Loans above the Orange County limit

Huntington Beach Jumbo Loans

A Huntington Beach jumbo loan is mostly a waterfront and downtown loan. Huntington Harbour and Downtown medians run near $1.84 million and $1.88 million, well past the $1,249,125 county limit at any common down payment, while a buyer at the citywide median can still stay conforming with 20% down. Near the water, the long-term flood picture belongs in the decision as much as the rate.

Waterfront and Downtown: Where a Huntington Beach Jumbo Loan Is the Default

Redfin’s three-month medians through September 2026 put Huntington Harbour, with its canal homes and boat docks, at about $1.84 million and Downtown, near the pier, at about $1.88 million. At 20% down those loans run about $1.47 million and $1.50 million, both above the Orange County limit, so they are jumbo. Seacliff, with its golf course and bluff-area homes, and the newer homes near the Bolsa Chica Wetlands sit in the city’s upper tier as well.

The rest of the city is closer to the line than people expect. The citywide median of about $1.40 million borrows about $1.12 million at 20% down, high-balance conforming. At 10% down the same purchase borrows about $1.26 million, just over the limit. With 20% down any price up to $1,561,406 can stay conforming, so it pays to price both structures before assuming jumbo.

The upper end of the city is priced well above the citywide figure, and the market overall is still rising, with homes selling near full list. For a jumbo buyer that means less room to negotiate than in a softening city, and a reason to arrive with reserves documented and the flood question answered. Sellers comparing offers on a Harbour home will look closely for the one whose financing will not change shape in escrow.

Neighborhoods Above the Conforming Line

Huntington Harbour

Canal and waterfront homes with docks, near $1.84 million, beside Naval Weapons Station Seal Beach. Jumbo at 20% down, with flood, tsunami and sea level rise exposure that shapes insurance and reserves.

Downtown and Main Street

Condos, townhomes and newer houses near the pier, near $1.88 million. Attached jumbo purchases add an association and master insurance review.

Seacliff

Golf course and bluff-area single-family homes and townhomes in the upper tier, where detached purchases can need jumbo financing.

Bolsa Chica

Newer homes near the wetlands, including 2000s and 2010s infill. The General Plan flags elevated tsunami risk northeast of Bolsa Chica, so check the address.

Sunset Beach

Homes on small lots along the narrow beach strip at the north end, annexed in 2011, and among the highest sea level rise risk areas in the General Plan.

The table walks up the price ladder at 20% down: the Southeast median, the citywide median, the exact price where the loan meets the limit, then the Harbour and Downtown medians. Only the last two are jumbo.

Water, Over the Life of a 30-Year Loan

Several of the city’s highest-priced areas are also among its most exposed to water, and a jumbo buyer should look at that squarely. The city’s General Plan names flooding as the most common hazard and maps 100-year and 500-year FEMA zones; about 2% of the planning area sits below sea level. It identifies Huntington Harbour, Sunset Beach and the area south of the pier as having the highest sea level rise risk, with scenarios of up to 5.5 feet or more by 2100. Huntington Harbour, the area northeast of Bolsa Chica and the southeast corner carry elevated tsunami risk, and the Newport-Inglewood Fault Zone runs through the city, with liquefaction risk elevated near the coast and the Harbour.

For the loan, two things follow. In an AE or VE zone, expect your lender to require flood insurance, and that premium counts in your debt-to-income ratio. A local broker’s summary of FEMA’s March 21, 2019 revision says some Harbour and Sunset Beach lots were moved into those zones. And over 30 years, insurance costs and buyer demand in exposed areas can change, which is worth weighing alongside the rate. Wildfire, by contrast, is not a major factor; the General Plan finds no very high fire hazard severity zone land in the city.

Carrying a Home at the Harbour Median

Huntington Beach is mostly built out, so Mello-Roos taxes are limited to newer developments and most parcels pay the 1% Proposition 13 base plus voter-approved debt. That keeps the tax side of a Harbour jumbo simpler than in a newer master-planned city. The insurance side is different: the estimate below covers standard homeowners coverage only. If the home is in a FEMA flood zone, add the flood premium before you test the payment against a jumbo lender’s debt-to-income limit, which is commonly around 43%.

