Santa Ana Mortgage Rates Today

The Santa Ana mortgage rates below are priced for an Orange County property, each with its APR. Because the city’s median price sits just under the baseline loan limit, most local quotes are driven less by loan size and more by credit score, down payment and property type. The tables after the cards show how each of those moves the payment.

Santa Ana Mortgage Rates on Today’s Orange County Sheet

Priced for Orange County, October 27, 2026

Par pricing for a single-family primary residence in Orange County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Santa Ana scenario, no credit pull.

Most Santa Ana Quotes Start From Standard Conforming

The cards price a benchmark loan: a single-family home you will occupy, 20% down, a 780 score, a 30-day lock, and no points or credit. In Santa Ana that benchmark is also a standard conforming loan, because the August 2026 median of about $826,250 is below the $832,750 baseline. Unlike Orange County cities with higher prices, a typical Santa Ana buyer is not paying the high-balance adjustment that starts above $832,750, even with a small down payment.

That puts the weight on other things. Your credit score, how much you put down, and whether the home is a house, a condo or a loft conversion explain most of the distance between the card and your own quote. Click any card for the full rate and point grid, or enter your own figures in the pricing engine without a credit pull.

What Moves Santa Ana Mortgage Rates Day to Day

Fixed mortgage rates follow the bond market and inflation expectations, so they can move ahead of a Federal Reserve decision or barely react to one. Lenders reprice as mortgage bonds trade, sometimes more than once a day, and nothing about a particular Orange County city changes the sheet. What changes is your file: score, down payment, property type, occupancy and lock length. The prime rate is the exception; it moves when the Fed moves, and lines of credit priced off prime follow it.

A thin market, with fewer sales than a year earlier and homes selling near list, means a buyer can usually lock after acceptance without much risk of a bidding war blowing up the loan-to-value. The bigger risk in Santa Ana is a slow condo or program file running past a short lock.

How Each Part of Santa Ana Prices

We did not verify neighborhood prices, so these notes cover the pricing adjustments each area’s housing tends to bring.

Westside and Santa Anita

Postwar tracts and modest older single-family homes. Standard conforming or FHA, where score and down payment explain almost all of the price, and where city down payment help can change which first mortgage wins.

South Coast Metro

Entry-level condos near South Coast Plaza. Conventional condo pricing often carries an adjustment below 25% down, and the building must pass review.

Downtown and the Artists Village

Converted loft buildings and condos close to the civic center. The rate is only real once a lender approves the conversion building, so send the project name early.

French Park and Washington Square

Victorian, Craftsman and bungalow homes. Ordinary pricing grids, but an appraisal that questions condition can move your loan-to-value and your rate.

Floral Park

The top single-family tier, and where jumbo financing appears in the city, so loans above $832,750 can bring high-balance and sometimes jumbo pricing applies.

At a 680 Score, the Program Matters More Than the Rate

Conventional pricing gets more expensive with each step down in credit score, and so does private mortgage insurance. FHA pricing hardly moves with score, but it charges a 1.75% upfront premium and a monthly premium that, with under 10% down, lasts as long as the loan. The result is that the cheaper choice flips depending on your score. This runs a purchase at the Santa Ana median at 680 with today’s Orange County pricing.

If you are eligible, also price a VA loan, which has no monthly mortgage insurance, and look at the city’s My First Home program on the Santa Ana FHA page, since a deferred second loan can change which first mortgage makes sense.

The 10% Down File, From Points to Credit

Here is the middle case, a down payment between the minimum and 20%: a conventional 30-year loan with 10% down at the median, priced at five points on today’s rate sheet. Paying points lowers the rate; taking a higher rate earns a credit that can cover part of the closing costs, which matters when cash is tight. The final column shows how long lower payments take to repay any points.

Fifteen-Year or Thirty-Year at the Median

The comparison below uses 20% down at the same price. The 15-year cuts total interest sharply but raises the monthly payment by a large amount, so it suits owners refinancing a loan they have already paid down more than first-time buyers. The bottom row is worth noting for any term: it shows what a quarter of a point in rate costs each month on this loan.

Condos, Conversions and Price Adjustments

Conventional lenders often add a pricing adjustment on condos with less than 25% down, and every lender reviews the building’s budget, reserves, insurance and owner mix. Conversion buildings can draw more questions in that review. The rate quoted on a condo is only real once the building is approved.

Locking Santa Ana Mortgage Rates in a 44-Day Market

Santa Ana homes went under contract in a median of 44 days in August 2026 and sold near list price. That pace leaves time to lock once you are in escrow. The cards assume 30 days, which is usually enough if underwriting is finished before the offer goes in. A My First Home purchase can need more time for the city’s program steps, and condo files can wait on association paperwork; a 45-day lock costs a little more but less than an extension. The decision to lock or float is yours, and Mike will tell you what the file realistically needs.

Two- to Four-Unit Limits and HELOC Pricing

Owners who want cash without refinancing can see the Santa Ana HELOC page, with rates from 7.49% APR, variable. Buyers of a two- to four-unit building should note the conforming limit rises to $1,599,375 for two units and $2,402,625 for four in 2026; investors who will not live there can compare a DSCR loan.

Santa Ana Mortgage Rate FAQs

Why is my Santa Ana rate higher than the card?

The cards price a 780 score, 20% down, a single-family primary home and a 30-day lock. Each of these nudges the price: a lower score, a smaller down payment, a condo, a rental property or a longer lock. In Santa Ana the loan amount is usually standard conforming, so score and down payment tend to explain most of the difference. Enter your own numbers to see your rate and APR.

Is FHA or conventional cheaper for a Santa Ana first home?

It depends on your score and down payment. At scores in the high 700s, conventional with 5% down often wins because PMI is cheap and can be removed. Around 680 and below, FHA’s flatter pricing can make it the lower payment despite its mortgage insurance. The comparison above runs both at today’s Orange County pricing.

Do Santa Ana mortgage rates differ from rates in Anaheim or Irvine?

No. Lenders price by county, which puts every Orange County address on one rate sheet and one $1,249,125 limit. What differs is the typical loan: Santa Ana’s median sits under the $832,750 baseline, so most local loans avoid high-balance pricing that buyers in pricier cities pay.

Should I pay points on a Santa Ana purchase?

Points make sense when you expect to keep the loan long enough to earn them back through lower payments. If you plan to refinance when rates fall or move within a few years, a lender credit that lowers your cash to close is often the better trade. The ladder above shows the payback period for each option.

How long a lock does a My First Home purchase need?

Allow for the program steps, including NeighborWorks OC counseling and the city’s review of its loan. A 30-day lock can work when everything is ready before the offer, but a 45-day lock adds a cushion. Paying for 45 days up front is usually cheaper than extending a 30-day lock later.

Does checking Santa Ana mortgage rates affect my credit?

Not here. The cards and the pricing engine use no credit check. When you formally apply, one credit report goes with the file to the lenders being compared, and mortgage inquiries in a short window are generally scored as one.

Do condos in South Coast Metro price higher?

Often slightly, on conventional loans with less than 25% down, because lenders add a condo adjustment. FHA and VA treat condos differently but require project approval. The building’s budget and insurance also have to pass review before any condo rate is final.
