Santa Ana Jumbo Loans: Jumbo Mortgage Rates for Floral Park and Beyond

A Santa Ana jumbo loan is the exception here. The city’s median sale price sits under even the baseline conforming limit, and Orange County’s full limit is $1,249,125. Where large loans do show up, mainly in Floral Park’s historic period-revival homes, the first thing to check is whether a high-balance conforming loan covers it, with a true jumbo only above that line.

Why a Santa Ana Jumbo Loan Is Rare

Redfin’s August 2026 median sale price for Santa Ana was about $826,250, which is $6,500 under the $832,750 national baseline. Most local purchases are standard conforming loans. The step above that is high-balance conforming, which in Orange County runs all the way from $832,751 to $1,249,125, a band $416,375 wide. Those loans still go to Fannie Mae and Freddie Mac under their regular rules, with a small pricing adjustment.

Only loan amounts above $1,249,125 are jumbo. With 20% down, the price would have to exceed $1,561,406; with 10% down, about $1,387,917. Our research did not verify neighborhood price ranges in Santa Ana, so we will not quote a Floral Park average.

With only 212 sales in August and a median under the baseline, a jumbo purchase in Santa Ana is a small slice of an already thin market. That makes comparable sales scarce at the top, which shows up in the appraisal more than in the rate.

Where Large Santa Ana Loans Show Up

Floral Park

Historic 1920s to 1940s period-revival homes on larger lots form the city’s top single-family tier. This is where Santa Ana jumbo financing most often appears, usually on the larger homes or with a smaller down payment.

Morrison Park and Wilshire Square

Established single-family neighborhoods near Floral Park in the mid to upper range for the city. Depending on price and down payment, loans here can be conforming or high-balance.

French Park and Washington Square

Victorian, Craftsman and early bungalow homes near downtown. A fully restored house can be unusual enough to make the appraisal the main event.

Small Apartment Buildings

Owner-occupied two- to four-unit buildings carry higher conforming limits, so a buyer who might need a jumbo on a big house can stay conforming by buying units instead.

Where Each Loan Type Begins, in Dollars

The table runs five illustrative prices at 20% down, from two high-balance purchases through the exact limit to two jumbo loans, with the payment at today’s Orange County jumbo par rate for the ones above the line. The prices are examples, not neighborhood figures. The point is to see how far a Santa Ana purchase has to go before it leaves conforming rules.

Illustrative prices. Principal and interest only. Property tax, insurance and HOA dues are extra.

If you are near the line, a bit more down payment can bring the loan back into high-balance territory, with Fannie and Freddie’s more forgiving reserve and credit rules. Sometimes the jumbo still prices better. Mike runs both versions on the same day so you can see the actual trade. Adjustable-rate jumbos, fixed for an initial period, suit buyers who expect to sell or refinance within that window; a 30-year fixed suits owners planning to stay in a Floral Park home for the long run.

Historic Homes and the Appraisal

A period-revival home in Floral Park, or a restored Victorian or Craftsman in French Park, may have few truly comparable sales nearby, and the appraiser has to support the value with what is available. Jumbo lenders often review large-loan appraisals more closely, and some order an additional review. Restoration quality matters, and so do the systems behind the walls: an original-looking house with updated wiring, plumbing and foundation work appraises and insures differently from one that has only been cosmetically refreshed. Bring a list of the work done, with permits where you have them.

Santa Ana Jumbo Loan Requirements

  • Down payment: commonly 10% to 20%, sometimes 5% to 10% at stronger credit; 20% often prices better.
  • Credit: around 700 at minimum, higher at some lenders; a few take 680 at a higher rate.
  • Reserves: frequently 6 to 12 months of payments held in cash or liquid accounts once the loan closes.
  • Debt-to-income: usually 43% or less.
  • Documents: full documentation; two years of returns and a profit and loss statement for the self-employed.

These are typical market norms, and each lender adds its own overlays. If your income is real but your returns do not show it, a non-QM bank statement loan can reach jumbo sizes at a higher rate. Our jumbo loan guide has the general background.