Property tax, estimated at 1.15% of price$21,160/yr
Homeowners insurance, estimated at 0.30% of price$5,520/yr
Monthly escrow on a $1,840,000 home$2,223/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

Huntington Beach Jumbo Loan Requirements

Jumbo loans are held by the lender or sold privately, not to Fannie Mae or Freddie Mac, so overlays vary. Common ranges across the market:

  • Down: 10% to 20% is typical, with some lenders at 5% to 10% and better pricing at 20%.
  • Score: about 700 minimum, 740 or more at some lenders, occasionally 680 at a higher rate.
  • Reserves: 6 to 12 months of the full payment, flood premium included, in liquid funds after closing.
  • Ratio: usually 43% debt-to-income or less.
  • Paperwork: full documentation; self-employed borrowers typically provide two years of returns and a profit and loss statement.

Other Ways to Finance a Coastal Purchase

A high-balance first mortgage at or below $1,249,125 combined with a closed-end second mortgage can be priced against a single jumbo, especially when the purchase is only a little above the line. Adjustable-rate jumbos suit buyers with a defined time horizon. Business owners whose tax returns understate income may qualify through a non-QM bank statement loan, typically with more down and a higher rate. With full entitlement, a VA loan has no cap either, and belongs in the comparison for eligible buyers. For how jumbo loans work statewide, see the jumbo loan guide.

Already own a Harbour or Seacliff home with a low first-mortgage rate? A Huntington Beach HELOC up to $800,000 leaves it untouched, with rates from 7.49% APR, variable. Buying at or below the citywide median? The Huntington Beach mortgage broker page covers high-balance options.

Jumbo Questions From Huntington Beach Buyers

When does a Huntington Beach mortgage become jumbo?

When the loan is larger than $1,249,125, the 2026 Orange County one-unit limit. Loans from $832,751 to that figure are high-balance conforming. With 20% down, a purchase up to $1,561,406 stays conforming, which covers the citywide median of about $1.40 million but not the Harbour or Downtown medians.

Will a jumbo lender require flood insurance in Huntington Harbour?

In a mapped AE or VE zone, plan on it. Federally backed loans must have it there, and jumbo lenders generally follow the same practice. Some Harbour and Sunset Beach parcels were reportedly moved into those zones by a 2019 FEMA revision, so check the specific address early.

Does sea level rise affect getting a Huntington Beach jumbo loan?

Not directly; lenders underwrite to the current flood map, your credit, income and reserves. The city’s General Plan does identify Huntington Harbour, Sunset Beach and the area south of the pier as the areas at highest sea level rise risk, with scenarios of 5.5 feet or more by 2100, which bears on long-term insurance costs and resale.

How much do I need in reserves for a Harbour jumbo?

Plan on half a year to a year of the complete payment, flood premium and any HOA dues included, sitting in accessible accounts once escrow closes. On a loan near $1.47 million that can be a large figure. Requirements vary by lender, loan size and the number of properties you own.

Can I put 10% down on a Huntington Beach jumbo loan?

Some lenders allow 10% down on jumbo loans and a few allow 5%, and they usually ask for a higher score, deeper reserves and a bit more rate in return. A high-balance first mortgage plus a second mortgage is another way to reach a low down payment. Mike will run both structures through several lenders so you can compare the payment and cash to close.

Are jumbo rates higher than conforming rates in Orange County?

Not on every day. Jumbo pricing is set lender by lender, and a strong file can price close to a high-balance conforming loan. Today’s Orange County jumbo and conforming cards at the top of the page show both, each with its APR.

Can a Downtown condo be financed with a jumbo loan?

Yes. The lender reviews the association’s budget, reserves and master insurance, including flood coverage for coastal buildings, along with your own file. Some jumbo lenders are stricter on condos than others, so compare.
