Anaheim Mortgage Rates Priced for Orange County Today

Priced for Orange County, October 27, 2026

Par pricing for a single-family primary residence in Orange County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Anaheim scenario, no credit pull.

What the Rate Cards Assume, and What Changes for You

Each card is a par price for one benchmark borrower: a single-family home you will live in, 20% down, a 780 score and a 30-day lock, with no points paid and no lender credit taken. Few real files look exactly like that, which is why the Anaheim mortgage rates you are quoted can differ from the cards. Click a card to see the full range of rate and point combinations for that program, or open the pricing engine and enter your own price, down payment and score with no credit pull.

Four adjustments account for most of the gap between the cards and an Anaheim quote:

  • Loan size against the baseline. Orange County’s limit is $1,249,125, but anything above $832,750 is high-balance and has its own pricing. At the September 2026 median, a buyer putting down less than about 14% is in that band.
  • Loan-to-value steps. Conventional pricing changes at each 5% of loan-to-value, which matters more than usual when you are offering at or above list.
  • Property type. Condos, including much of the Platinum Triangle’s newer stock, can carry a pricing adjustment with less than 25% down, and the building has to pass the lender’s review.
  • Score and occupancy. Each step below 780 costs something on conventional loans; FHA and VA pricing moves much less. Rentals price above primary homes.

What Moves Anaheim Mortgage Rates Up or Down

Fixed mortgage rates follow the bond market, mainly mortgage-backed securities and expectations about inflation, not any single Federal Reserve announcement. They can move before the Fed acts or ignore it entirely. The prime rate is different: it changes when the Fed changes its target, and lines of credit priced off prime move with it. Lenders reprice through the day as bonds trade, so a quote is a snapshot until it is locked.

Locally, nothing about Anaheim itself sets the rate; Orange County shares one rate sheet. What the city does decide is your file’s shape: how close the price sits to the $832,750 baseline, whether it is a condo, and how far over list you are paying. That is why the same buyer can see different Anaheim mortgage rates for a West Anaheim house and a Platinum Triangle condo at the same price.

A market that sells at list in about six weeks leaves time to lock after an offer is accepted, but not much room for a short appraisal. Size the down payment with a cushion above the nearest pricing step.

Which Pricing Grid Each Part of Anaheim Lands On

Area prices are not something we verified, so each note below names the rate sheet an area’s typical housing ends up on.

West Anaheim

Postwar 1950s and 1960s tracts on flat lots, the city’s entry to single-family ownership. Purchases here are more likely to price on the standard conforming or FHA sheet, and the first-buyer table below is the one to read.

Central and North Anaheim

Older tract homes mixed with duplexes and apartments. Two- to four-unit purchases carry their own adjustments, and the higher multi-unit limits can keep them conforming.

Platinum Triangle

Newer high-density condos near Angel Stadium and Honda Center. Expect a condo adjustment with less than 25% down, and a quote that only becomes real once the building is approved.

Downtown and the Anaheim Colony

Older bungalows and period homes. The rate grid is ordinary; the risk is an appraisal that flags condition, which can change the loan-to-value you priced.

Anaheim Hills

The upper price tier and the part of the city where jumbo loans are most common. Depending on price and down payment, a loan here can be high-balance or cross into jumbo pricing set by each lender.

A First Purchase at $750,000, Three Ways

We use $750,000 here as an illustration below the citywide median, not as a neighborhood price. The comparison runs conventional with 5% down, FHA with 3.5% down, and VA with nothing down at a 700 score, using today’s Orange County pricing. Mortgage insurance separates the three as much as the rate does, and it ends differently on each.

A buyer who qualifies for the city’s My Anaheim Home program could add a deferred second loan of up to $50,000, which changes the down payment and sometimes the program choice. The Anaheim FHA page covers the program’s rules and current status.

Fifteen-Year or Thirty-Year on the Median House

Here is the 30-year against the 15-year on a home at the September 2026 median, with 20% down at today’s par rates. The 15-year saves a large amount of interest, but the monthly payment is far higher. It tends to fit owners refinancing a loan they have already paid down, or move-up buyers bringing a lot of equity from a previous sale. Look at the bottom row whatever term you choose; it shows what a quarter point is worth on a loan this size.

