage rates higher than high-balance rates?
Not necessarily. On some days jumbo par rates price close to or even below high-balance conforming rates for strong borrowers, and on other days they do not. Requirements also differ: jumbo loans usually need more reserves and a stronger score. Pricing both on the same day is the only reliable way to compare.
Can an owner-occupied fourplex avoid a jumbo?
Often. Los Angeles County’s 2026 conforming limit for four units is $2,402,625, so an owner-occupied small building can carry a conventional loan well above the one-unit limit. The rent from the other units can also help you qualify.