Five Steps to Approval on a Large Santa Ana Loan

  1. Place the loanMike checks the price and down payment against the baseline, the high-balance band and the county limit.
  2. Document reservesStatements for every account you will count, plus explanations for large deposits.
  3. Price both routesHigh-balance with more down, a high-balance first with a second, or one jumbo, side by side.
  4. Appraisal with historyRestoration records and permits go to the appraiser, and extra review time is built into escrow.
  5. Lock and signA lock long enough for the appraisal review, then signing with a mobile notary or electronically.

Carrying Cost on a $1.4 Million Santa Ana Home

This uses an illustrative price. Santa Ana’s older, built-out neighborhoods are less likely to carry Mello-Roos special taxes than newer master-planned parts of Orange County, though we did not verify every district, so read the tax bill. Expect the usual 1% Prop 13 base with voter-approved bonds on top. Insurance is often simpler here than in the foothills because no mapped wildfire hazard was confirmed for the city, but an older home’s roof, wiring and plumbing still drive the quote.

Property tax, estimated at 1.15% of price$16,100/yr
Homeowners insurance, estimated at 0.30% of price$4,200/yr
Monthly escrow on a $1,400,000 home$1,692/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

Small Apartment Buildings Stay Conforming Longer

If you will live in one unit, the limit grows with the building: $1,599,375 for a duplex, $1,933,200 for a triplex and $2,402,625 for a fourplex in 2026. A fourplex can carry a conforming loan well past the size where a single house would need a jumbo. Most such buildings here are older, so check whether the units fall under the city’s rent stabilization ordinance, which covers units built on or before February 1, 1995 and caps increases for existing tenants. The Santa Ana DSCR page explains the rules for investors.

Already Own a Large Santa Ana Home?

If you hold a big first mortgage at a low rate on a Floral Park home, it can make sense to leave it alone. A Santa Ana HELOC up to $800,000 sits behind it, with rates from 7.49% APR, variable, and suits staged restoration work. A closed-end second mortgage can also pair with a high-balance first on a purchase when a single jumbo does not fit. For conforming and high-balance purchases, see the Santa Ana mortgage broker page.

Santa Ana Jumbo Loan FAQs

Do I need a Santa Ana jumbo loan to buy in Floral Park?

Not necessarily. Jumbo starts only when the loan amount exceeds $1,249,125, the 2026 Orange County limit. With 20% down, a purchase up to $1,561,406 stays conforming as a high-balance loan. Larger purchases, or smaller down payments on expensive homes, push the loan into jumbo.

What is a high-balance loan in Santa Ana?

A conforming loan between $832,751 and $1,249,125. It is still bought by Fannie Mae and Freddie Mac under their regular rules, usually with a small pricing adjustment compared with standard conforming. Because Orange County is a ceiling county, that band is $416,375 wide, which can cover larger Santa Ana purchases.

Can a historic home make a jumbo appraisal harder?

It can. Unusual or one-of-a-kind homes may have few close comparable sales, and jumbo lenders often review large appraisals closely. Documenting restoration work, permits and system updates helps the appraiser support the value. Allow extra time for the appraisal in your escrow and lock period.

How many months of reserves will a jumbo lender want?

Commonly six to twelve months of total housing payments, taxes, insurance and dues included, kept in liquid accounts after closing. Lender, loan amount and the number of properties you own all change that figure. A high-balance conforming loan usually asks for less, which is one reason to price both when you are near the limit.

Can I buy a fourplex in Santa Ana without a jumbo?

If you live in one unit, yes, up to the 2026 Orange County four-unit conforming limit of $2,402,625. Above that, the loan is jumbo. Investors who will not live there can use a DSCR loan instead. Check whether existing tenants are covered by the city’s rent stabilization ordinance before you rely on raising rents.

Are Santa Ana jumbo loan rates higher than high-balance rates?

Sometimes, not always. Jumbo pricing comes from each lender and investor rather than Fannie Mae and Freddie Mac, so a strong file can price close to or even below high-balance on some days. Pricing both the same morning is the only reliable test.

Can a self-employed buyer qualify for a large Santa Ana loan?

Yes. Jumbo lenders usually want two years of returns and a profit and loss statement. When the returns understate income, a non-QM bank statement loan can reach jumbo sizes at a higher rate.