Points, Credits and How Long You Will Keep the Loan

Each row below is the same Anaheim loan at a different price. Paying points buys a lower rate; taking a slightly higher rate earns a credit toward closing costs. The last column counts the months of lower payments it takes to recover the points. If you expect to refinance when rates fall or to sell within a few years, a credit often beats points. If this is the house you plan to stay in, points can be worth it.

Bidding Over List Without Losing Your Pricing

When you offer over list, the appraisal may come in under your price, and the lender works from the lower number. If your down payment was sized exactly at a pricing step, such as 20% for no mortgage insurance or 10% for a better tier, a short appraisal can push the loan-to-value over that step and change the rate. Leave a margin, or decide ahead of time whether you would cover a gap in cash. Mike can price Anaheim mortgage rates for your file at two or three loan-to-value levels so you can see where the breaks are.

Locking Anaheim Mortgage Rates Through Escrow

The cards price a 30-day lock, which is enough for a purchase that was underwritten before the offer. Files waiting on HOA documents or on the city’s down payment loan, and many jumbos, are safer at 45 or 60 days. Paying for the longer lock at the start is cheaper than extending a short one, so match the lock to the escrow calendar. If you already own and want cash rather than a new first mortgage, the Anaheim HELOC page covers that, with rates from 7.49% APR, variable.

Duplexes and Small Buildings

Central and north Anaheim have a lot of duplexes and small apartment properties. In 2026 the Orange County conforming limit is $1,599,375 on a duplex, $1,933,200 on a triplex and $2,402,625 on a fourplex. Living in one unit gets you owner-occupied pricing, and the rent from the others can help you qualify. Investors buying without moving in price differently again; a DSCR loan qualifies on the rent instead of your income.

Anaheim Mortgage Rate Questions

Why is my Anaheim quote different from the cards?

The cards price one benchmark: a single-family primary home, 20% down, a 780 score and a 30-day lock. A lower score, a smaller down payment, a condo, a rental or a loan above $832,750 each change the price. Put your real numbers into the pricing engine or send them to Mike for an exact rate and APR.

Are Anaheim mortgage rates different from Irvine or Santa Ana rates?

No. Mortgage pricing is set by county, so any Orange County address uses the same rate sheet and the same $1,249,125 limit. What differs from city to city is the typical file: at Anaheim’s median price, a buyer with less than about 14% down is in the high-balance band, and the property type, down payment and score adjust the rate from there.

What happens to my rate if the appraisal comes in low?

The lender uses the lower of the price or appraised value. If a short appraisal raises your loan-to-value past a pricing step, the rate or mortgage insurance can change unless you add cash or renegotiate. With Anaheim homes selling near 100.6% of list in September 2026, it is worth pricing a small cushion into your down payment plan.

How long a rate lock does an Anaheim purchase need?

A 30-day lock covers most purchases when the loan is underwritten before the offer. Condos with slow association paperwork and jumbo files often need 45 or 60 days, which costs a little more. Extending a lock after it expires usually costs more than choosing the longer lock at the start, so match it to the escrow timeline.

Do FHA and VA loans price lower than conventional?

Often, especially for scores below the mid-700s, because FHA and VA pricing is less sensitive to credit. Rate is not total cost, though: FHA carries mortgage insurance up front and monthly, and VA charges a funding fee to borrowers who are not exempt. The $750,000 table earlier on this page lines the three up on today’s Orange County sheet.

Will comparing Anaheim mortgage rates hurt my credit?

Not at the quoting stage: the cards and the engine never pull credit. Once you apply, a single report goes with the file to each lender Mike compares, and scoring models generally count a cluster of mortgage inquiries in a short window as one.

Does a high-balance loan cost more than standard conforming?

Usually a little, because Fannie Mae and Freddie Mac price loans between $832,751 and $1,249,125 on a separate grid. The gap varies by lender and by day, which is why a near-median Anaheim purchase with under about 14% down is worth shopping across several sheets.
